Youtube daily Or Nov 11 2017

Hi guys welcome back to my channel I'm Max and today I'm going to be doing a

tutorial on this natural glam look so if you fancy sticking around and

seeing how I created it then keep on watching. Okay guys I went ahead and did

my brows and because we're doing a natural look today I used the Mac eyebrow pencil in shade spiked, and then after I put that pencil through I just

went through the brow hairs with the Mac brow set in clear. Next we're going to

move up to eyes, I'm not going to be doing a crazy eye look today because we

want to keep things natural. First of all we're going to prime for our eye shadow

and I'm going to be using the Maybelline fit me concealer in shade 15, and I'm

just gonna place it on the lid and use it to carve out my brows as well.

To set that in place I'm going to be taking this white shadow, this is in the

morphe 35B palette. Next I'm going to be taking this shadow below the white and

we're going to use that as the transition color. I'm just going to place

that into the crease.

Now I'm going to be taking this light pink color from the same palette and

just deepening that crease more. I'm going to bring that color down onto the

lid as well. I'm now gonna spray an eyeshadow brush and I'm just doing it with the NYX

dewy finish spray. And now I'm going to be taking this pink shimmery shadow from

the same palette and just placing on the lid.

Next I'm going to be taking this slightly darker pink shimmer shadow

below the one we just used and I'm going to place that onto the lid as well.

I'm gonna be taking a bit more of this shadow that we used after our transition

color because I just think I need to blend it out a little bit. Just going to

blend all those colors together so it looks nice and smooth. Okay now that

we've got our cute little pink moment I'm gonna go ahead and do the other side

and then I'll be right back. Okay so now that both eyes are matching we're gonna

move on to eyeliner. I'm not going to be doing a wing today because we are

wanting to keep things a little bit more natural than normal so I'm just going to

be doing a little bit of eyeliner but just end it at the end of the lid and

I'm gonna be using the BH liquid eyeliner in shade Noir. Okay I'm now

gonna go ahead and do the other side. Okay guys so we're now gonna move on to the face I went ahead and primed my skin with this Bobbi Brown vitamin-enriched

face base. Now moving on to foundation today I'm going to be using this to

Touche Eclat le teint foundation in shade B40. I placed a couple of pumps onto the back

of my hand and I'm gonna be using this Real Techniques, this is the expert face

brush and I'm just going to be blending that out onto my skin and then afterwards

I'll use a Beauty Blender to buff it out.

I'm gonna take one more pump, we do want to keep Kings natural but I just want a little bit more coverage. Now that's on the face I'm gonna buff it out with this

Beauty Blender.

Now moving on to concealer today I'm going to be taking the Mac pro longwear

concealer in shade NW20 I'm just gonna place that under my eyes in a triangular

shape but I'm also going to use it to clean up my shadow just so I have a nice

sharp line.

I'm gonna take a little bit down my nose

and on my chin and we're just gonna buff that out with a Beauty Blender.

Ok now to bake the under eyes I'm gonna be taking this I don't know if you

can see it on there, YSL Souffle D'éclat powder just gonna take it on my Beauty Blender and put it under the eyes.

Just gonna be leaving that on for about 20 seconds and then wiping off with a

Bobbi Brown powder brush. To set the rest of the face I'm gonna be taking this

Rimmel London stay matte powder in the shade Sand. To contour today I'm going

to be taking this Mac prep and prime beauty balm and this is in the shade dark

plus. I'm not going to contour too much today because we do want to keep things

natural but I still want to create some cheekbones on this face.

I'm just gonna blend that out with my beauty sponge. I'm now going to go over

that contour slightly with some bronzer and today I'm taking the rimmel london

Kate trio palette and i'm just going to take a little bit on a fan brush and

just go over that contour.

I'm gonna bring it up onto the forehead just to blend it all in.

I'm gonna take a little bit under the chin.

I'm just gonna blend out any harsh lines with a Bobbi Brown powder brush. Now I'm

gonna be contouring my nose a little bit and I'm gonna be taking the same bronzer

from the palette. I'm just gonna blend that out slightly with the powder brush

Ok now that our nose is a bit more snatched we're going to move on to blush.

I'm using the same blush from the trio palette, just going to place it on the

apple of my cheeks.

I'm not going to cut that contour today because we are wanting to keep things a little

bit more natural so I'm just going to leave it like that. I'm gonna move on to

highlighter now, we want quite a soft highlight today so I'm using the Mac

mineralize skinfinish, and this is in soft and gentle. I'm just going to be taking it

on a small contour brush and this is from Real Techniques. Just gonna put it down my

nose, cheekbones.

We're gonna be taking a small eyeshadow brush and just taking a little bit of

that same highlighter and just placing it under the brow bone.

Okay moving back up to eyes now I'm gonna be taking some mascara and today

I'm using the Make up forever mascara in smoky extravagant.

Okay now that the mascara is done we're going to move on to some fake lashes,

even though we are doing a natural look everything is better with some fake

lashes so I'm still going to go ahead and put some on but I'm gonna be using

some natural ones today and these are the natural false lashes from Mudder and I'll make sure that I link

everything down below. Now that our lashes are on we're going to finally

move down to lips, today I'm going to be using the kylie jenner velvet liquid

lipstick in shade Bare.

This is such a nice natural nude shade and I love Kylie's velvet formula it's

so nice on the lips. Okay so before I get read for this I'm just going to go ahead

and say everybody's got different ideas of what's natural and what's not natural,

the look that I'm doing today personally I think is natural compared to what I

would normally do so I just wanted to go ahead and clarify that before anyone

comments. Okay guys this is the finished look I hope you like it as you can see

it's still looking quite natural but at the same time also full coverage and

The Effects of Negativity or: Why I Created My New Channel "Positivity Repository" - Duration: 3:42.

Daily Rant Australia, as the name suggests, has been a place for me to vent my frustrations

with the world. But over the last couple of weeks, I've found myself sinking deeper

and deeper into a negative state. As part of my research for many of my videos, I've

had to read lots of negative articles about particular issues. I've found myself actively

searching for negative events around me to give me more fuel for my upcoming rants. However,

this starts to take a toll on my health – both mentally and emotionally.

This prodded me to start investigating the effects of negativity on people's lives

– and predictably, the results are not good. Here's a couple of quotes from an article

I read, The Psychology Of Self-Esteem: Negative Thoughts Can Ruin Your Life:

"If you focus mainly on the negative aspects of a life event, you're more likely to replay

those negative thoughts and images in your head for longer periods of time. This kind

of repeated negative-thinking clouds your vision and affects the way you interact with

the world – and yourself.

