I started my professional career as a commercial property analyst before managing my own portfolio.

No other asset has created as much family wealth as real estate and I truly believe

that everyone should have some exposure in their investments.

That's why I'm excited about this video, the first in a three-part series in partnership

with stREITwise where we'll talk about how real estate fits in your total wealth strategy,

how to get that exposure and an exciting new way to invest.

Today I'm going to show you exactly why you need real estate in your portfolio, how

you can use it to create a stress-free strategy with returns that beat a simple stock, bond

mix.

We'll talk about some of the challenges in property investing and how I get most of

my real estate exposure with dividends over 5% and without having to lift a finger.

First though, I want to invite everyone in the community to share their real estate investing

experience in the comments below.

So a question I get a lot is real estate versus stocks, which is the best investment and I've

really got two answers.

First, the short answer is real estate, hands down.

Real estate returns beat stocks in almost every time period.

In fact, over the 30-years through 2017, real estate provided an 1,800% return according

to the NAREIT all equity REIT more than double the total return of 731% on the S&P 500.

Not only are the returns higher but real estate offers better protection against inflation.

You know, over that 30 years, the value of the dollar has been cut in half according

to the BLS Consumer Price Index.

Something you bought for $1 in 1987 now costs $2.16 - including the price of real estate.

But the other answer is why not have both, stocks and real estate?

Combining real estate in a portfolio of stocks means you make money whether the stock market

rises or not.

In the mid-80s when the S&L crisis hit real estate, stock prices did well.

When the tech bust destroyed stocks in 2000, real estate was booming.

This is going to mean that your wealth is going to grow steadily, not crashing with

the market and you're not going to freak out when it does.

But that huge advantage in owning real estate runs face first into reality for a lot of

investors.

Buying and managing property just isn't possible for a lot of people.

Sure, you might be able to manage one or two rentals but own any more and it becomes a

full-time job on top of your full-time job.

It costs tens of thousands just for a down payment on one property.

That means, for a lot of investors, they'd have to sink their entire nest egg into real

estate and anyone that lived through the housing bust can tell you that's not a good idea.

But there is one type of real estate investment that gives you those double-digit returns,

all the exposure you need, without the headaches and problems.

You can start with less than $100 and get an investment in multiple properties all across

the country and with professional management.

We're talking about a real estate investment trust or REIT.

A REIT is an investment company that owns real estate and pays out the cash flow to

investors.

The company is managed by real estate professionals with all the staff and structure you'd expect

from a major corporation.

REITs get a special tax break from the government.

If they pay out most of their earnings to investors, they pay no corporate income tax.

That means huge dividends for investors and less taxes lost to Uncle Sam.

Now one of the best parts is that listed REITs trade just like stocks on any investing platform.

You can go into your online account or to any broker and buy a share of a company for

less than $100 - in fact, of the almost 200 REITs I follow, prices range from less than

a dollar a share to about $170 per share with dividends as high as 13% a year.

It used to be that the only REITs available to regular investors were those traded on

the exchanges, while other funds were only available to the wealthy.

Just over the last few years though we've seen the rise of online REITs and platforms

like stREITwise that have opened the opportunity up to everyone.

We're going to be talking more about these in a bit and over the next two videos.

I've been investing in REITs for over a decade and just got into online REITs myself.

For example, one of the exchange traded REITs I own is Welltower, an owner of properties

in the healthcare sector that pays a 5.5% dividend.

Here's another one Extra Space Storage which manages storage facilities.

The dividend here is only 3.7%, which is still twice the cash return versus the rest of the

market, and the shares have jumped 34% from where I bought them just a couple of years

ago.

One of the problems I've always had with REITs though is that these tend to be very

large companies that need to reinvest in dozens of new properties a year.

That kind of scale can actually work to their disadvantage, one because of the costs of

running such a large company, but also because management doesn't have as much discretion

in picking good deals.

They have to reinvest cash for growth.

Another problem for listed REITs is that the stock price tends to be more like a stock

rather than that smoother appreciation from real estate.

For example, when the stock market lost 50% in 2008, REITs lost more than 60% of their

value.

Now of course real estate prices fell hard too but actual property prices declined also

but it was more like 30% - so you have more risk in REITs.

For these two reasons, I'm excited about a new type of real estate investment called

the online REIT.

These are a lot like REITs except online REITs are smaller portfolios of properties with

non-traded shares and most of the time, higher dividend yields.

Since online REITs are smaller than exchange traded REITs, management can pick and choose

the properties in which to invest and there isn't as much regulatory or operational

expenses to be covered.

A lot of times that's going to mean better flexibility to go after only the best properties

and a higher cash return for investors.

For example, the 1st stREIT Office REIT managed by stREITwise invests in high-quality office

properties and as of the date of this video, has paid a 10% annualized dividend.

The fund is managed by seasoned real estate professionals that have acquired or managed

over $5.4 billion in property and across all property types.

I'll leave a link to this online REIT in the video description below with more information.

Because online REITs are longer-term investments, the share price of the investment or its net

asset value, isn't usually as volatile as stocks or listed REITs.

Against this, there is one disadvantage in that some online REITs are still only available

to accredited investors, people with over a million net worth.

The stREITwise online REIT is open to all investors but it's so far the exception

rather than the rule.

Now I still own some listed REITs in my portfolio but I'm diversifying into online REITs as

well.

This three-pronged strategy of owning some properties but diversifying with REITs and

online REITs gives me the best of all three.

I get that pride of ownership from direct investing in properties but also the diversification

and professional management of REITs and high cash return from online REITs.

