South Korea's exports surpassed 50 billion U.S. dollars for the fifth straight month.

The government data show a rebound from the dismal figures recorded in June,... so this

could be a sign of strength in the local economy.

Kim Ji-yeon breaks down the digits for us.

Korea's exports surpassed the 50-billion U.S. dollar mark in July... recovering from a dip

recorded in June.

The Ministry of Trade, Industry and Energy said Wednesday the country's exports recorded

nearly 52-billion U.S. dollars in July... an increase of more than 6-percent from the

same period last year.

This is a big improvement compared to June... when exports dipped by nearly zero-point-two

percent on-year.

Ten of the 13 main export items, saw increases... including petroleum and petrochemical goods,

steel, semiconductors, machinery and computers.

Semiconductor exports in particular increased for the third consecutive month in July surpassing

10-billion dollars,... the fourth highest monthly record ever.

Exports of computers also increased for the 16th straight month in July.

"A global shortage of semiconductors has continued since the end of 2016.

Prospects are good for Korea's semiconductor exports in the latter half of this year as

well,... with unit prices expected to stay at the current level."

Meanwhile, exports in shipbuilding dropped by a staggering 73-point-4-percent followed

by home appliances which dropped by nearly 16-percent on-year last month.

Auto exports dipped for the sixth straight month in July, falling by 13-and-a-half percent

from July last year... as shipments to Korea's biggest auto export market the U.S. slumped

following U.S. import restrictions.

"The auto sector is also affected by changes to Korea's labor rules, including shorter

working hours.

But as we adjust to the changes, the ministry thinks auto exports will recover in the second

half."

Exports to China and South American countries increased the most, growing by around 27-percent

and 23-percent, respectively.

Exports to the ASEAN region and India dipped due to increased local competition.

Imports also increased by more than 16-percent in July on-year to record nearly 45-billion

dollars.

The trade surplus for July was more than seven-billion dollars, it was the 78th straight month it

has been in surplus.

"The ministry cites favorable economic conditions in the global manufacturing sector, increases

in gross domestic product among major economies and increases in unit prices of main exporting

goods for the strong export figures.

Wilbur Ross likens U.S.-China trade spat to 'painful' start of a diet... while two countries seek - Duration: 2:02.

U.S. Commerce Secretary Wilbur Ross says the pain of a trade dispute with China is a lot

like 'going on a diet',... but remains optimistic that the U.S. can cope with the current conflict.

Meanwhile, the two nations are reportedly looking to restart talks to defuse the trade

spat.

Lee Seung-jae has the details.

U.S. Commerce Secretary Wilbur Ross says the U.S. can deal with the pain of a trade dispute

with China because of the strength of the American economy.

Speaking at an event in Washington hosted by the U.S. Chamber of Commerce on Monday,...

Ross says it makes more sense to take an "aggressive stance" toward China when the U.S. economy

is doing well,... citing an unemployment rate that's hovering around its lowest level since

2000.

The commerce secretary also compared the current trade dispute to the start of a 'diet',...

saying that "it's no fun in the beginning, maybe a little bit painful, but at the end

of the day you're kind of happy with the end result."

His comments are the latest sign that the Trump administration doesn't intend to back

down from the trade dispute with China,... which experts warn,... could undercut growth

in the world's two largest economies.

However, according to sources,... the two countries are trying to restart talks aimed

at avoiding a full-blown trade war.

They say that U.S. Treasury Secretary Steven Mnuchin and Chinese Vice Premier Liu He are

having private talks,... as they look for ways to re-engage in negotiations.

They also cautioned that a specific timetable, the issues to be discussed and the format

for talks aren't finalized,... but added there was agreement among the principals that more

discussions need to be in place.

The next wave of U.S. tariffs is set to begin on Wednesday,... with a possibility of another

16-billion dollars of Chinese imports being slapped with tariffs.

However, the implementation of the tariffs could be delayed for weeks,... as the administration

works out the details of which products it will target.

U.S. supports 2016 decision to shut down Kaesong Industrial Complex: VOA - Duration: 2:21.

Pyongyang wants to resume inter-Korean economic projects and have sanctions alleviated.

Washington stressed that it supports the 2016 decision to shut down the inter-Korean factory

park in Kaesong.

Seoul wants to re-open the complex as soon as possible... but emphasized it should work

within the framework of the international measures.

Oh Jung-hee gets us up to speed with the developments.

Amid growing calls from North Korea to revive a couple of stalled inter-Korean economic

projects,... Washington has made its stance clear -- that the two Koreas' economic cooperation

should not get ahead of Pyongyang's denuclearization.

The U.S. State Department told Voice of America on Tuesday... that it supports the 2016 decision

to shut down the inter-Korean Kaesong Industrial Complex.

Washington reiterated... that the decision was made because of North Korea's growing

threats and disregard of international sanctions.

The message implies that as long as North Korea holds onto its nuclear and missile programs,...

it cannot expect economic aid or access to the international market.

Less than a day earlier, Pyongyang had urged Seoul... to work on resuming operations at

the Kaesong Complex... and South Korean tours to the North's Mount Kumgang.