"Negative thinking also creates feelings of helplessness when you're faced with stressful

situations and can even prohibit your ability to cope with stress in general, which leads

to poorer outcomes that could – yes, you guessed it – create more stress.

"Negative thoughts not only affect you mentally, but physically."

Psychologically speaking, it has been hypothesised that:

"Negative thinking could signify the inability to achieve cognitive completion — the event

continues to be perceived as threatening to self-esteem, mastery or views of the world

as benign... [This] results in ongoing emotional distress and spontaneous mental intrusions

of event-related ideas and imagery, possibly the mind's attempt to achieve completion by

repeatedly pushing the discrepant information into conscious awareness."

So basically, my daily rants are probably not good for me like I used to think. So I've

decided to take a break from ranting for a while. That's not to say I don't want

to make videos anymore – far from it! Over the last day or two, I've gone ahead and

created a new channel, Positivity Repository.

This will be a place where I can talk about all the goodness in life, whether that be

positive experiences that I've had, feel-good news stories that I've seen, or memorable

speeches and quotes that I've read. I'm sure you've all heard about the power of

positivity, but there's growing evidence that a positive outlook on life really does

help you. Here's a quote from The New York Times article, A Positive Outlook May Be Good

for Your Health:

"There is no longer any doubt that what happens in the brain influences what happens

in the body. When facing a health crisis, actively cultivating positive emotions can

boost the immune system and counter depression. Studies have shown an indisputable link between

having a positive outlook and health benefits like lower blood pressure, less heart disease,

better weight control and healthier blood sugar levels."

I'd be a bit of a mug to ignore all this research and continue on my descent into a

negative place, so I've decided that I have to move on. It's a very selfish reason,

but an important one. That's not to say that I will be deleting Daily Rant Australia

– of course not! I'm quite proud with a lot of my videos, and I think it was a great

way to document my thought processes over the last year or two. I guess you could liken

it to being a "living journal", so to speak. I suppose when my children are older,

they might be interested in what Daddy had to say back in 2017.

There might also be a time in the future where I need to rant about something again, so I

better keep all my options open! Don't burn your bridges as they say.

Just to be clear, I'm not quitting YouTube – just changing direction. I know there's

lots of badness and negativity in the world, and somebody needs to discuss these issues

in a public forum, but I'm afraid at the moment, that's not going to be me.

So Christmas clubs are they a good or bad? A Christmas Club is a scheme whereby

people save into regularly and they end up getting vouchers at the end

of the year. These schemes are really popular but

the problem is they have some drawbacks. While they are good for

encouraging you to save regular amounts they're not covered by the Financial

Services Compensation Scheme something I've talked about in a previous video

so if they go bust then you lose your money. Also they don't tend to pay any interest

so you only get back what you paid in. There are typically exit charges if you

pay into this and you want to get out early and you tend to have less choice because you

only get your money on a set date and sometimes you can only pick from a set

catalogue. A far better idea is to use a savings account and set up a direct

debit each month to move money into that account and then you can buy presents

when you want from whatever shops you want.

Trump and Putin meeting 'will happen one way or another', Kremlin says

Kremlin officials said they have been "receiving contradictory signals" from the White House, but claimed the Russian leader would meet with his American counterpart "one way or another".

However, the White House has denied the President will not have a meeting with the Russian leader away from the current summit discussions.  Both leaders are in Vietnam to attend the APEC talks in Danang to discuss trade with Asia-Pacific countries, and it was widely expected the pair would come face to face, even if just for an brief 'sideline' meeting.  Kremlin spokesman Dmitry Peskov told reporters today Putin would meet Trump on the sidelines of the summit one way or another.

But he later said the prospects of a meeting were unclear. He said: We dont fully understand yet.  "But we are patiently continuing to work in order to come to an understanding.  "Both presidents are in town. .

"One way or another they will cross paths." The already tense situation between the two nuclear powers has come under serious strain in recent months, with Russia's top diplomat in the US recently saying relations had "hit an all time low".

Last month, Russia announced it would be suing Mr Trump's government over the "illegal seizure" of its diplomatic properties in the US.

American officials expelled 35 Russian diplomats and took control of the buildings in response to Moscow kicking out 455 embassy staff from embassies across Russia. The diplomatic crisis comes despite repeated attempts by President Trump to improve links with Mr Putin's government.

The pair reportedly enjoyed a positive first meeting at the G20 in July, and the US leader repeatedly praised the Russian leader during his 2016 election campaign.

Mr Trump has said it would "be a great thing if we could get along Russia", though relations have since soured after US lawmakers approved fresh sanctions as punishment for Russia's meddling in the 2016 election.

Buy property with no money down now this is something I actually know quite a bit

about because I started out at nineteen years old and I had no money so I've

been doing this over 30 years and I'll show you how I've done it and how you

can do it too before I get into that I want you to take notice here I have an

get into it let's talk about buying with no money and when I say no money I am

talking about none of your money okay it always takes money to buy it's got to

come from somewhere but it's not impossible to do I've been doing it for

a long time and you can too and I've got a one-man studio here so bear with me I

gotta hit refresh on the screen here and then if you got any questions I'll be

able to take them because I can see him over on my other monitor

all right so I'm gonna take you over to the whiteboard all right

so how do i buy real estate with no money okay

sounds unbelievable and some of the times I've heard people talk about it in

ways that are actually quite unbelievable and nearly impossible but

I'm gonna show you exactly how I have done it so I know it's possible okay so

first of all the only way you're gonna really be able to buy a property with no

money down is you have to have your bases covered when I say that I mean you

gotta be you got to have a deal you gotta have a very good deal okay and

there's reasons for that we're gonna get into it but the only way you're gonna

get a deal on a piece of property is you have to understand the values you have

to know the values of the properties that you're focusing on so number one is

you gotta understand the values in the neighborhood

of which you plan on buying okay I always tell people buying your own

neighborhood because it's one you frequent the most often it's the one

that you're gonna catch and see if something's odd and I'm talking about

whether a property becomes vacant or you know a property I has you know for sale

sign because getting there first is key and getting a deal okay so I've got tons

of videos now on making deals and Shawn deals that I've made even recent ones in

the last couple of months or weeks and you will know that I always say be

relentless be there first that's key and please share and please subscribe please

