Welcome to the AKUBIZ channel My name is Robert Mazurek.
In this episode, it will present a comparison of two batteries produced by the American company JCI under the VARTA brand.
The common denominator of these batteries is the LB4 housing
whose dimensions are:
length 315 millimeters wide 175 millimeters high 175 millimeters
Batteries in these sizes are very popular in ford cars powered by diesel engines
I will compare two batteries
the first is Varta Blue F17 with 80Ah capacity and 740A start-up current
the second is the Varta Silver F18 with 85Ah capacity and the 800A start-up current
Is it worth to pay more for the Varta Silver 85Ah battery
Let's start with the weight of the batteries
Varta Blue 80Ah weighs 19.20 kilos
Varta Silver 85Ah weighs 19.00 kilos
An important aspect when you buying a battery is to check the date of production
in the case of these two batteries we have to make production in December 2018

The Varta Blue 80Ah and Varta Silver 85ah batteries are maintenance-free and sealed
we do not have the ability to control the electrolyte density and top up water
Before I took electrical measurements, I recharged each of these batteries

After charging, the batteries waited 7 days
before being subjected to electrical tests
I use two testers to check the start current.
The first of them is the most reliable battery tester in Europe - Dutch Midronics

The differences are very small
The most important test in my opinion
is the controlled discharge test
which will allow you to estimate the battery capacity
To measure the capacity, I use the ALFABAT PRO tester, which based on:
1) the declared battery capacity
2) voltage control
3) constant current load of 30 amperes
4) discharging to a voltage of about 10.5 Volts
will allow the estimated capacity of the battery thanks to the Peukert Law
More about the ALFABAT PRO device will be in one of the next episodes
Varta Blue 80Ah loaded with 30 aperas
it discharged for 2 hours and 8 minutes
which accounted for 120.2% of the declared capacity
calculated on aper-hours, we deal with a 96Ah battery
Varta Silver 85Ah loaded with 30 aperas
it discharged for 2 hours and 12 minutes
which accounted for 115.2% of the declared capacity
calculated on aper-hours, we dealing with a 98Ah battery
The difference is only 2 aper-hours
possibilty 4 minutes longer discharge
Price
Considering that the American company JCI has a different one
pricing policy for each of the markets in which it operates
I compare the prices of these batteries on eBay
Varta Blue 80Ah F17 is from 105 euros
Varta Silver 85Ah F18 is from 145 Euros
The difference is very significant for as much as 40 euros
while the difference in the parameters is very small

Is Radiofrequency or Cryo Ablation Better for Afib Patients? - Duration: 1:21.
Probably the most common question I get.
We do both of these procedures at our institution, but we do more radiofrequency (RF) than cryoablation.
That's just because of how we grew up at our place.
Some places are sort of enamored with cryo.
But, the thing you need to know is they both work in people with paroxysmal afib if done correctly,
with someone with experience with the procedure.
I don't see a difference.
Now, I'll sometimes send a patient of mine for a cryoablation
based on what I see in that patient.
And, sometimes, if you held my feet to the fire and say,
"Why exactly that patient," it's kind of a gestalt.
But, if you said the cryo wasn't working that day, I'd say do the RF.
I don't think there's a difference, in my opinion.
The world's literature would tend to back that up.
Again, both techniques are good.
It's not the technique; it's the hands and mind behind the technique
that's going to ensure your best outcome.