Because these projects bring North Korea hard currency,... restarting them goes directly

against the international sanctions.

Seoul's been firm about working with the international community on those issues... but, on Wednesday,

it too expressed hope the projects could resume soon.

"We think the Kaesong Industrial Complex should be reopened as soon as possible but we're

cooperating with the international community to solve the North Korea nuclear issue.

So it's important to proceed within the framework of international sanctions."

Meanwhile, officials from the South Korean firm that used to run the tours, Hyundai Asan,

will go to Mount Kumgang this week.

The trip is to pay tribute to the firm's late former chairman, Chung Mong-hun, recognized

by the North as a figure who stood at the forefront of inter-Korean economic cooperation.

Hyundai Asan spearheaded both the Kaesong Industrial Complex and the Mount Kumgang tours.

So eyes are on whether the Hyundai officials and the North will talk about resuming them.

The US is already preparing for war in space - Duration: 2:22.

It's not quite "Star Trek" and Starfleet, but the future is now

when it comes to militarizing space. In fact, the future has

been here for a while. It didn't start with President

Trump's Space Force, but it could factor prominently.

Concerns about war in space go back to the 1950s and the Cold

War between the United States and the Soviet Union. The U.S.

began testing anti-satellite weapons and even tested nuclear

bombs in space because of fears that the Soviets would launch

nukes from orbit. The U.N. Outer Space Treaty of 1967 banned

weapons of mass destruction in space, which shifted the

emphasis to surveillance. Satellites became a crucial part

of an early-warning system for launch of ground-based nuclear

weapons. During this tense period, the Soviets tested

"space mines," self-detonating devices that

could destroy U.S. satellites with shrapnel. The Air Force

Space Command was activated Sept. 1, 1982, to provide

military focused space and cyberspace capabilities and

in 1985 the Air Force demonstrated its muscle when an

F-15 fighter jet launched a missile and took out a failing

U.S. satellite in low-Earth orbit. Jump ahead to now

satellites are still military targets in space for the

U.S., Russia and China. NASA's administrator says when it comes

to sabotaging US satellites. China and Russia are working

on "jamming, it's dazzling, it's spoofing, it's

hacking all of these threats are proliferating at a pace we

have never seen before, and the Chinese are calling space the

American Achilles' heel." To date, there are no U.S. troops

stationed in space. The current strategy focuses on protecting

satellites that monitor adversaries' military activity

on Earth, provide guidance for U.S. air and ground forces and

enable rapid communication within the military. The U.S.

continues to add a new generation of surveillance

satellites to a network designed to detect missile launches

anywhere on the globe. An Air Force director called the fleet

the bell ringer to a launch anywhere on the face of the

planet. Military readiness on Earth is reaching for the stars,

and has been for years, but where will it stop? Is a base on

the moon, stocked with weapons and troops really

all that far-fetched? Or will computers serve as a nerve

center from here on Earth? Time will tell. But the front line

looks headed for "where no man has gone before."

Facebook closes down pages, accounts suspected of election-meddling ahead of U.S. mid-term - Duration: 1:16.

Facebook has removed 32 accounts and pages suspected of engaging in disruptive political

campaigns.

For more on this and other news from around the world, we turn to our Oh Soo-young.

So Soo-young,... this suspicious activity comes just ahead of the U.S. mid-elections.

That's right.

Facebook removed the accounts on Tuesday,... citing "coordinated, inauthentic behavior"

that supports certain political causes in America.

These included groups from both the right and left of the political spectrum,... endorsing

white supremacy on one side,... and the shutdown of the immigration agency on the other.

The users behind the accounts had accrued some 290-thousand followers,... and concealed

locations and identities by using virtual private networks.

They also paid third parties for ads on Facebook and Instagram.

What was unsettling about these activities,... was the fact that they mirrored alleged Russian

attempts to disrupt the U.S. presidential election two years ago.

Also, the timing of the events and content posted by these groups,... raises concerns

due the impending mid-term elections in the U.S.

Facebook has said it would continue investigating and will share further findings with Congress

and the authorities.

The Federal Reserve And U.S. Mortgage Rates - Today's Mortgage & Real Estate News - Duration: 2:56.

A man, a plan, a Dan.

It is 8-1-18

Get ready.

It's today's Mortgage Minute-and-a-Half.

Cassettes have an A side and a B side.

So it only makes sense that CDs came next.

And, for the Federal Reserve, what comes next is the adjournment of the group's 2-day meeting

which started Tuesday, and is the fifth of eight scheduled Fed meetings for the year.

The nation's central banker is expected to vote "no change in rates", which is not the

same as saying "no change in mortgage rates" because a mortgage rate is not the same as

the Fed Funds Rate.

It's an entirely different type of interest rate.

Altogether.

The Fed Funds Rate is an overnight rate, meant for loans that, literally, expire the next

morning.

Mortgage rates are long-term rates, for loans that last for as many as thirty years.

The Fed doesn't set those mortgage rates.

Wall Street does.

But, New York and DC do intertwine and that's on inflation.