and like videos you play you're at it so number one the way you're gonna get a

deal that is below market and the best deal you can possibly get you got to

start calling on for sale signs now not just to find a deal but this is where

you get your education so that you know a deal when you see one

listen I've lost tremendous deal once why it's not very often but I have lost

I've lost some really good opportunities because I was looking before I was was

prepared for the neighborhood that I was looking at and you know sorry I somebody

handed me a deal and I wasn't quite sure it was a deal and by the time I could

figure it out somebody else took me out and so you don't want that to happen so

it's it's key that you start looking immediately and start understanding

values in your area so how do you do that okay like I said start calling up

for sale for sale signs no not just that you're gonna talk to the agents okay

that have these signs up and make them your friend talk to them you know tell

them that you're interested that you're a player you're gonna buy and ask them

for their opinions what do you think you know what's what's a deal in this

neighborhood because they probably in the beginning they know better than you

but before you're done you're gonna know probably better than they do so always

talk to agents when you see a sign up you call on it and when you see a sold

sign on it call back talk to the agent now they're really not supposed to

disclose and tell you exactly what they sold it for but many of them are pretty

kind and and will let you know a pretty good ballpark of whether it's sold full

price or maybe it went over over the asking price that happens too sometimes

but that way you'll be able to discern a deal when you see one because you'll

know what you know what a 3-bedroom 2bath is and this doesn't this extends

to all property all real estate of all kinds I bought more than a hundred

pieces of vacant land acreage many many many single-family homes some duplexes

multifamily apartments fantastic incredible deals on multifamily

apartments also on land land is a huge opportunity where you can buy with

little or no money down so I'm gonna get to today's video is just about buying

with no money okay I'm gonna show you how I've done it and then the ways that

I've done it okay so you always call on the sides you always talk to the agents

that have signs and you always talk to people that are selling you know

independent people that have a for sale sign by owner and you talk to a man you

stay tattooin okay it's very important you

want to make everybody your friend but you also need to stay in touch often

because if you're not in touch often you're gonna be forgotten if I've seen

it many times and one of the reasons I get the deals that I get is because I'm

very very you know disciplined I contact people constantly I stay in touch and

it's easier than ever now with it you know the text an email or but you know

nothing beats person-to-person but it's still very important that you stay in

touch one way or another you know because what it does is it puts you in

the forefront of their mind and I'll give you an example you know you can

call on a property one day and and then you call back the next or a week or two

later and you're gonna find out oh they drastically dropped the price or you

find out that they drop the price a week ago and now it's sold and now it's under

contract by somebody else they didn't call you they didn't think of you they

didn't they didn't think of you that's what happens

but what probably happened is somebody called that day the same day that they

just lowered the price and they said hey we just lower the price come take a look

because that's how it works that's how it works the agents as soon as that as

soon as the news changes they spread it out to whoever's nearby so you have to

constantly stay close okay okay so said make everybody your friend okay

also let everyone you know let everybody know that you are a buyer deals always

make it clear they you know you buy any age you start say look I'm buy I'm a

buyer but you know I'm always looking for a good deal I don't want to buy just

anything I'm looking for something that's a good deal otherwise you'll get

handed all kinds of stuff that is just an average deal and you don't want that

okay when you do all these things now you're building your own personal

database in your mind you're gonna understand that you know when you look

at enough three bedroom two baths or whatever a land or vacant land or one

acre or two acre lots whatever you're going to know if maybe they have sewer

maybe some as a walk déméter these are all things you'll

figure out as you as you discover a neighborhood and depends on what type of

property you're looking at but it's all relative to every different kind of

property doesn't matter if it's commercial or office or industrial I

bought all properties this way and in some nearly all I probably done with no

money at some time or another so you'll know a deal you'll know a deal when you

see one and that I can't tell you you're gonna hear me say it a lot because that

is the most important thing if you don't recognize a deal when you see one you

can't take advantage of it so you would have to do these things that I just told

you you have to do there's no shortcut there's no mentoring program where

somebody's gonna put their arm around you and make this happen

this is a hundred percent dependent on you and you alone okay once you know a

deal then you can sign for a deal right you go in and it's gonna be you know you

agree but you're agreeing to buying this property for amount that is less than

what the property is worth what the market value is cuz you know values so

you go in the siding you write your check for your deposit and now I know it

says you know no money down but you know relatively speaking a few hundred

dollars there's no money but whatever if you have to go borrow borrow the deposit

you know write a check and and and then borrow the difference or whatever you

got to do but there's no getting around a deposit check if you try to get away

with no deposit you're gonna look like a flake and nobody's gonna trust you so I

want to qualify no money maybe you borrow the money okay that for the

deposit okay no big deal so you're gonna get the deal you're gonna get the deal

signed now once you've got that the deal signed you're going to this is the key

thing once you have the deal signed where you have built in equity meaning

if you're buying it for 70 cents on the dollar so you got basically you have a

30 percent equity this is what makes a deal a deal is getting it under market

when you have a deal you can produce that to could be a hard money lender or

a potential partner the so where this is where the no money

comes in they're gonna give you the money right if you have heavy equity

that's what every bank looks for that's why when I buy a building now they want

me to put 25 percent down if it's not an owner-occupied I might get away with 20

percent if it's a big industrial building and I plan on occupying it but

in general they have to have equity to feel secure

I just bought a lake house that was worth several hundred thousand dollars I

got for $80,000 this is less than six months ago I got a hundred percent

financed okay and I didn't even need it 100% financed I'm just gonna pay cash

for it but I knew that hard money lender and I showed up and I said hey listen I

got this thing it's a steal and I said you got any money so now I don't hardly

have any money Tom I have probably less than a hundred grand I said hey that's

great I only need eighty okay so 100% financed that was a no money

down deal for me and that can be for you too and now briefly I'll talk about this