in this video I want to share with you a story and you probably find it hard to
believe but you can rest assured it's an absolutely true story back in 1986 I
started out in business at the age of 23 and in 87 or 88 my best friend from UCD
came back from New Zealand Bernie was a stood manager and he suggested that I go
to the south side speak with a lot out there who was in a similar business to
my business my business was the new jatis stroke convenience store this was
started in 1986 so it was long before the whole notion of convenience stores
and so on became a thing so whenever one Saturday morning I met this guy so I go
out on the Saturday morning anywhere to meet your man and just put it in context
my best friend in UCD was from Mullingar and I coincidentally went to school in
one car I went to a boarding school there Moyer and the chapter he was asked
me to go and have a word with he was from rolling Arab or had gone to college
in in a boarding school actually in Kildare Clongowes and he had gone to
Trinity indeed the BBS as a Bachelor of Business Studies and I gone to UCD and I
did a Commerce degree Bachelor of Commerce so degrees were pretty similar
so I went out honey we're on the Saturday morning it was 1987 or 1988
I know shortly after whether it was within while I was in Glasnevin and I
started in the staff in a 6th of December 1986 but when I was honey when
I met you man and he was in a similar business to mine it was a convenience
store stroke news agents
he was a walking stone I wasn't last never know that harsh corner beside the
brine brewpub famous Pope they're owned by Hennig ins and the features in
nothing Ulysses and reference to in James Joyce's Ulysses but anyway I went
out here man they spent half an hour with him and we had a good old chat in
the way that young men do trying to make their way and trying to get on in life
and improve themselves and improve their loss no 1986 87 88 was a really really
bad time in terms of the economy it was a serious serious recession in 86 87 88
and I can remember interest rates going through the roof there was three general
elections in the space of about 15 months and those talk about the IMF been
coming coming in to talk about devaluing I think the pound was in the Pont was in
situation or in was our currency at the time it was catastrophic sort of
experiences and events which Charlie how he was involved in which gave that rise
to the name boo boo or the phrase go boo grotesque unbelievable bizarre
unprecedented so it was a strange time and interest rates went to 16 and 20 22%
for a period and it was a frightening time but anyway myself and my
Brotherhood started off business we were born nicely so I go to him and walk on
stone anywhere as to say it's a similar background to me you went to Trinity he
did a Business Studies degree I did a Commerce degree he was from Wollongong I
went to school of 1-yard here she went to school gelareh coincidentally so we
chatted away and we bought agreed one thing neither of us wanted to be
accountants we were doing commerce we're doing business studies but most of our
colleagues and most of our class would have been going to take accountancy
apprenticeships neither of us wanted to do that because neither of us well we
had different views I certainly interviewed that I was an entrepreneur I
was young but I came from a family of entrepreneurs he was in my blood and I
wanted to be a player not a scorekeeper that's the way the others and I didn't
pursue you come sitting and this other entrepreneurship
the convenience store business property development the salon was going well but
I met you man anywhere and we spent 45 minutes to an hour chatting away he was
complaining and whinging about how bad business was they would stop raving him
off but the customer driven off about the nature of the business and so on I
discovered them that he had a leasehold property and he may even have had two
leasehold properties very very close to another and I can remember well that
Saturday going back across the city from Waukesha at last heaven very very
satisfied with myself because my business was going very well I was very
happy with it good staff I was happy with the punters business was going up
and I had a freehold property not a leasehold
I didn't have to worry about rent and I had some serious appreciation to
experience in terms of property increased values if the market took off
uneventful II the market did take off and so I had that upside and I had the
trading and it was great but I discovered afterwards then that that
fella even though both of us had sworn that he would never go into an
accountancy firm and you know that wasn't for us he actually quit shortly
afterwards and he went into an accountancy firm and between the jigs
and reels he became personal assistant to tony ryan the founder of Ryanair and
he was sent out to dublin airport and one of the first things that he did when
he went out to dublin airport was to carry out a review of Ryanair and his
advice to tony ryan was to close the place down it would push him on the road
Tony Ryan didn't agree with that and said nope not close the door gonna keep
plugging away we're gonna keep going and eventually and Ryan actually sent a man
out to herb whatever his name is in Southwest Airlines in attic Texas in the
United States he copied the modular they copied the module from Southwest
Airlines in the United States the low-cost model and it was very very
successful but in addition to that the he Minister for transport at the time
FINA for brennon he actually had the government
generally had difficulty from time to time with the trade unions in Aer Lingus
and because it's an island nation they were anxious to kick the unions in check
and they took a landing slot - from your Lingus and gave it to Reiner
because they were afraid that Ryanair would fold would fold up the tent and if
they did then the government would be very much held well in a weakened
position with one airline flying in and out of the island so it was in the
government's interest and a policy decision I supposed to encourage Ryanair
and keep them there for competition reasons and so on access reasons