The Fed's main gig is to keep inflation in check, and when it's left unchecked, or found

to be running hot, mortgage rates react by going up.

So, watch for the Fed statement after its meeting adjourns.

If the group IDs inflation as current risk to consumers, mortgage rates will rise.

If it doesn't, mortgage rates could drop.

Anytime the Fed meets, really, mortgage rates get bumpy.

So, consider locking your rate ahead of the group's 2 PM break.

The rates you see now could be the best you see all week.

Mortgage markets must be holding back the years because rates today are Simply Red.

Interest rates for conventional loans, VA loans, FHA loans, USDA -- everything is higher

as compared to earlier this week, and the rates you get from a lender won't be the same

as what you neighbor might have gotten.

Rates are personalized, based on more than dozen factors, so don't accept a ballpark

quote.

Get actual rates from actual lenders and comparison shop your choices.

Find your preferred combination of rates, fees, and service.

Oreos have become less of a snack and more of an ingredient, and one of the ingredients

in this year's strength in housing has been pent-up demand from among buyers -- especially

Millennials.

And, after a front-loaded spring that boosted sales of homes in Feb and March, the National

Association of REALTORS® reports a one percent bump in June homes under contract as compared

to the month prior.

The data's in the group's latest Pending Home Sales Index which counts the number of contracts

for homes written between buyers and sellers.

The report is a good look at what markets can expect from housing over the next few

months because, as far as housing tables go, the Pending Home Sales Index is unique in

that it's forward-looking.

Most housing data tells us what's already happened.

The Pending Home Sales Index tells us what will happen.

Eighty percent of homes under contract close within sixty days, and most of the rest close

within sixty days of that.

Housing remains imbalanced, with buyers outnumbering sellers.

Values are rising and supplies are short.

And this year's housing market, although slower as compared to a year ago, continues to move

swiftly.

If your future plans call for buying a home, maybe later this year or into 2019, consider

moving up your timeline.

The best deals in housing may be the ones you get today.

The Fantasy of Ultimate Purpose – How Films, Series and Video Games Reveal What Really Drives Us - Duration: 18:22.

The great thing about films, television series and video games is that they give us an escape from our daily lives

They let us immerse ourselves in exciting new worlds, let us be somebody else,

like a treasure hunter chasing mysteries in exotic locations,

or a knight adventuring in medieval times.

They let us be warriors with superhuman abilities, practice magic in a world of wizardry,

and wield lightsabers in a galaxy far, far away.

It is understandable that we imagine ourselves as the heroes of such stories,

that we fantasize about living lives that are more exciting and rewarding than our own,

that let us accomplish greater deeds and be part of grander romances.

I've always wondered what it is exactly that draws us into these stories,

especially seeing as they don't always add something positive to the lives we're already living.

Why is there a part of us that also finds such enjoyment in characters who are worse off than we are,

that finds excitement in situations that seem to imply the opposite of happiness.

Why do so many of us secretly fantasize about being a survivor in a worldwide apocalypse?

About being a superhero even when that implies losing the ones you love for a tragic, but necessary origin story

or about being a soldier in history's most traumatic events?

Although there is no singular answer to this, one of the main reasons, I believe, is because

stories such as these actually do add something to our lives worth fantasizing about,

they do contain something fundamental that we are lacking, and that is a clear sense of purpose.

In his book Man's Search for Meaning,

Viktor Frankl argues that finding a meaning in life is our primary motivational force.

As a Holocaust survivor, he found that having purpose is what we value more than anything else.

More than pleasure, money and power, more even than our comfort, our security and our happiness.

He begins by explaining that to find such purpose, we need a certain degree of tension;

a tension between what we have already done and what we still have to do,

or between who we are and who we have to become.

"Such a tension is inherent in the human being and therefore is indispensable to mental well-being.

We should not, then, be hesitant about challenging man with a potential meaning for him to fulfill.

It is only thus that we evoke his will to meaning from its state of latency."

As we see in many films, series and video games, having a goal to strive for not only

drives characters to act, but also embeds the world around them with meaning,

which makes interacting with it purposeful and exciting.

To showcase this, I've compiled a couple of commonly used tropes that, although not seeming

like ideal situations on the surface level, do exemplify this deeper sense of purpose

that still makes them enjoyable to immerse ourselves in or fantasize about.

Let's start with the building blocks of purpose and discuss a trope that I like to call 'Prepare for Nightfall'.

Let's be honest; who hasn't ever built a fort to keep the monsters at bay?

Who hasn't ever imagined dangerous creatures lurking in the darkness

beyond our self-established safe zones?

A fear of the dark is common among children and is generally considered to be

a natural part of their development.

I think part of the reason why the film Home Alone was so popular is that it plays into

this basic fear by confronting its main character Kevin with an actual danger coming after nightfall.

We'll come back about 9 o'clock

This way it's dark then.

Yeah, kids are scared of the dark.

Realistically speaking, a situation like this would be terrifying.

As a film, it's still scary, but also kind of exciting.

Before he was left at home, Kevin was just a child struggling to find his place within his family.