you're gonna find hard money dealers they're gonna learn two points maybe and

they want to get a 10% interest listen if that's a stranger loan to you that's

a fine deal that's a fine deal and what do you care about paying ten percent

interest on something that you've got heavy equity in that you can turn and

flip or whatever so you do what you got to do to get that money that's you know

that it's cheaper money that have an apartment and which is also an option to

you if you get a partner them that pays for the whole thing are gets the loan or

whatever you're gonna split all the money anyway so don't be afraid of hard

money lenders you know I I borrow money as a favor to people but I only pay four

percent because I've got great credit and I don't have to pay more than that

so any of them built in equity that's gonna lead to you getting 100% financed

deal or go find a partner now it's 100%

financed again no money for you right now

assignments okay now assignments is not really a way to an assignment is a way

for you to make money and this is one of the first ways that I discovered how to

make money this way is I found a large industrial property kind of a commercial

actually it's kind of a combination it was a in the front it was retail in the

back it had a big roll-up door and it was a plumbing outfit

anyways I recognize this as a deal and I've a little bit of details - bottom

line is I got it signed where I could buy it for like 110 120 thousand dollars

went to somebody that had money said hey you smell bosses hey boss you know what

you want to you want to go in on this with me and he said man that's a great

deal Tommy he goes but I don't want a partner and he said how about I gave you

$20,000 and you just take and and you just go away and I'll buy it by myself

of course perfect that's all I wanted that was

great to me I made a deal just like that so you have that option but if you've

got a deal you can either find a partner or you can find a hard money lender they

can look at the property and determine okay yeah no problem plenty equity here

if you don't pay me I'll take the property back I'll make even more that's

how I would do that's how I would feel okay so let's talk about backups to this

let's say you have a deal on a property and you're not gonna be able to get a

partner for whatever reason okay good this is other ways I've bought property

and I'm gonna talk about you what you do is agree to a very short term financing

in other words you say let's sign this deal let's write it no money but I'll

pay you off in six months six months or or what you do is you just kind of get a

long escrow one of the first property I bought when I was 19 years old I got it

owner financed but I got a six month escrow that six month escrow also

allowed me access into the property so I turned the lights on I moved into the

property moved my company and the property I just started the cabin shop

at the time so I had no payments now for six months so that allowed me to save

basically I paid rent to myself and just save that rent and at the end of six

months it was essentially a no money me down

deal because I would have been paying rent to my previous landlord but now I

was the landlord and I had no payment because I didn't quite own the property

but I had the rights to it so at the end of the six months I had like ninety five

hundred bucks and and and had my down payment to buy the property and it was

owner financed and it was fantastic okay that that's one way okay

another way is if you don't get the extended term like that to get your

money so you in other words you use the property that you have but you have the

freedom to use it to make money with it until closing

and then so you're using the property to make the money to come up the down

payment to buy it and then of course then after that takes care of the

payment contract for deep contract for deed is something I haven't used that

often but I really really like this this tool I bought about one of my first

homes with this one that spent third or fourth home that I actually lived in but

I don't a lot of real estate buy now and but I found this property I wanted to

buy and told the owner I said look I'm gonna have can I pay cash for this thing

here and about I don't know six months and can we do a six-month escrow and I

said I'll just pay you rent and he said well let's do a contract for deed he

wanted it he wanted to have a contract for deed now what that means is it's

almost kind of like a lease option to buy kind of not quite the same buddy but

it's a contract that says I'm gonna pay him and maybe in my deal is I was paying

the electricity I was paying I was paying all the utilities of course cuz

living in place but I was also paying the taxes on an any upkeep that there

was and then at the end of I think six months a year I remember exactly I would

come up with the rest of the money to buy the whole place in the meantime

every payment that I gave him he was givin me a little bit of credit towards

purchase because part of that paint money I was paying him was paying part

of the mortgage or I'm sorry he was paying part of a mortgage he had but but

so he'll out a certain amount of it as principal but even if it's interest only

in his mind it doesn't matter your you're getting the property held for you

until you can get a loan but essentially you

you know this isn't necessarily a purchase but it's a way of getting time

and it's a contract for a deed okay this is a backup if you can't make some of

the other stuff work but it's also something that suits people it suits

people sometimes let me give you an example let's say I

liked you and I wanted to sell you my property

and I know that I'm gonna take the proceeds of this property that when I

when you do pay me off cash I'm going to buy something else okay so I know that

you're gonna eventually have the money so I might give you a contract for deed

with the reason being is I'm not ready for this to close because this property

once it closes I'm gonna have cash and I'm not gonna have anywhere to put it

yet so what I might do is say give you a contract for a deed and now wallet we're

waiting for you to get your contract I'm gonna prove that expires and you have

your money to pay me I am gonna go look for the next property that I'm going to

buy with your money so that's a reason somebody might give you a contract for a

deed they don't want to close the deal because as soon as it closes then they

either have to have an accommodator you know the clock starts for deferring

taxes you know in other words deferring the gain off this property into another

so anyways that's just another reason for contract fatigue okay so the other

backup to that is like a road here is a long escrow and a long escrow surgery if

you can have access to the property it buys you more time and even if you don't

have it it buys you more time to go find a partner or to go find a hard money

lender if you watch any of my last more recent videos you know that I've been

having to close deals all cash and on very short notice I mean I have a

three-day deal I have an 11-day deal I think

lakehouse sent a bottle so all these properties just bought in the last few

months the lake house I think also I mean I think I bought that inside of

three weeks and that actually was a long escrow compared to the other ones so

that's it I don't know if anybody has any questions or any questions at all

any fears any fears with doing this stuff for a Ryan how you doing

anyways any questions you have this is good time or if you think of them later

you can always put them in the in the you know below in the comments and we'll

certainly circle back and get to answer them try to think of what else I can

cover here with you well one thing when you do contact agents and you talk to

agents is you learn about the area you want to ask them questions like you know

hey how much is the property also you know why is it so much if it seems like

a lot because you might go why is it so much why it seems like it's high and

you'll find out that that may be you know there's that happens that happens

and so a lot of tension well one that seems high

you know and anyways I can give you a perfect example and this is actually

deal I lost recently actually less than a year ago I lost this deal and so let

me explain what this was because believe me you're like you know failures the

failures you're gonna learn from like like no others so I have a guy well yeah

Ryan you oh yeah I don't even know what we have to talk about when you go to buy

it of course you got it you want to have clear title so you're gonna go to a

title office and you're gonna want to be sure to have an insurance policy for

sure so but let me tell you about property and a property it was

industrial okay it looked like this next to it was a house behind it was a duplex