infrastructure reasons and competition reasons and so forth and cherish Brennan
the Minister for transport took a couple of landing starts from Gatwick or
Heathrow and Gatwick Stansted or Gatwick from Aer Lingus gave them to Ryanair and
the rest was history the guy who I had met he probably guessed by now was
Michael O'Leary and he implemented at Tony Raines requester direction the
operating and strategic policy of Southwest Airlines in the United States
the low-cost model implemented it very very well but I've always wondered
afterwards if O'Leary had succeeded what would have happened would he have ended
up running two or three supervisors or spires in the Greater Dublin area or
whatever but I always wondered about the role that look and serendipity and
coincidence and good fortune and so on can make in somebody's career and it
always struck me that as Tony Ryan listened to
O'Leary he would've closed Ryanair he didn't and had earlier he done well
really we're at walkers town roundabout with his news agency he would never have
ended up meeting 20 Ryan or going back into I think it was Coopers and Lybrand
ultimately became personal assistant to Tony right
but obviously O'Leary made the best of us when he got to break but it always
has you know cause me some wonderment and
some you know you be always wondering was he very lucky was he gonna make it
anyway if he had succeeded after news agents came at the convenience store
game would he have would he have never have missed or worked with Tony right
that brings me onto a book that I'm reading there recently called outliers
by a guy called Malcolm Gladwell and in this book
Gladwell looks at a number of very very successful people and tries to identify
exactly holidays that gives rise to success how do people become successful
is it IQ is it genius is a talent is a hard work is it persistence is it
whatever a red book and it is a good book no doubt about her and it does
identify some things that definitely have played or do play a huge role in
anybody success and if you are to get anything from this video then I will
give you the three points that I have found discovered from reading outliers
by Malcolm Gladwell and I would strongly recommend that you get the book readers
so this short book but it's good but the three points that makes you first one is
that success is not you to talent or genius it's down to circumstances and
opportunity so you must come from the right circumstances you must get an
opportunity to get a break and let's face it or Larry did and then it also
comes down to doing 10,000 hours of practice so whether it's playing a
violin or doing playing in a band like the Beatles going to Hamburg or Bill
Gates doing computing and computer writing programs and so on from the age
of 12 13 14 and the opportunity in the access that he had to a computer and in
time and circumstances where nobody have access to computers those breaks and
though hours so the circumstances you come from
or the background you come from the opportunity under 10000 hours of work
that's key number one this is what I've found from the book outliers by Malcolm
Gladwell that's number one number two is the difference between the high IQ
people who succeed and those who didn't succeed was her family circumstances the
better off ones were better able to negotiate ordinary life and the one very
very important part is analytical intelligence who pure IQ is not
practical intelligence where you came from matters and the fact that you are
unable to deal with life or negotiate or have a chip on your shoulder is a huge
factor so your circumstances practical intelligence is critical and there's a
guy in the United States lying and I think his name is Logan Lionel Logan he
has an IQ of 195 to put it into context if Einstein was alive he'd have an IQ of
150 if the ordinary person has an IQ of 100 this guy has one 95 is off the
charts and yet he didn't really get on all that well that he works or lives on
a farm in United States he's perfectly happy but he never really got on because
he came from very very difficult background very very difficult
circumstances he had three or four half-brothers and his father was a
violent man who beat him beat the entire family beat his mother and so on and
this chap with the IQ of 195 and found it difficult to deal with people found
difficult to industry practical intelligence and actually had a bit of a
chip on his shoulder who can blame him because of the circumstances that he
found himself in and that he was brought up in what he you know the point is that
once you get past a certain IQ the rest of it really doesn't make any difference
in other words once you have an IQ of you know 120 130 250 there is likely to
win the Nobel Prize for science as a person will make you 185 or 190
the bottom line is you need to be able to this
practical intelligence and you need to be able to deal with ordinary
vicissitudes of life the third thing is only thirteen the found was that hard
work is critical hard work so pure hard work and these are the three things I
have found or that I haven't found what I found in this book outliers by Malcolm
Gladwell as the main contributing factors to outstanding success and he
looks at the Beatles he looks at Bill Gates he looks at various other people

to you about something that is very very important on so many levels
whether it is about becoming more successful economically in life or
building your career or getting better at sport or growing your spirituality
it doesn't matter or your magic about it doesn't matter this is relevant to every
single subject in life if you're interested keep watching ok so what is
this thing that is so relevant very simple it's a little bit of mathematics
Oh maths no we don't we don't like maths yeah that's what you were programmed to
do dislike maths maths is the universal language it is the way we can understand
so much sacred geometry theory of relativity quantum physics it's all
based around map but we know going down the quantum
physics road here it's much more simple than that
it is a question of a lineal growth and an exponential graph linear graph
exponential graph learning curves growth curves economic curves it doesn't matter
