Hi everyone. This is your Tampa Bay Realtor Lance Mohr and in this video

I'm gonna go over a question I've been getting quite a bit lately because we're

in a seller's market and that is should I use the listing agent to buy a home or

should I use a buyer's agent to buy a home so I'm going to address that in

this short video ok this questions been around a long time and I remember when I

first got into real estate I had a listing and a gentleman ended up calling

me up he wanted to write an offer and actually thought to myself as a real

estate agent why would he use me doesn't he know that I'm already representing

the seller the most I could do is being neutral I

can't really say what the seller is going to take I can't give him any

advice so for this reason I would say never use the listing agent I know

there's a lot of open houses being sat out there by real estate agents and I

know you might be driving by a street and you see a sign and it pops up but

get your own real estate agent get a buyer's agent get someone who knows what

they're doing who's knowledgeable someone who you could trust that's got

your back because the listing agent and their brokerage firm is already in a

written contract to represent the seller so I would HIGHLY advise not using the

listing agent I mean and I ran into this over the time and I've even had buyers

and I've told them I said are you sure you want to work with me you know I

can't really represent you I have to really act as a neutral third party and

you know a lot of them said yes you know I said hey we trust you so that's the

most important thing to us but I don't think it's a good idea I think you

should get your own buyer's agent and make sure you get someone who's good and

have them represent you if you have any questions at all don't hesitate to give

me a call I don't love to help you out I love to answer your questions and if you

4 Basic Techniques to get Cinematic Movement Shots without Stabilizer or Gimbal - Duration: 2:43.

hey guys my name is Baba RED and this is my very first tutorial video today I

want to show you guys how to create cinematic moving shot just by your hand

step 1 so I'm gonna push my left leg behind and

my right leg right in front then I'm gonna lean and rock a little bit like this

it gives me the freedom to be able to move around without actually moving my

body step 2 is to shoot really wide so you want to use the wide angle lens

versus a zoom lens when I'm shooting in between 16 mm and what about 24

mm if I go pass it I would not really see the movement as much as I will

see with a 16 millimeter lens you want to shoot wider than you actually

need because we're going to use warp stabilizer to further stabilize the

shots and warp stabilizer is going to zoom in a little bit

step three is all about how you hold the camera for this camera I'm gonna use

my left hand to hold the face just so I can get our supports then I'm gonna use

the holder on my right hand if the less is heavier than the camera you want to

hold the lens with one of your hands at the back is heavier you want to hold the

battery balancing your camera is all about being comfortable as you can see I'm

moving and I'm turning around step four find objects to reveal the shot this is

what the shoot looks like without an object it doesn't really look like I'm

moving but if I step back and find an object to use I can see a lot more

movement this looks way more interesting so another tip is to shoot in slow

motion when I'm serious 60 frames it looks way more smoother than sitting in

24 frames per second so for example this is how the shot looks

in 60 frames

and this is how it looks in 24 frames as you can see we're gonna see a lot more

shaking footage another quick tip is to walk side to side as you can see I'm not

walking straight towards and I'm walking side to side because that will give me a

much more smoother movement shot and that's it thank you subscribe like and

Explain how it works.

Well, when I start talking, everyone's eyelids get heavy and then they fall asleep – fast

asleep.

That's really unusual.

When did you discover you had this power?

Oh.

I was on a first date with a beautiful girl and we went to a restaurant.

She asked me asked me what I do for a living, so I said, 'Let me explain'.

But before I could finish, she was asleep in her soup.

I didn't get a second date and she never explained why.

English is a musical language and if you don't change the pitch of your voice, you'll sound

boring and unenthusiastic.

You might send people to sleep!

So, don't do what Somnia man did when you're speaking.

Try to vary your pitch and intonation.

Right.

Now, let's look at how this verb works.

Explain can be an intransitive verb or a transitive verb.

That means we can just explain or we can explain something.

She asked me asked me what I do for a living, so I said, 'Let me explain'.

But before I could finish, she was asleep in her soup.

I didn't get a second date and she never explained why.

When explain is transitive, we say what's being explained and then there are two patterns

we follow.

Here's the first one and it's the most common.

Ooo.

That's an unusual power.

Explain how it works.

So 'how it works' was the something here.

We could have all sorts of somethings . This is the normal pattern so it's the pattern

you need to learn and remember.

Explain something.

Explain something.

Explain something.

If you want to say who receives the explanation, you can add that too.

Is it necessary to say the to someone bit?

No.

You can add it if you think it's helpful.

It's up to you.

So that's the important pattern to learn.

Explain something.

The second pattern is very similar.

The 'to someone' comes forward and we put it after 'explain'.

Let's see that in action.

Somnia man.

Could you explain to everyone what your superpower is?

Sure.

So we can say 'to' before the person who receives the explanation.

That happened in the first pattern too.

We explain something and sometimes we say to who.

Now, I have a question.

I'll show you a different pattern and you tell me if it's right or not.

Is this possible?

Notice there's no 'to' before the someone here

And no!

This is wrong and it sounds funny.

After explain we put the thing we're explaining.

If you put a person there instead, it sounds like your explaining a person.

That's weird.

So be careful because this is the mistake students make most often.

They say 'explain me' or 'explain us' and that's funny because we can't explain

people.

However we might try to explain someone's motivations or behavior.