a little two-story duplex okay

okay I've been in touch with this guy I was doing everything right I was staying

in touch he told me he wanted to keep his house

but he wanted to oh I think he wanted a nine hundred thousand or a million

dollars for just this maybe a million with with this other property here but

he would he did not want to sell the house he didn't want to sell the house

so all of a sudden this thing shows up on the MLS and I see the pictures and he

wants a million dollars and I'm like yeah that's not it's probably too much

yeah it's too much you know I'd already talked to her enough well I find out I

talked to another investor find out he bought and I go are you kidding me how

do you make sense of that he said well he goes you know a building and a duplex

and a house I know what do you mean a house he said yeah no one I got the

house with it I know you gotta be kidding me

so this guy and again this goes to that when I say keep in touch be relentless

otherwise you're gonna be forgotten this case should have called me

I bet I even helped this guy get a contractor for his underground I can't

believe you didn't call me but anyways it happens I'm not really too surprised

at all so this is what happened he'd been talking about these two properties

this one and this one together okay for 1 million just a little bit too much

just a little bit too much he didn't want to sell this one well now he puts

her on the you know in the MLS and it's an agent and he includes this one but I

talked to him so much I'd already knew it wasn't included that made it a

beautiful deal so I lost it that's what happened all right okay great

thanks Stacey glad you're here okay Stacey if you buy 60 anchors and split

it in one to two acre sections but its owner financed how do you sell off the

tracks since the owner still has the deed okay

so Stacey you're talking about mine 60 acres and it's being owner financed by

somebody else okay so so let's say you put 20% down and you

know let's just say how much you paying for the property just give me a ballpark

it doesn't really matter but I'll wait free to answer all right

well anyways here's the deal Stacey's guys talking about 60 acres and she

wants to split it into say one or two acre parcels let's just say though okay

one hundred and ten thousand okay beautiful okay first of all you need to

make sure that you can break it up into those small other parcels and if you can

fantastic so let's just say you're gonna break

that sixty acres into two acre parcels okay so you're gonna get 32 acre parcels

out of this thing so what did you put down on this 20% or what do you think

you're gonna put down on this my next question is going to be what do you

think you can sell that the two intrabar CIL's for per per each because what I

would do is what you're gonna do is you're gonna you can go ahead and do

everything you're talking about it you can break it up just like you're saying

but depending on how much money you get per two acres you may have to go ahead

and put those in escrow and kind of close a few of them concurrently so they

you have enough money either to pay off the guy that you owe the money to

or you may go back to him and say you know let's get a you know a drawdown

agreement and what you would do is you tell them that every time you know let's

just say you have these two acre parcels and let's just say for you know let's

just say you're gonna get you're gonna have thirty two acre parcels and you're

gonna sell them for ten thousand dollars apiece okay so you make an arrangement

for this guy with the person that you bought it for it he's going to release

his interest in each of these two acre parcels as they're sold and if your so

much to say you're selling them for ten thousand dollars he will agree to

release them for for $8,000 per parcel okay because at $8,000 per parcel you're

gonna have him paid off in like you know in like 12 parcels like 12 times 12

times 8 is 96 thousand so with the first 12 sales he's gonna be paid off and then

the balance of those will be your own

okay you're buying it for 2,200 I don't know I don't understand with that what

you mean by that I understand you want to sell it for 8 to 10 so if any of the

bottom line is this Daisy the numbers don't matter that much let

me explain how it works so so what you do so here's your law listen let's just

say this is your encourage okay and you're breaking this into will just say

that's 30 parcels okay let's just say it's 30 goes on okay you you're putting

would you tell me you're putting down I don't know well I'm just gonna assume

that you're gonna put 20,000 down see you oh you owe 90,000 so let's just say

you paid 110 like you wrote you Oh ninety ninety thousand so and you say

you plan on some of these eight to ten will be conservative you're gonna solve

for a two piece okay okay so you're gonna make a deal you're gonna have 30

times AIDS you're gonna have you're gonna have two hundred and forty

thousand in parcels and you only owe this guy $90,000 okay so you when you

sell 12 of these twelve times eight okay

that equals 96 okay so you can make it or you can make a deal with him say look

we want to pay you off incrementally and we want to give you you know maybe you

would maybe you don't even want to give him

8,000 permit you know I worst case you give them

you just give them the full price as your seller okay you give him hate and

after 12 Lots he'll be more than paid off and what you can tell them is is

that every time you make a sale you're gonna give the whole eight thousand if

you can talk them into taking six thousand that's probably even better

because if you do it at six thousand okay six thousand you give him six

thousand you keep 2k for yourself so after fifteen lots with the six

thousand each I'm sorry your son for eight thousand each but

after fifteen Lots sold at eight thousand you keeping two for you six for

the note holder I'll just say the owner of the previous owner okay

so 15 times six there's his ninety thousand right there okay so after

fifteen lots by the time you burn up half of the property you'll have thirty

thousand dollars in your pocket you'll live recoup your money Galland plus

whatever probably you spent on doing the subdivision and now the you'll have the

remaining fifteen lots that you're gonna sell on your own over you know but now

now you get all the money because he'll be clear by the time he gets here that

that's not uncommon at all you know you can ask him it's not gonna happen

probably because you got to be a fool to do this but sometimes people will come

in with the idea of developing and they want the guy that they owe the money to

to subordinate to a new second or the cost you never want to do that you never

want to do that as an owner when you sell you don't want to do it because

you'll be stuck with all the liens if he doesn't know what he's doing so but do

you understand is that clear I think everybody understands that right you

just basically get the guy that owns it to do a release on each lot as they're

going he just releases that he releases it he releases it but he's doing it for

money and it's a good way it's a great way to sell and buy and sell it's not a

problem at all all right okay well Stacey you're saying so how do people

by the lots build yeah I'm not sure how did the people buying the Lots build I

assume they either have a builder or they are a builder

I mean I've flipped a lot of lots to builders lots of property so you know

sometimes people just buy a property with the intent of you know building you

know two years down the road people go out to the country and they buy a lot

you know they finish up whatever they plan on doing on the home that they have

or maybe the kids are finished in school and kids go to college they move out to

the country how was all the time there's a lot of reasons for moving and I'm just

assuming you're in the country cuz you got a you know 60 acres so I just sold

52 acres there's 180 homes on it now and that's in less than two years and I made

over two and a half million on that property so I like where you're going I

didn't even subdivide mine but I Rizzoli so that it could be subdivided to

smaller stuff so that's what I would do is you just you just get a release an

owner's release on the properties as they're being developed and that'll take

Easy English Lesson: Should you use "A" or "AN"? - Duration: 10:23.