what subject were talking about this is so important to realize we are taught
slow and steady bill bill bill bill bill bill bill bill
bill slowly over time it grows slowly but surely lineal growth lineal growth
straight lines do not exist in nature
they do not exist naturally in the universe yes they do the Sun travels in
a straight line no this light doesn't not set the Sun
light does not travel in straight lines it actually two dimensionally they say
is it a wave is that a particle if you go third dimension fourth
dimension we can't are start to talk about
spiraling energy if you get a spiral going around if you look at it one way
where the spiral crosses it will become a particle where it's separated it'll
look like a wave two dimensionally hopefully the scientists will figure
onto this because they still can't understand how light to connect as a
particle or a wave will it's very simple it's not a wave because it's not
two-dimensional and it's not a particle because again that's okay the basis of
three dimensions but if you go higher and it spirals and it's not just one but
its various at certain points everything meets it's a particle everything
separates cut it down the middle it's away
everything travels moves grows never in a straight line
so whatever you're trying to do if you're trying to go slow and steady it's
not gonna work the only way things can work is on an
exponential graph it goes up the curve its curve its curve its curve but if you
look at this on a giant three four dimensional thing nature etc this curve
goes so high it goes back on itself and starts turning into a spiral
the Phi ratio the Phi ratio you can also look at the theory what's the theory
where you add one number to the next number the two previous numbers to get
to the next the Fibonacci sequence
so the Fibonacci sequence grows if you join those points into the spiral you're
basically getting very close to the golden ratio the fight' ratio
and this is how leaves on a plant grow it everywhere in nature it's if you look
at a galaxy it's the spiral of a galaxy it's
everywhere now if we want to use this for let's say
growing my personal finances growing my business
are you gonna get to a complete spiral or are you gonna get the exponential
growth and then it levels off for a while and then it can go again
if you grow the business into new business opportunities etc etc so it
does start to look a little different but again we're talking about something
that is inhuman the human mind human creation materialism and so it doesn't
quite follow that spiral it however if you look at big mass business you could
for example you take a big multinational it doesn't matter which one is and it's
grown and it gets bigger and if you've read your other graph you will actually
be able to draw the graph into a fire ratio spiral not a two-dimensional
spiral because that's where it would not quite make sense you'd have to make it
three-dimensional over the growth when the company starts diversifying and
keeps growing and it can be done it's quite a complicated subject but it
happens in everything so where am I going with this why is
this so important okay
there is the opposite to the exponential which is very very important to which is
a graph that goes and then balances off and the curve and
this is what we could call the learning curve at the beginning you have a very
steep initial learning curve then it flattens out and you get to a point and
then you can have another one as you learn more things
but in both of these graphs there is a central gravitational point where it
bends around so if you look at it an exponential graph and you put a planet
there you'll see it bends around the gravity of the planet and shoots off and
this is the same what's the fastest way for example to travel to Mars well we
know it's going to the moon catching the gravitational pull of the minimun shot
off using the gravitational forces of the moon in the direction you want to go
to it's the same shape it is everywhere now is this gonna be a straight line as
the graph errs are going to be a gradually curving or it might be a
little wavy especially if we're learning the things that go up and down depending
on motions and there are many factors pushing in
yet if you think about this and it's again talking about personal finance the
way people are successful most people who are highly successful
have got to a point that all say where their growth just took off but yet at
that point that is also a point of maximum risk without risk most people
don't get there do they everyone says you've got a risk for a reward to get
the reward and most companies you'll see they start here and this is where Paiva
explode up and in growth or they crash and burn it's a bit like a space shuttle
taking off it starts and the speed grows to an exponential point the maximum
point and that is the point of maximum danger that's where Rockets have
exploded etc etc that's where things can go drastically wrong and then it gets to
its maximum speed and then it goes off once I said that maximum speed then the
dangers decrease and then obviously things will level off
for a while until you learn new things until you try new things then you get
more growth so why is this so important in becoming a better you will you have
to understand you've got two things you're a steep learning curve going this
way and then it'll level out but you've also got your growth so it'll go up and
that'll bend rap so you'll be learning learning learning nothing much will
happen nothing much will happen nothing much will happen and then suddenly
you'll realize something and it just takes off so so many people talking
about meditation oh I sit I can't do anything oh my mind
plays I'm oh monkey mind over over over over over yeah
that's gonna keep you happening until you deal with the situations that's
always a little bit way you go out you find the answers you
learn how to calm the monkey mind information is on my channel if you want
that and then you can take off and the meditation starts to work and then you
can start expanding your consciousness yeah

Why Are Parents in Children's Books Always DEAD or ABSENT? How to Fix It. | Kat Sperling Books [CC] - Duration: 7:24.