I'm not an idiot.

Oh really?

You're completely helpless.

Everyone has to do everything for you.

After they were gone, he enjoys the pleasures of his newly gained freedom,

but only for a short while.

It is only after he learns he is in danger that his purpose becomes crystal clear.

This is it. Don't get scared now.

Even as adults, the simple purpose arising from having to prepare

for the dangers of the night can be quite thrilling.

We see it in films like I Am Legend, but also increasingly in video games;

Take for example the hostile mobs in Minecraft, the volatiles in Dying Light or the predators in Far Cry: Primal

All of these dangers are exclusive to the night,

giving a titillating purpose to the day as preparations must be made under the suspense of the setting sun;

be they setting traps, gathering resources, building a fortress or finding a safe zone.

All actions are given meaning by the simple goal of surviving the night,

of staying alive until the sunrise relieves you of the danger. At least for a little while.

Yikes, I did it again.

The prepare for nightfall trope can be fitted into the larger survival genre.

'The Survivor' takes many forms, but what it comes down to is that characters are thrown

into a an unrelenting wilderness, often including some additional dangers,

turning their complicated existence into a much simpler life or death situation.

Let's briefly zoom in on one of the most popular survival situations: the zombie apocalypse.

I may seem like an unlikely survivor with all my phobias and irritable bowel syndrome.

I survive, because I play it safe and follow the rules.

My rules.

Zombies are interesting because they are just threatening enough to create tension,

but not so much that it breaks the illusion that we, as regular citizens, could take them on.

Because of course, even though only a tiny percentage of the population will survive a zombie outbreak,

we're all convinced we'll be among the lucky ones.

The enticing element of such an apocalypse is that it frees us from the shackles of our modern existence;

taxes, consumption, social media, reality shows, personal appearance..

none of it matters in this world of renewed purpose.

a purpose that is continuously generated by basic needs like food, water, shelter and safety.

Tools must be turned into weapons, stores must be scavenged, homes must be fortified;

one is never bored in the face of the living dead.

Although survival is arguably the most basic way of creating purpose,

it's rarely the sole purpose in these stories as there is usually a larger narrative present;

maybe there is someone to protect, or someone to hunt.

Whatever it is; there is always something more at stake;

a purpose that is higher than simply not getting yourself killed.

In video games too there's usually more to do than just existing in the game world;

there can be skills to improve, achievements to unlock and storylines to progress.

It shows the importance of finding a purpose that transcends your own being.

And indeed, for Viktor Frankl this is also essential as he writes that;

"The true meaning of life is to be discovered in the world

rather than within man or his own psyche, as though it were a closed system."

So let's continue our exploration and examine some stories which give their characters a higher purpose,

thereby making them enjoyable to engage in even though they still do not

seem like ideal situations on the surface level.

One way you can find a higher purpose is by dedicating yourself to your job.

Now, obviously, not all occupations are equal in this, but there is one type of character

for which complete devotion to the job is pretty common, and that is 'The Lone Detective'.

Lone Detectives are usually brooding, solitary characters whose personal lives have been

either negatively impacted or sacrificed altogether for their work.

My life's a disaster zone, because I spend all my time chasing guys like you around the block.

That's my life.

As a result, they are more likely to find themselves on the fringes of society,

observing humanity from a safe distance;

We are things that labor under the illusion of having a self;

programmed with total assurance that we are each somebody,

when in fact everybody is nobody.

For Lone Detectives, there is only the case, and it is here;

in protecting the innocent and trying to bring a little light into the darkness,

that we find the Lone Detective's higher purpose,

one that is worthwhile enough to motivate action,

and one that makes interacting with the world meaningful.

Even someone like James Bond, who is known for his hyper masculinity, expensive lifestyle

and encounters with beautiful women, is ultimately not defined by these perks,

but by how easily he can give them up.

They mean little to him as is purpose lies in his absolute devotion to his country,

not in simple pleasures.

Is this really what you want?

Living in the shadows,

hunting,

being hunted,

always looking behind you,

always alone.

I don't stop to think about it.

This distinction between what is truly important and what is expendable is made even more explicit

in the Batman films in which it becomes clear that Bruce Wayne's fame and fortune only

serves to hide who he really is and what he really cares about;

protecting the citizens of Gotham.

Batman is just a symbol Rachel.

No, this, is your mask.

Your real face is the one that criminals now fear.

And this is what makes Lone Detectives so fascinating

despite them not appearing like very inspiring characters;

they always aim towards something greater than themselves,

and that is what gives their world meaning.

You don't owe these people any more, you've given them everything.

Not everything, not yet.

Instead of empty places; they see puzzles, clues, and dots waiting to be connected.

Instead of strangers, they see suspects, witnesses and sources of information;

which is an especially enticing fantasy for those who aren't naturally outgoing;

the Lone Detective always has a reason to interact with people,

without really having to participate in social conventions.

On the other side of the detectives we find the prisoners

and the widely popular stories of their escapes.

Alcatraz was built to keep all the rotten eggs in one basket.

No one has ever escaped from Alcatraz.