Hello. I'm Gill from engVid, back to give you another lesson on an aspect of English,

and today we're looking at the indefinite article, which is "a" and "an", and when to

use each one. So: "a", "an", indefinite article. So, there's one main rule to this that you

use "a" before a consonant sound and "an" before a vowel sound. But as you'll see, sometimes

there are some little exceptions where you just have to bear something in mind to do

with how the word is pronounced, rather than how it's spelt. You'll see that as we go through.

So, just to look at the list here, the letter "a", some people will say: "a" which is okay

if you're emphasizing it, but normally we just pronounce it "uh". So: "uh bag", "uh

coat", you don't say: "a bag", "a coat". It doesn't sound very, you know, normal. So:

"a bag", "a coat", "a dress". And then here's the first exception to the rule, this word

is spelt with an "E", it begins with an "E", which you might think: "Well, that's one of

the vowels: a, e, i, o u. Why is a vowel here for 'E'?" And the answer is that when you

pronounce this word you're making a "y" sound, so it's not "e", "e", "European", it's: "Yuropean",

so: "a European", and that's why there are sometimes

these exceptions, so that is one of them.

Okay. So, then, continuing: "a fridge", "a giraffe", "a kitchen", "a map", "a sound".

And again, letter "u" is a vowel, but the pronunciation is this "y" sound again, so:

"a university". Okay, so it's important to know how the word sounds before you know whether

to write "a" or "an". Okay? So I hope that's clear.

So let's move on to the other column. This one, "an" comes before a vowel sound. And,

again, we pronounce it... This is: "a", this is "un", "un". We don't say: "an". People

do, again, for emphasis, but: "un", because this is a very small, little word, it's not

one of the most important words in a sentence, we don't usually emphasize it. So: "an artist",

"an exhibition", "an insult". If you're not sure what "insult" is, if someone says something

bad about you, they've... That's an insult. If you... If you hear them as well, you say:

"That's an insult. How can you insult me like that?" So, that's an insult, an insult.

"An offer", make me an offer. "An upset", again, if you're not sure of the word "upset",

if you hear somebody insulting you, you will become upset and it becomes an upset. That

was an upset when I heard that insult. So: "an upset". Okay? And then, finally, one other

exception, here's one beginning with "h", but it's one of the small number of words

beginning with "h" where you don't pronounce the "h", so it's pronounced: "onour", so it's

as if it began with an "o", so: "an honour". We don't say: "h-onour", it's: "onour", so:

"an honour". So, that's another little exception. Okay, so I hope that's clear. And we'll now

move on to a second board, where I'll give you a little test where you can choose which

of these two to put in the gaps. Okay.

Okay, so now we have a test, and it's for you to decide whether to put "a" or "an" in

each gap. Okay, so let's go.

"Do you have _____ pen?" Which would you put there? "Do you have a

pen?" Okay? Because "p" is a consonant, "pen". "A pen", okay.

"I'm looking for _____ cup." What would you put there? So: "I'm looking

for a cup", because "c" is another consonant. Okay?

Next one: "Shall we boil _____ egg? Shall we boil _____

egg?" So "e", is that a consonant or is it a vowel?

So, it's a vowel, isn't it? So it's: "Shall we boil an egg?" Okay. Right.

Next one: "How much is _____ Euro worth?"

"Worth" meaning: What is the value of...? Maybe compared to dollars or pounds. So: "How

much is _____ Euro worth?" Euro, it's an "E", but remember it's also about how it sounds.

So, when you say: "Yuro", you're making a "y" sound, like that: "ya". So, it's not "an"

in this case, it's "a". "How much is a Euro worth?" Okay. Right.

So, next one. This is an ominous thing that sometimes people say:

"We need to have _____ talk." And you think: "Oh my goodness, what is this

going to be about?" Anyway. "We need to have a talk." Okay? Because "t" is another consonant.

"A talk". Right.

Next one. You see a tree with apples growing, and you feel like eating one, so you say:

"I'm going to pick _____ apple." So, which one would you put there? "I'm going

to pick an apple." Because "a" is a vowel sound, okay.

Next one: "They used to have _____ dog."

Maybe a family next door to you, and you think: "What...? What's happened to their dog? They

used to have _____ dog. They used to have a dog", because "d" is another consonant.

Okay. Right.

Next one: "It's not really _____ problem." Which would you put there? "It's not really

a problem" because "p" is another consonant. Okay.

Next one: "I don't think that's _____ option. I don't

think that's _____ option." What would you put? "I don't think that's

an option." Okay? Because "o" is a vowel sound.

And then finally, kings always need somebody to follow them. So:

"The king needs _____ heir." And this word, if you don't know it, is pronounced:

"eir". It has an "h" at the beginning, but the "h" is not sounded, so: "The king needs

_____ heir." So that's really a vowel sound, isn't it? So: "The king needs an heir." Okay.

So, there we are. I hope... I'm sure you got all of those right. So, I hope that was useful.

What Happens if You Accidentally Damage or Destroy a Priceless Work of Art in a Museum - Duration: 11:23.

If you've ever walked through a museum or an art gallery you may have noticed that a

lot of the art and historical treasure on display is completely exposed.

In fact, with the exception of some of the world's more famous pieces of art, you could

easily fall over and damage much of the artwork on display worldwide, right now.

So, what would happen if you did trip and accidentally damage an irreplaceable priceless

piece of art?

As it turns out, not all that much.

This is mainly because of two things- first, museums and galleries will almost always have

insurance to cover any such damage.

Second, accidents happen and the people running the museums understand that.

In fact, in nearly every case we could find of a piece of artwork accidentally being damaged,

no charges were pressed by either the museum or, in some cases, the owner of the art in

question.

In fact, it appears that the worst that might happen in such a scenario is that you'll

get banned from the museum.

For example, consider the case of Nick Flynn, a man who in 2006 tripped over his shoelace

while walking around the Fitzwilliam Museum in Cambridge and knocked over three 17th century

vases worth about £175,000 (~$225,000).

Flynn noted of the experience,

I snagged my shoelace, missed the step and crash, bang, wallop.

There were a million pieces of high quality Qing ceramics lying around underneath me…

Although [I knew] the vase would break I didn't imagine it would be loose and crash into the

other two.

I'm sure I only hit the first one and that must have flown across the windowsill and

hit the next one, which then hit the other, like a set of dominos.

I can say with my hand on my heart that it was not deliberate … it was just my Norman

Wisdom moment, just one of those unbelievably unlucky things that can sometimes happen.