Totally. Useless. Adults.
Hi everybody! I'm Kat, a German girl who writes children's fiction in English.
I recently made a video about my least favorite tropes in children's books, which I will link somewhere here.
One of the tropes that I mentioned but where I didn't go into detail because I felt that it deserved a separate video
was the lack of parents. The trope of the absent parent can have several
faces and I'm going to go a bit more into detail right now.
I'm also going to tell you why I don't think that any of them work really well and how to avoid them.
So you could pretty much say that I'm going to help you to keep the trope of the absent parent...
... absent from your books.
Number one is the uninvolved parent.
This parent is physically there
but they are so uninvolved in their children's life that they might as well not be.
I feel like this is a bit more common in young adult fiction
where some 15 year old girl just disappears and the parents are a-ok with it.
Sometimes the parents are also working too much which I think is not a good solution either because you're kind of showing
parents who have to work a lot to provide for their children in a bad light.
And even parents who are very, very busy usually take a minute to listen to their children.
Number two: dead parents.
Some writers don't want to explain why the parents are uninvolved in their children's lives so they just...
... kill them.
This has been done so much in fiction that you could even say that the trope has been...
... done to death.
This is a trope that has been used in many of my favorite books
including Harry Potter! And I think it even makes sense to use it in a
dystopian society or in some kind of setting where
the society doesn't have a very advanced health care system
or if there was a recent war going on.
And yes, even in our day and age with advanced healthcare and no wars going on where we live
there's always the unfortunate chance that a child will lose their parent
to an accident or to an illness. My main problem with this trope is not that it's unrealistic
but that it's often used as an easy fix,
a convenient explanation why those parents are not present in their child's life.
I don't find us in very good taste because the loss of a parent or even both parents,
especially at a young age, is something that is pretty traumatic.
So I really don't think the dead parent trope should be used for the sake of convenience.
Number three: The kidnapped parent. This parent has been kidnapped or should I say...
... parentnapped?
This usually happens sometime later during the book to create a kind of climax.
I don't have a huge problem with it because usually up until the kidnapping the
parent is pretty involved in the child's life. I still think it should be used with caution.
Just because kidnapping is not that common, especially
kidnapped adults. That's why it's called KIDnapping probably.
The fourth type of absent parent is: Totally useless adults.
Usually this happens when the child is magical or the chosen one and the parent is not
so they are completely useless. This bugs me a lot because even if the adult isn't
magical or as well informed or totally healthy
they can still contribute something to problem-solving in general.
Why would they suddenly be completely useless just because the situation is something new to them?
So if the trope is so overdone, why do we keep seeing it in books?
There are a few actually pretty good reasons to use this trope in your book. An absent parent
forces the child to be the main character and
to do the bulk of the work because it's not very
interesting to read about a child who has all their problems solved by adults.
Murdered or kidnapped parents also provide excellent reasons for revenge.
Sometimes an absent parent is also a good plot twist. For example when there's some kind of
magical heritage that the child doesn't know about or
when Darth Vader is Luke's father.
But I think that at this point it's so overdone and so clichéd that we can find
better and more creative solutions for it.