Many films and series about these daring attempts at breaking out of confinement

feature sympathetic main characters who are wrongfully accused or prisoners of war,

thereby turning the escape into a rightful act.

There will be no escapes from this camp.

Colonel Van Luger, it is the sworn duty of all officers to try to escape.

But putting such motivations aside, I think it's fair to assume

there is something naturally exciting about a prison break regardless of its justification.

This is because for prisoners, most of their daily lives is decided for them.

Put your trust in the Lord, your ass belongs to me.

All that's left for them to determine is whatever they occupy themselves with

while sitting out their sentence,

and what higher purpose could that be other than reclaiming their freedom?

And so, somewhat paradoxically, it is exactly through their imprisonment,

that prisoners are free to devote themselves completely to this higher purpose.

I'm getting you out of here.

Without having to worry about anything else, and with time as their ally,

prisoners spend their days mapping out their escapes, digging tunnels, gathering some materials,

losing some others, putting up appearances for the guards, avoiding suspicion;

all of it to turn otherwise mind-numbing routines into purposeful action.

There are many other tropes I could discuss,

but I think I've discussed enough of them to showcase that these films, series and video games,

more than anything, play into our desire for purpose to create engaging stories for us to immerse ourselves in.

This will to meaning, I believe, runs deeper than just having a worthwhile goal to strive for;

it also suggests our longing for ultimate purpose, for the world to have tangible deeper meaning.

After all, one thing that makes all these stories so attractive is that purpose is often created

for the characters by the world around them; they are given meaning through external circumstances.

This can happen within the narrative as characters get superpowers by accident,

are faced with a tragedy, are born with a natural talent or predisposition towards a certain skill,

are given a mission by superior forces,

or are simply destined to become a purposeful actor within a meaningful world.

You are the one Neo, I've spent my entire life looking for you.

But let's not forget that all these films, series and video games are created by people,

people who did so with a purpose in mind and while following certain story structures,

most commonly; Joseph Campbell's hero's journey.

So even when it doesn't seem like any special meaning was directly imposed on the characters by the narrative,

on a meta-level; they are still part of a story that was created with a particular purpose,

they still exist within a universe that carries a self-transcending significance.

Consider also how video games are specifically designed to have purpose, to keep you engaged.

In a game; it is always pretty clear which actions are purposeful and will lead to meaningful interactions,

and which are not.

This is precisely why so many players are able to find the discipline

to spend countless hours improving themselves in a game world

even though they can't bring up that same motivation in the actual one.

It should be mentioned that this purpose sometimes requires your own creativity,

which is what many sandbox survival games like Minecraft are ultimately about.

These are the kind of game worlds that quickly lose their purpose when you, as the player,

can no longer find anything to accomplish within it,

which brings us much closer to a reflection of our actual reality.

For in the real world, we aren't born with an innate purpose,

and there is no creator providing us with one, at least not one that we know of.

Even if there is such a thing as ultimate purpose in our universe, it is inaccessible to us.

Furthermore, one consequence of our modern society is that the basic tension from survival

is generally decreasing, leading to a growing number of people being trapped

in what Viktor Frankl calls the existential vacuum; a feeling of meaninglessness.

"Now we can understand Schopenhauer when he said that mankind was apparently doomed

to vacillate eternally between the two extremes of distress and boredom.

In actual fact, boredom is now causing, and certainly bringing to psychiatrists,

more problems to solve than distress."

It is therefore understandable that we turn to fictional stories that do give us a sense of real meaning,

that simplify our existence into a singular purpose

in a world specifically designed to accommodate it.

It is also understandable how these escapes can become a substitute for actual purpose,

how we can let ourselves become lost in fantasies; wishing that if only we had a special talent,

a unique skill, or an ultimate destiny to determine our path;

even secretly wishing for more distress; for a tragedy, a nemesis, or an apocalypse;

anything that would give us that feeling of ultimate purpose.

But this, of course, would be to deny our true task, which, according to Viktor Frankl,

is to take up our personal responsibility and decide for ourselves what our purpose is.

"It did not really matter what we expected from life, but rather what life expected from us.

We needed to stop asking about the meaning of life, and instead to think of ourselves

as those who were being questioned by life — daily and hourly.

Our answer must consist, not in talk and meditation, but in right action and in right conduct.

Life ultimately means taking the responsibility to find the right answer to its problems

and to fulfill the tasks which it constantly sets for each individual."

So what actual lessons can we find in all these stories when it comes to finding real purpose in our lives?

How can we not only enjoy these fictional worlds but also find inspiration in them?

The first and most obvious point is that it is important to transcend our own being,

to find purpose in a cause that is greater than ourselves.

Viktor Frankl explains how this can be done by finding or creating a task to fulfill;

by experiencing beauty, by finding someone to love; or as I discussed in my video the Grey;

by showing courage in the face of unavoidable suffering.

Once more into the fray.

Into the last good fight I'll ever know.

Secondly, we must acknowledge that the meaning of our lives is always changing,

it is not found in one singular purpose.