So let's look at how we do that.

What are you doing?

Nothing.

You need to explain yourself.

I was trying to get ten dollars out of the box.

You were trying to steal ten dollars?!

Oh no!

I didn't explain myself properly.

I put twenty dollars in the box and I was trying to get ten dollars change.

I'll never understand you.

My mother says that too.

She's been trying to explain me for years.

Let's look at three of the phrases we heard there.

What are you doing?

Nothing.

You need to explain yourself.

This is a phrase we say when we're upset and we want someone to tell us the reason

they did something.

OK.

Another phrase.

You were trying to steal ten dollars?

Oh no!

I didn't explain myself properly This phrase means I didn't say what I meant

clearly.

I wasn't clear enough.

And the last phrase.

I'll never understand you.

My mother says that too.

She's been trying to explain me for years.

This means Jay's mother's been trying to understand and explain his crazy behavior

for years.

So in these phrases explain is followed by a person, with no 'to'.

How come?

Well, they all follow the standard pattern: explain something.

When I say 'explain yourself', I mean explain your reasons and intentions.

That's the something.

And if I explain myself properly the something is 'what I meant to say'.

And when Jay says his mother is trying to explain him, he means she's trying to explain

his strange behavior.

So they follow the standard pattern.

It's just that the something is someone's strange behavior, words or motivations.

Let's check you've understood.

I'll show you a sentence, and you have to decide if it's correct English or not.

Ready?

Here's the first one.

Right or wrong?

This is right!

Explain can be intransitive or transitive, so we can just explain or we can explain something.

Next one.

Right or wrong?

Wrong.

We explain something – not a person.

You could say this with 'to me', but it's unusual.

We generally explain something to someone.

Great.

Next one?

Right or wrong?

It's right.

We explain something and the something here is 'how you make people fall sleep'.

OK last one.

It's wrong.

We'd say 'could you explain what this words means'.

This one is important if you're taking a speaking exam, like Cambridge First Certificate

or IELTS.

If the examiner says something and you don't understand, it's quite all right to say,

'Could you explain that?'.

But don't say 'Could you explain me that' because that's wrong.

It could be a mark against you, And that's it!

Now you know how we use the verb 'explain'.

Now 'suggest' is another verb where we follow similar patterns and we've made another

Julie Mannix was 19-years-old when she fell in love with an older man named Frank.

Julie's father wrote the book "The Fox and the Hound," which was later turned into

an animated film for Disney.

According to the story posted by Elite Readers, Philadelphia Bulletin even called their coming-out

party "the most thrilling in a decade."

Her birth into this wealthy family allowed her to live a life of glam and honor – a

life that her parents found Frank was not suitable to be a part of.

It wasn't easy for Julie to let Frank go, especially not just because of her parents'

disapproval, as there was something much stronger and more important that would keep her tied

to him forever: a baby.

Julie went for her usual checkup when the doctor discovered that she was pregnant.

Instead of letting her know, the gynecologist went straight to Julie's Catholic mother

who was too ashamed to let any news like that break out.

They went extraordinary lengths to keep Julie's pregnancy a secret, even going as far as having

her admitted into a mental hospital for "severe depression," just so she could have a legal

abortion operation.

At this time, abortions were illegal unless one could prove that the pregnancy would jeopardize

the mother's physical or mental well-being.

Frank was 23-years-old and the two met during Julie's summer apprenticeship at a theater

in Westbury on Long Island.

Her bubble of infatuation was quickly burst when she found out that he was married and

that their time together was just a fling.

Julie stayed locked up in the hospital for her entire pregnancy, and upon given birth,

she was immediately demanded to sign Aimee, the baby, over for adoption.

"As I signed the adoption papers, my heart ripped apart.

I put down the pen, turned away, and, on shaky legs, I left my baby behind," Julie expressed.

For decades to come, she thought about her beautiful baby girl.

She reached out to the Catholic Charities Hospital for an update on Aimee, but of course,

that information was confidential.

During Julie's stay at the mental hospital, Frank divorced his wife and made countless

efforts to contact her, but her parents always got in the way.

Once she got out, she moved to New York to start an acting career.

The two ended up getting back together and getting married on January 15, 1965.

Her parents cut her off for good, which wasn't a shocker to Julie at all.

Together, Frank and Julie had two more children, and still celebrated Aimee's birthday every

year on April 19th.

Aimee, whose new name was Kathleen "Kathy" Marie Wisler, was adopted into a family where

she had both parents and two brothers.

Sadly, when she was 6-years-old, her adopted mother died of breast cancer.

Her father remarried and got divorced all by the time she was 10.

In 1988, she married the man of her dreams and they had two children.

When years had gone by and her adopted father passed away, she realized that she needed

to find her biological parents.

Her search got her information from Catholic Social Services of Philadelphia that led her

to Julie's IMDB page.

After some careful thought, she decided to write a letter to Julie and Frank in hopes

that it would provide her with any type of closure.

Well, I think I'll simply just start with: I was born on April 19, 1964, in Philadelphia.

Based on the documents Catholic Social Services provided me, I find it plausible that you

may know some information concerning my birth family….

they feel comfortable.

Although so much has happened to keep this family apart, I am glad they found their way

personal care is 91 percent higher and

Entertainment is 26 percent higher in