So here are some workarounds that I would suggest to fix this problem.
One could be that major plot points happen in summer camp or in school or
just a place where the parents shouldn't be around anyway.
So we don't have to explain why they're not there. If the characters are not human or the society they live in
functions completely differently from the way that our society functions
that's also a pretty good solution to the problem. In a society that functions completely differently from ours
it might be completely normal for parents not to take care of their children.
Another way to avoid the dead parent trope is also to have
living parents who are involved and who do help their children. This doesn't mean that the child
doesn't still get to solve the main problem
or to find the last piece of the puzzle.
I don't think it has to take away from the story if
the protagonist gets a bit of help in solving this problem that they have.
Another way is also to have the children go on their adventures and the parents are left behind and
worried about them. This is definitely not an easy way out, but it can be pretty effective.
For example in Peter Pan where the children go off to Neverland and
the parents are worried about them. I think this adds a super interesting layer of conflict to the whole story.
And I think it can be really done well. The last option is pretty risky and that is
Have the parent be there, but just be a terrible parent. It's done pretty well in Matilda.
Where again, it adds a very interesting dynamic to the whole book. And so I think it's worth the try.
Those were some ideas of what you could do to avoid the absent parent trope. Again, if you want to go for it
of course do it. I already said it's done in some of my favorite books of all time.
But I think as a community of writers we can just find better and more original ways to do it.

Apple's FaceTime feature for its MacOS and iOS devices is a great way for people to stay
in touch with video.
However, if the quality is bad or you have a tendency to take FaceTime calls over a cellular
data connection that can eat up your data plan, you may want to just turn FaceTime off.
If you turn off FaceTime on your iPhone or iPad, you won't receive FaceTime calls on
that device, but you'll still be able to receive FaceTime calls on other Apple devices where
FaceTime is enabled.
Now let's walk through the steps to disable FaceTime on your iPhone or iPad.
Step 1.
Tap to launch the "Settings" app on your iPhone or iPad.
The Settings screen appears.
Step 2.
Scroll down the list until you see FaceTime.
The FaceTime icon is green and features a silhouette of a video camera.
Tap "Facetime."
The FaceTime screen appears.
Step 3.
Tap the toggle to the right of FaceTime at the top of the screen to turn it off.
All of the options beneath FaceTime will disappear after the feature is disabled.
You've successfully disabled FaceTime on your iPhone or iPad.
You can always come back to this section at any time and use the toggle to turn FaceTime
back on.

How to Set up your Own Property Management LLC or Corporation - Duration: 7:05.

And in this video I'm going to discuss
using a property manager with
your limited liability company.
Alright, you may be an investor like me
who invests outside the state in which they live.
So it really doesn't make sense for you
to try and manage the properties remotely
because that would just become a nightmare.
So what you'll end up doing oftentimes
is hiring a local property manager
to handle your real estate investments for you.
Now the issue often arises for people who do this
where do I have that property manager
send the rent checks every month?
Or my payment every month
After they've held out their fees?
Well I get the idea that it can be confusing
so you have to then look at your structure
and determine how are you set up
and where do you want that money to roll.
There's two ways you could do this.
Let's assume that we have
our limited liability company right here,
here's my LLC.
It owns this property here.
And let's say I have a few LLCs set up.
Here's another property over here.
Let's say these were Florida properties.
And if you watch some of my other videos
you know that oftentimes I'll tell you
if you're using a state specific LLC,
like these were in Florida.
Florida offers no charging order protections,
watch those other videos on charging order protections.
If you don't know what that is
it's very important that you understand that concept.
Then you'll have these LLCs owned down here
by what is referred to as a holding LLC.
And that's just a term that I put on it,
but this LLC is typically going to be in Wyoming.
And then you're going to own
that Wyoming limited liability company.
So, let's assume this is your structure
and you have this out of state
property management company over here
that's managing all of your real estate for you.
So they're managing these properties.
So where are they going to send the rent?
Well ideally what you're going to want to do
is have them send the rents to
the respective LLCs.
So property number one is going to send the rent check to here,
property number two it'll send the rent check to here.
This is ideally the way it should roll,
but oftentimes it's not how it's going to happen.