Just look at how many characters end up in an existential crisis after achieving their goal,

or how many are killed by their creators because the purpose they served was negated by its achievement.

Luckily, we are not tied to such narrative constraints, which brings me to the last point;

our purpose may not always be clear, but because it's bound by our own free will

and the limitlessness of our creativity and inspiration,

the meaning of our lives is an unconditional one.

And thus it never ceases to be.

Youtube daily Follow Aug 1 2018

Hey, everyone. I'm Lindsay with Zillow Group,

here today with a little bit of a different conversation

than you might be used to hearing from us.

This is PA Pro Tips,

where we're sharing tips from pros just like you.

Joining me is Mackinzie Ross.

She is a productivity coach with Keller Williams Group One in Reno, Nevada

Hey. Hello. How you doing?

Good. How are you?

Great. Productivity coach is a really interesting title.

What does that mean? What do you actually do?

I'm a real estate coach,

so I help agents new to the business

get into the business and get them up and going,

and get them into real estate and selling homes

and really building that awesome connection with clients.

So for somebody who is new,

or about to take the plunge into real estate,

if you could go back in time

and give some advice to your newly-minted self,

what do you think it would be?

Oh, I have three things that I live by,

and that I tell everybody:

Get comfortable being uncomfortable.

Don't fight yourself. And —

It's the sound of your voice, so get over it.

Really? Like I was always so scared to do videos,

or talk, or do whatever, because of my voice and —

Really, get over it.

I want to ask you about that make-or-break moment

when you get on the phone.

Having a conversation with somebody, and converting that

from a potential conversation into a lead —

what are your most successful strategies

when it comes to that moment?

First and foremost is always a phone call —

you have to make the phone call with somebody and let them know

that there really is a person on the other side of that line.

And the second one is, we're in a new age of technology

and, really, text messages are the way to go,

with a 98 percent open rate.

I want people to see my content, and I want people to see me.

So sometimes just sending a business card photo is really good,

and sometimes just telling them who you are,

and say, "Hey, I'm here for your — Let me help you."

When you do actually make that first phone call,

and you do connect with them, once you get off the phone,

make sure to write notes about what you talked about, 'cause we're humans,

and I can't remember what I ate for breakfast,

let alone what I just talked to somebody on the phone about two weeks ago.

I'm sure a lot of agents out there want to know,

when it comes to contacting potential clients,

how much is too much?

Is there a happy medium in there?

Probably, but I go and go and go until somebody says, "Stop."

Or always the best conversation to have is,

"How often would you like me to talk to you?

What is the best way to communicate with you?

Is it e-mail? Is it text message? Is it a phone call? Is it face-to-face?"

What is it that they want? Ask them; they'll tell you.

So I'm sure you get a curveball every now and then.

Walk me through the trickiest question

that you often get from a potential buyer on that first phone call.

I try to categorize their questions or their objections into two categories.

I try to figure out if it's an objection,

and objections are usually something that requires just a little bit more information.

And then sometimes it's somebody's opinion, and those are not curable,

or things that I have no control over or I can't fix.

One of the things I think we all get as real estate agents is,

"What are your fees?"

Or, "How do I get to the first house?

I just want to see the first house."

And you just kind of have to roll with it,

and figure out a way to get in front of them

and explain what you do as an agent,

and that you really do, as a buyer, work for free.

When it comes to information, you were talking about

how texting is kind of king for you these days.

Yep.

So now in the Premier Agent app

you can actually send and receive texts

not only through your computer, but also on your phone.

It's seamless. It's integrated.

How much has that functionality been able to help you

when it comes to reaching out to clients?

Big time. With being on the go all the time,

traveling and being out of the office,

I can't be attached to my computer all the time.

And having that option to bring it on my tablet

or on my laptop or even my phone,

and being able to text somebody

and carry all that information everywhere I go —

it's amazing.

Just a reminder, if you wanna follow along,

you can download the Premier Agent app yourself for free.

Just search Premier Agent in the app store

or on Google Play. So now you've made contact,

and you have to set out on your plan of action.

Walk me through how you coach agents

to stay one step ahead of what the client wants.

Know your market. Ask lots of questions.

Ask the client what they want. Dive deeper into their feelings

and their wants and their goals of a home.

Most of the time they will mention if they have a hobby,

or a commute to work, or children,

and those are really important things for them.

Pay attention to those, and really build their home

basis and home search off of that.

I'm sure you have had clients who ended up

in a very different house

than they initially said they wanted.

How do you navigate that?

Oh, you know, my favorite is always,

"I want a one-story," and they end up in a tri-level.

And that's okay. I try to show them each option,

one of each, so at least they have a general idea

of what each of them are, and we kind of just go from there.

And I kind of feel it out and see what they have,

and most often than not, you can kind of see what they're looking at

and really fall into arming yourself with information

that they don't know that you have.

And you can really figure out the path by just seeing what they like.

I also wanna ask you about My Agent,

which is another new feature that we have,

so that when a client logs into Zillow or Trulia,

you're the only agent that they see.

And the other interesting thing about it is,

you can actually track their activity

and see what homes they're looking at.