The museum official's response was to merely send him a letter advising Flynn "not to

visit the museum again in the near future."

Yes, he didn't even technically get banned; just politely asked to abstain from visiting

for a while.

In fact, the museum didn't even identify Flynn to the public to spare him the embarrassment

of being known as the guy who tripped and knocked over three vases that, before encountering

Mr. Flynn, had managed to survive about four centuries and a full six decades sitting on

those very windowsills.

(We only know his name because British tabloids tracked him down after the fact.)

In another example, this one in 2015, a 12 year old boy tripped while visiting a Taiwanese

art exhibition.

During his fall forward, he managed to punch a hole through a 350 year old painting, Flowers,

by Paola Porpora, valued at about $1,500,000…

The organisers of the exhibition went out of their way to assure the boy and his family

that they wouldn't be liable to pay any damages nor in any trouble legally.

In fact, one of the organisers, Sun Chi-hsuan, publicly insisted that the boy wasn't to

blame.

In yet another case, in 2010, a young woman, who as per usual with these sorts of things

went unnamed publicly, damaged a $130,000,000 Picasso painting called The Actor by falling

into it during an art class.

The result was a six inch tear in the lower right-hand corner.

In this specific case, the museum officials were more concerned with reporting that the

woman was uninjured than the fact that her accident had potentially wiped away half the

painting's value.

So those are pure accidents.

What about more negligent cases?

All evidence would seem to indicate that museums and galleries similarly seem hesitant to do

anything to the patron in question.

Beyond countless selfie-related accidental destruction of art that has become something

of a frequent occurrence in recent years, there is the case of a clock made by artist

James Borden that hung in Columbia Pennsylvania's National Watch and Clock Museum for over two

decades before being destroyed.

How did it meet its end?

An elderly couple began touching and pulling on its various bits, seemingly trying to see

what the clock looked like when working; this ultimately caused the clock to come crashing

down.

The museum chose not to press any charges nor seek compensation for the damages.

In fact, as in other examples, they didn't even berate the individuals in the press,

choosing not even to name them at all.

That said, we did find one exception to this "no fault" negligent destruction of art

general rule.

This happened when a tourist scaled the facade of a Portuguese train station to take a selfie

with an 1890 statue of Dom Sebastiao, resulting in the statue's destruction when said tourist

accidentally knocked the statue over and it shattered on the ground below.

The unnamed man was later charged with destruction of public property.

As for the non-public, even in cases where museum or gallery staff damage or destroy

the art, the individual usually gets off with only a slap on the wrist if it truly was an

honest accident.

For example, in 2000, some porters at the Bond Street auction house accidentally put

a painting by artist Lucian Freud, valued at £100,000 (about $130,000), into a crushing

machine…

The painting was stored in a large wooden box, which the porters assumed was empty and

put out with the rest of the trash.

The auction house assured papers that the porters wouldn't lose their jobs over the

matter, and that it was an honest mistake.

In another case, an unnamed cleaning lady tossed a bunch of modern art valued at about

$15,000 into the garbage in 2014.

To be fair to the cleaning lady, the "art" in question, created by modernist Paul Branca,

was a bunch of cardboard boxes haphazardly strewn across the floor of a section of the

gallery (modern art everybody).

Again, no action was taken against the cleaner.

(We can only hope Mr. Branca was on his game that day, and he simply took the opportunity

to go full meta-on it, displaying his former cardboard box art now in the garbage bin,

perhaps even increasing its value in that case…)

All this said, while it appears most museums, galleries and even artists will take the destruction

or damage of their work in good humor if done accidentally (even if there was a fair bit

of negligence involved), the same can't be said if the damage is malicious.

In these cases, the museum can and will press charges, and one might expect a bit of jail

time.

For instance, in the aforementioned vase-smashing story, sometime later there was some thought

that Flynn had smashed the vases on purpose for the publicity of it (given his going out

of his way to give interviews about it and some of his comments therein, despite that

the museum had so carefully avoided assigning any blame or mentioning his name).

As a result, he was eventually detained for a night, though noted he was treated very

well while under arrest, with the police simply trying to determine if he'd done it on purpose.

Once they decided it had indeed been an accident, he was let go with no further consequences.

In another instance, one Andrew Shannon punched a Monet painting, Argenteuil Basin with a

Single Sail Boat, then worth about £7m (about $9 million).

He later claimed he tripped and fell and it was an accident, but security footage clearly

showed him intentionally punching the painting.

When he was detained by security guards, a can of paint stripper was also found in his

pocket.

He was given a five year prison sentence.

This brings us to perhaps the most obvious question that arises from all this- why is

such valuable, and often irreplaceable, art stored in such a way that people can just

walk up to it and damage it (whether accidentally or not).

Well one reason is cost- placing every painting, sculpture and fresco behind protective glass

or under the careful watch of a burly guard is expensive.

Contrary to the value of the pieces they sometimes contain, museums and art galleries often aren't

swimming in money.

A second, perhaps more important reason, is that it would disrupt the experience of viewing

the art in question; ensuring the art can be properly appreciated is of tantamount importance

to those running various museums and galleries.

It's noted that said institutions have to constantly strike a balance between "keeping

works of art accessible to the public, and protecting them at the same time".

Such a balance necessitates a degree of trust be placed in the public to not paw at the

priceless works of art on display and to otherwise be careful

around them.

The Time Zack Morris Lost His Teacher's Car Investing In Potatoes - Duration: 3:33.

♫ Zack Morris is Trash

- [Narrator] Zack Morris asks Mikey if he can borrow

$300 to replace his father's new video camera.

Zack accidentally dropped it off the roof

while secretly filming his twin teenage neighbors

practicing aerobics.

Miss Bliss is teaching her class about the stock market.

The class invested $50 in a small airline that

recently merged with a larger airline,

pushing the price of the stock up three dollars

and generating $150 in profit for the class.

This gives Zack a great idea.

He asks Miss Bliss where he can learn more about stocks.

She says the library.

Then he asks Miss Bliss:

- Where is the library?

- [Narrator] The question every 8th grade teacher

dreams to hear.

Mylo tells Miss Bliss her beat up, old car is,

once again, leaking oil all over the parking lot.

Miss Bliss says she finally saved up enough of

her school teacher salary to buy a new car

that will be arriving in four days.

Zack and Mikey break into school at 6 AM.