Because this property management company over here,
if you have multiple properties
they want to keep it as simple as possible.
And if you're telling them they need to have
different entities they're sending the rent checks to,
that means different EINs they have to account to
for these payments.
It complicates their business for them.
So they're going to ask you for one entity.
They may even try to send the money to you directly.
A, you don't want the money coming to you directly,
you want it to go to one of your boxes.
So this then leaves us with two choices.
Choice number one is you can have the money
sent directly down here to your Wyoming holding LLC.
So this is another reason why I like
this holding structure here,
having this LLC.
Because it makes the process of working
with out of state property managers a little simpler.
So you have the checks collected,
the money collected down here.
Now, if you watch my other videos,
I've told you how important it is
to run money through the respective LLCs,
keep in mind if you have to go this route
because of your property manager,
then you need to have really good books and records here.
You need to make sure that you're
properly accounting for each LLCs if it received the money.
So this is where you need to have
a superman CPA or bookkeeper that's in there
and they're doing a really great job
of keeping things clean.
Because if anything happened here
and this one came under attack,
a claim that a creditor could make
or an attorney might make
is that hey this is all one common enterprise.
You never collected any rents,
the rents went to the blue box,
never went to the brown box,
therefore we're just going to treat it all as one
as if the blue box owned the properties themselves.
Now that's an argument,
it's not a winning argument,
but it is an argument.
So your counter to that argument is,
well the property manager,
they wouldn't pay the box,
they wanted only one entity that they would pay
so we had it paid down here
and we just separately accounted for the income.
There isn't a legal requirement
that you actually have to run the money
through the brown box.
But you do get into that co-mingling issue
that's a potential argument that could raise.
So option number one, have it run to the blue box,
okay so that's how you would work with
an out of state property manager.
Option number two,
maybe you have your own corporation that you've set up.
Maybe you flip property.
Let's say you live in Texas,
so you have this Texas corporation set up,
because it's flipping,
it's engaged in wholesale,
something of that nature.
Well another thing you could do is manage your LLCs.
So, wow if we've got this company set up
where I have a management agreement
between these limited liability companies
and all this is is a piece of paper,
a four page agreement that you put together
with your LLCs.
Then what you could ask this out of state
property management company to do
is rather than sending the money here,
have it sent up to your corp.
Now your corporation will collect those proceeds
On behalf of these boxes.
So think of it like a subcontractor.
Alright, this is what this company is
to your corporation.
Your corporation is really the manager,
but it's subcontracts out the management
in that, in Florida,
because it's not registered to do business there
so it's subcontracting that money out
and so then it collects the money back here,
all the money comes in here,
then what it could do is separately account,
have really good Superman books up here,
and then distribute the money directly to the blue box,
or if you have bank accounts set up here
then I would run the money directly
through these brown boxes
before it goes down to the blue box like that.
So when you're using a property management company
to manage your real estate,
and you have boxes,
there are some complications that are going to come up.
I mean it's just part of doing the business.
I've seen a lot of people just say
oh I don't want to deal with this,
I'm going to put all my properties into one LLC,
because it's going to make it easier
for the property management company.
Don't let the property management company
dictate to you how you're going to run your structure.
Because at the end of the day
if one lawsuit develops in an LLC that holds 10 properties,
I doubt your property manager is going to come to you
and say let me help defend you in this lawsuit
because we refuse to pay multiple LLCs
and we forced you into this position.
You see how absurd this becomes?
Use sound planning,
you can work around companies
that will not allow you to do what,
you know, have the money go to the respective companies.

No matter what situation arises, I shall not be lustful.
No matter what will be the situation , I shall not be greedy'.
We make many such resolves,
but all these resolves are baseless without the grace of God.
This is because all these ailments….
till such time that the Lord doesn't show mercy, grace, on the basis of our own self-efforts, these resolutions made by us will not come true .
When you are about to take a resolve,
say from the start, 'Please give me Your grace, O' Lord and only then will I be able to achieve it'.
Without His grace, you will get nowhere. Don't place your efforts in the front;
Self-effort is necessary but grace is vitally necessary.
Self-effort plus divine grace is equal to goal achievement.