Yeah. My Agent is one of those things

that I never really thought was even possible,

and to have that option to send somebody an invitation to be friends,

almost, on Zillow, it really makes it easy.

You can see what they're doing, and really follow up with them,

and really arm yourself with some really good information

to make sure you're helping them in the way that they need.

And maybe they don't know what to ask,

but you know exactly what to do, because you're the professional.

And being the only agent on there that they see,

that they can reach out to and ask a question to,

and not be bombarded with phone calls

from a bunch of other agents, that's amazing.

So another feature is that you can actually see

when a client is active again. So after they've gone cold,

you can see when they're picking up that search one more time.

It's amazing to be able to have that in your back pocket,

to be able to reach out to somebody

when they've stopped talking to you.

And once they start to look at homes,

and they look at one a couple times,

that's the time to call them and say,

"Hey, I saw this amazing home,

and I thought of you when I saw it."

So now you've really gotten what that client

is looking for dialed in.

Then of course comes the upkeep, whether it's daily or weekly.

What do you coach agents on when it comes to that?

To-do lists are always one of those things

that pile up and pile up,

and you never get everything done on your to-do list.

So one of the things that I've found is notes

and your calendar. Stay on top of your notes,

and stay on top of your calendar.

Put all those next follow-ups in there,

but tasks really help with that.

Tasks will tell you when to follow up

with somebody that's 12-plus months out,

so that you're not contacting them too frequently,

and you're not letting a 30-day buyer fall through the cracks

which happens often.

I know you've been using this feature,

and it's one of the new things

that we've introduced in the PA app,

but it allows you to create a task list,

and then carry it with you

whether it's on your phone or your computer.

Because it's no help if you create a task list

and then leave it at home or in your office.

So now, using the PA app, you can actually create a task list,

carry it with you wherever you go,

and check things off when you get it done.

Yeah. And it tells you exactly

when you're supposed to follow up with somebody,

so you're never following up too frequently,

and you're really staying on top of what you're supposed to be doing.

Mackinzie, thank you so much

for sharing all of your tips with me

Princess Charlotte and Prince George will soon have to follow strict protocols - Duration: 4:37.

Royal historian and author Marlene Eilers Koening toldHello! this week the children must bow and curtsy to their great-grandmother, Queen Elizabeth II, at public engagements

"Certainly by age five," she said. "The only person they will curtsy or bow to is the sovereign

A royal highness does not curtsy to another royal highness. Yes, there are articles that state this, but it is not true

" George, who turned five on July 22, will soon be expected to begin publicly bowing to the Queen

The magazine noted it's likely that the future king has done so in private when greeting the 92-year-old monarch

Charlotte, who turned three in May, has a couple more years before she begins following her brother, who is third in line to the British throne

However, she was spotted last summer giving a mini curtsy to diplomats while on a royal tour with her parents

"Curtsying and bowing is etiquette, nothing to do with precedence," Koening said

"You bow or curtsy the first time you see the sovereign and then again when you leave

"At Christmas at church, we saw the Cambridges and Prince Harry and Meghan curtsy and bow when the Queen arrived and left

Other royals including Charles did not because they had come from Sandringham and had already seen the Queen

" Women's World added the royal children, who all have "His Royal Highness" or "Her Royal Highness" before their names, do not have to genuflect in front of their parents

They also don't have to bow for their older relatives. But the children aren't the only ones learning proper royal etiquette

Sir William Heseltine, former private secretary to the Queen, revealed that members of the royal family should wait until the monarch retires to bed, before they also hit the hay

In an interview for the book, The Royals In Australia, Heseltine shared that "nobody felt it right to go to bed before the Queen did"

While this tradition is something Meghan Markle may need to adopt now that she's officially the Duchess of Sussex, it was something Princess Diana struggled with

"For Diana the long royal evenings were agony," he said. "There'd be an hour or so in the sitting room of everyone sitting around making conversation, and nobody felt it right to go to bed before the Queen did

"And Diana was driven to such extremes that she'd excuse herself and go to bed, which was thought to be rather bad form going to bed before the Queen

" The bedtime tradition isn't the only rule the former Suits star will need to learn

Last month, it was claimed the 36-year-old had breached royal protocol after an Irish politician suggested she was pleased with Ireland's abortion referendum result

According to the UK Parliament website: "Although not prohibited by law, it is considered unconstitutional for the Monarch to vote in an election

" Reports also surfaced that should Meghan become pregnant, she is unlikely to be allowed to have a baby shower

Royal expert Victoria Arbiter said throwing an elaborate baby shower is unheard of for members of the British monarchy

"While the royals are very wealthy … a lavish baby shower would be seen as highly inappropriate … there's nothing they can't go and but themselves," she told the Daily Mail

Follow this trading rule. You'll thank me later! - Duration: 6:17.