Zack convinces Mikey to join his plan by promising

him enough money to buy a room full of video games,

a trip to Yankee stadium, and a private jet with

Justine Bateman from Family Ties as his personal stewardess.

And what's Zacks plan?

When he went to the library, for the first time in his life,

he read about a guy who made $300,000

in potato stocks in 15 minutes.

So Zack wants to sell all of the classes stock

without their permission and invest the money in potatoes.

When Mylo asks what they're doing at school this early

Zack says they're here for a special project.

Then he asks Mylo what he knows about potatoes.

Mylo says potatoes are the food of the nineties,

and it's National Potato Month, which is all Zack

needs to hear to commit fraudulent trading

before first period.

Zack convinces the rest of the class

to go along with his bold investment strategy

with this compelling sales pitch.

- Therefore, potatoes equal mega bucks.

- [Narrator] Lisa and Nikkie aren't sold,

so Zack tells them they'll make enough money

to pay for a Beverly Hills shopping spree

and a habitat for the endangered condor.

When Nikki's about to ask Miss Bliss what

she thinks of all this, Zack tells her it will

ruin the surprise when they use some of the money they make

to buy chrome rims for her new car.

Zack shows up the next day to announce their potato stock

has gone up $6,000, which comes to $300 per student.

The amount Zack needs to replace his father's video camera.

Zack says it won't be long before he's able to buy Malibu

and rename it Zack's Beach.

Mikey tells Zack they're playing a dangerous game.

They bought the potatoes on margin, which means if

the stock price drops they'll owe a lot of money.

Zack tells Mikey to relax, and they should wait

24 more hours to sell because he's got a great

feeling about these potatoes.

The price of potatoes plummets ten minutes later.

When Miss Bliss asks what's going on, Screech explains

Zack took it upon himself to take all the classes money

and invest it in potatoes.

But it wasn't just the classes money.

Because Zack bought the stock in Miss Bliss's name

on margin and then it crashed, Miss Bliss now owes $1,500.

Miss Bliss says this is the most dishonest behavior

she's ever seen and is no longer able to afford her new car.

Miss Bliss comes to class the next day

and apologizes for being, understandably, pissed off

that Zack made the whole class lose her hard-earned money.

Zack was going to sell his dirt bike to pay Miss Bliss back,

but now he doesn't have to.

Miss Bliss announces she now owns 3,000 pounds of potatoes,

and tells the class it's their new job to sell them,

so she can hopefully buy a car sometime next year.

So, now, instead of learning history and math,

the class is cold-calling people in the phone book

trying to sell them potatoes and Miss Bliss is stuck

driving a junker car that leaks oil.

Lets review.

Zack Morris broke his fathers video camera

Broke into school to commit fraudulent stock trading,

so he could invest the classes money in potatoes.

Convinced his classmates to go along with it

by promising impossible riches.

Got greedy after he made the money he needed.

And lost everything costing his teacher a car

and his classmates a decent education.

What is Rolo or Rollo Chain? Friday Jewelry Findings Tutorial - Duration: 5:41.

Rolo chain is one of those chains that has its own very unique look and it's achieved

in a fairly simple way.

Today I'm going to tell you all I've managed to find out about rolo chain and just what

it is.

When I decided to make a video on rolo chain, I first, of course, went through my stash

and found that I only owned one chain that was rolo chain and I think it's because the

style isn't something that I really love.

It has a particular look.

It's kind of heavy looking.

It's actually very suitable for masculine looking pieces of jewelry and it just was

never a favorite of mine.

So I had to go out and buy some more.

Like all other chains, you can get it very heavy and chunky and you really see that distinctive

look or you can get it pretty fine.

This is 1mm gold plated brass delicate rolo chain.

I got this at ArtBeads.com.

end or in the description box that will bring you to my blog post where I always have a

complete supply list and links to products.

So you can see we go from 1mm to 6.3mm and of course they can get even heavier than that.

This is silver plated vintage patterned rolo chain, which is really cool with the pattern

that's stamped on each of the links.

And then this one's a little bit different.

This one is called box rolo chain.

So let me explain to you what rolo chain is.

Most of the time your rolo chain is going to have round links and they're going to be

made out of half round wire.

So instead of round wire, you can see on the interior of these links it's perfectly flat

instead of round and that's what gives it that distinctive look.

Now sometimes your rolo chain will just be flattened bits of metal, like this one.

Although this one actually is half round if you look at it and then it's embossed, but

that flattened it out a bit more so that it's more of a flat piece rather than a half round

piece of wire.

And they just join together like cable chain in a simple alternating sequence.

So it's not very complex looking.

It's just something about that not having the round wire, but having even on this very

delicate one, having the half round wire that gives it a heavier distinctive look.

Now this one I thought was fascinating.

I don't know if you can see, the links are actually what looks like two loops is one

piece and I just, I have to know how things are made.

I'm always fascinated by that and this end piece will actually give you a clue as to

how it's made.

I went in with my pliers and pulled one of the links completely apart.

So it starts as this star shape and then two of those points are bent in one direction

and two are bent in another over a round form and you get those links.

So this is kind of an unusual rolo chain.

It reads as rolo chain because it's a flat piece of metal making a round shape, but then

it's called box rolo chain because it has kind of a box configuration so it's really

interesting.

Just to show you a few other rolo chains, like you can see in the upper right of these

from Fire Mountain Gems, they are sometimes done with oval links, but you really get more

of what you think of a typical rolo look in the round links, like the one to its right

in silver and then the one to the right of that you can see isn't round wire at all,

half or full round, but is flattened pieces of metal.

And these chains from ArtBeads.com you can see again are just more of that look.

Sometimes patterned.

The one in the top row second from the left is interesting.

It's diamond cut where portions of the wire are actually cut off flat and flush and it

makes that kind of oval or diamond-ish shape on there.

So basically rolo chain is just half round wire shaped into circles and linked together

in an alternating pattern just like cable chain.

Because of the half round wire it has a distinctive masculine look, but I will tell you there

are lots of other things.

You go looking online for rolo, by the way it's spelled r-o-l-l-o or r-o-l-o.

I've seen it both ways.

One 'L" or two, but if you go online and look it up you'll find lots of variations and different

things that are called rolo chain.

Like this one is kind of a variation, but that's the basic.

Half round wire made into circles gives you that kind of nice chunky...you can see these

in a bigger link.

I mean that would be a great bracelet for a guy, maybe with like 8 or 10mm links.

Something kind of industrial about it.