Follow this trading rule. Don't be a dummy! with David Moadel

welcome to looking at the markets with David Modell there's a video I made

already called the three day rule some people listen some people don't so I'm

just gonna reinforce this right now you've got to follow the three day rule

if you're a swing trader and you like to buy stocks you like to buy companies on

the dip meaning when they go down a lot maybe the stock goes down a lot because

of a bad earnings report or because of bad news or a scandal or whatever okay

maybe Apple just didn't sell as many devices as they usually sell something

like that but you believe it's gonna recover you believe it's a great company

you believe it's gonna go back up I know it's tempting to just jump in there

right after the stock price goes down a lot but I'm going to encourage you to

wait three trading days at least I'm not saying you buy immediately after three

trading days have passed after a big dip in the price I'm saying you just look at

it okay and if the price action is starting to go sideways or better yet

it's starting to curl up then that's even better

that's a time that I might get in it depends on the news it depends on why it

went down there are a lot of things to look at alright so let's look at some

examples right now of what happens if you don't follow that rule okay this is

Twitter this is Twitter stock right here and let's take a look at Twitter stock

let's see what happened if you didn't follow that rule alright well it had a

big big drop there right and maybe you were tempted to get in maybe you're

tempted to get in on Friday well now it is

Monday and it's down another six over six percent alright so people who did

not follow the wait at least three trading days rule and then look at it

again they bought and now they're down quite a

bit what happens a lot of the time and this I know this is not a candlestick

chart this is a line chart but still imagine a very big red candle well what

often happens is is that after a very big red candle then the next trading day

oftentimes you'll get another red candle although it won't be as big and then the

next day you might get another red candle but it's even smaller okay so the

red candles get smaller than the first really big one but they're still red

it's still going down it oftentimes tends to drift downwards for at least

three trading days all right so that's Twitter that's one example here's

another one here's Facebook had a big drop

alright right there on Thursday big drop and then if you hadn't waited at least

three trading days now it's Monday and you'd be down an additional four percent

or approximately four percent so you should have waited should have applied

the three day rule here's let's take a look at PayPal it's

not as drastic looking but still a pretty sizable drop there all throughout

Friday so that's the best pretty sizable drop there and if you just jump right in

today's the next trading day Monday and you would have lost an additional three

percent or approximately three percent and this is PayPal let's take a look at

CBS this is CBS stock all right big drop on Friday big drop and if you

had just jumped right in guess what you'd be down today monday over four

percent all right so I recommend waiting at least three

trading days watch for those red candles to get smaller and smaller every day

hopefully and better yet maybe you'll get some sideways action and even better

the mat is if it starts to curl upwards and that gives you an indication that

perhaps the market is starting to forgive the company and forgive the

stock and maybe they'll go beat up on some other company and some other stock

and they'll be done beating up on the one that you're looking at and that

might be the time to get in it depends on why it went down you got to look at

the news you got to look at the chart you have to look at a number of things

okay and these are things that I help people with my name is David Modell if

you'd like some help with trading chart reading investing putting together a

plan for your trading and or investing you can email me anytime my email

address is David Modell at gmail.com I also offer an alerts service if you like

Meghan Markle 'must follow this bedtime rule' when she STAYS with the QUEEN - Daily News - Duration: 2:36.

Meghan Markle, under the watchful eye of a senior palace aide, has been undergoing rigorous royal training

In the past two months, Meghan, 36 ,has learned that when dining with the Queen, she must stop eating dinner when Her Majesty does, remain neutral in her political stance and adhere to formal greetings in the presence of the Queen and other senior royals

But another tradition she must adhere to at Buckingham Palace has extended her bedtime

Sir William Heseltine, a private secretary to the Queen, revealed that members of the Royal Family must wait until the Queen herself as retired to bed

In an interview included in The Royals in Australia, Mr Heseltine says it is considered "bad form" to go to bed before Her Majesty

And according to Sir William, the royal protocol was something Princess Diana struggled with

He said "For Diana the long royal evenings were agony. "There'd be an hour or so in the sitting room of everyone sitting around making conversation, and nobody felt it right to go to bed before the Queen did

" In June, Twitter users claimed Meghan had breached royal protocol after an Irish politician suggested the 36-year-old was pleased with Ireland's abortion referendum result

Following the furore, the senator deleted the tweet. According to the UK Parliament website: "Although not prohibited by law, it is considered unconstitutional for the Monarch to vote in an election

" The rest of the Royal Family follows the Queen's lead to be politically neutral

SIBLINGS Prince George and Princess Charlotte are getting an early education on becoming British royals

Lisbon Follow Me Around Blog Day 2 Don't forget to subscribe and click thumbs up!

We spent this morning with working a little bit.

Business.

It has to be done.

And now we want to walk throught Lisbon and take some pictures.

But it is colder than expected and this dress wasn't the best choice.

That's why we will head back to the apartment, so I can get changed.

And afterwards we will walk through Lisbon

before we will go to the Opening Night of the WebSummit tonight.

This outfit is much more appropriate for the weather and I am ready for Lisbon and some food.

We walked around Lisbon, had something to eat and are back at the apartment.

And it's already time to head to the Opening Night of the WebSummit.

I will leave this camera here. Maybe I will bring the GoPro, but I don't know whether I will film or not.

You'll see.