I'm going to be going deeper into the detail of how you can use online REITs to build a

portfolio in our next video.

RDR2 Has Huge Launch, But GTA 5 Beats It - Duration: 1:11.

It sounds like Red Dead Redemption 2 had one heck of an opening weekend, the biggest of

all time in fact, not just in video games but in all entertainment.

Rockstar announced that Red Dead Redemption 2 passed the 725 million dollar mark this

weekend, outpacing movies like Avengers: Infinity War which made 257 million dollars during

its opening weekend.

Of course, movie tickets costs significantly less than a new game at 60 to 100 dollars

US, so it's not exactly fair to compare.

However, at least one game has still sold more in its first three days.

Rockstar's Grand Theft Auto 5 achieved one billion dollars in that time, though its launch

happened on a Tuesday, so it wasn't exactly an opening weekend.

Despite this, it's still the spin Rockstar is using to boast about Red Dead's sales.

Today was about 1 to 3 degrees Celsius higher than yesterday here in Korea, but the mercury

is still below the seasonal average.

So bundle up and try to stay warm.

Tomorrow is going to be sunnier but very crisp and dry due to the constant wind.

The neighboring major cities of Beijing and Tokyo will also get a good amount of sun tomorrow

with similar daytime highs as Korea's southern city of Busan.

Going over to our readings,...

Seoul begins the morning at 3 degrees Celsius, Daegu and Gyeongju start at 2 degrees while

Busan and Jeju get a warmer start at 8 and 12 degrees.

During the day the sun will warm us up nicely,...

Seoul reaching 14, and most of the other regions getting up to around 16 and 17 degrees.

A high-pressure system will let us have clear skies all throughout the week,... and temperatures

are expected to warm up, starting Friday.

From getting turned into spaghetti to finding the end of space, here are 9 mind-blowing

facts about black holes!!!!

How are they formed?

A black hole is a place where gravity is so strong that not even light can escape.

So how does this happen?

It's all caused by dying stars.

When smaller stars begin to burn out and die over billions of years, they become dense,

neutron stars.

When a star at least about 3 times larger than our sun dies, it creates a supernova

explosion and if it is big enough, it will collapse in on itself from the force of gravity.

A supernova explosion lasts just about 100 seconds!!

Stars between 8 and 50 times the mass of our sun, exhaust their hydrogen core over millions

of years but it takes just seconds for it to collapse!!

As the star collapses, it reaches a certain point called "the event horizon" and time

on the star slows down.

When it reaches the event horizon it can't collapse anymore, and the final end of the

star is the beginning of a black hole.

How big are black holes?

Black holes come in many sizes.

Can you believe the smallest ones can be the size of an atom??

Even though that may be tiny, it has the mass of a large mountain!!

Scientists believe that there are mini black holes all around the universe, and possibly

even on Earth.

Why don't we feel them?

Well, they're so small, and their gravity is so unimpactful that we just don't feel

them.

This was actually the basis of an episode of the sci-fi show Eureka.

To be fair though, none of these mini black holes have been observed as of yet.

But, scientists have been able to make miniscule audio black holes where no sound can escape.

So it may only be a matter of time.

The largest black holes are considered "supermassive" and have more mass than 1 million suns together.

Fun fact: Scientists have found that every large galaxy has a supermassive black hole

at the center, including ours!!

Spaghettification What the heck is spaghettification??

It is a scientific term, I promise.

Scientists can have fun too!!

Also known as the "noodle effect", it is when things are stretched into long thin

shapes, like spaghetti, because of very strong gravitational forces.

While this may sound funny, it is NOT something you want to happen to you!!

Or anyone!!

Scientists are hotly debating what would happen if you fell into a black hole.

Hypothetically, if you reached the event horizon, gravity would be so strong that you would

be stretched out violently by the gravity field into a one-molecule wide string.

Long story short, your body would be infinitely stretched as it gets pulled closer and closer

to the center of the black hole.

Your body will be kept together, but stretched until you reach atomic levels of thinness.

For you, time would begin to stand still because you would be moving at the speed of light,

or something like it.

But, for someone who is on the outside looking in, they have a much different view of what's

going on.

Remember I said that light doesn't escape a black hole, so of course no one can really

"view" what's happening inside of the black hole.

So, to the outside viewer, the person getting Spaghettified won't look that way.

What would you see?

A freeze frame image for lack of a better term.

They would see the last possible image of the person who had just crossed over into

the black holes gravitational field That image would remain for some time until

it would eventually change color and vanish with no sign of spaghettification, because

it would all happen so fast!!

Any object's molecules that are pulled into the gravitational field of the black hole

would be ripped to shreds.

And after that??

That is the question.

Black Holes Can Create Stars While you might think that black holes destroy

everything, that's not entirely true.

When gigantic black holes form from a supernova, so much material explodes off far into space

that they can create entire new stars!!

An article was published in the journal Nature that said that supermassive black holes not

only create new stars, but also control how many stars a galaxy gets!!

Supermassive behemoth black holes can sometimes unloose enough material to form whole new

stars.

These black holes directly impact how quickly the process of star formation stops.

They say that star formation stops more quickly in galaxies with smaller black holes in the

center.

Black Holes produce a lot of energy!

How is that possible?

It has to do with the event horizon of the black hole.

The closer things get to that event horizon, the faster things move as the gravitational

force gets stronger.

As all the material gathers around the event horizon and starts orbiting around, it gets

faster and faster.

Because of the speed it heats up, and it gets REALLY hot, like billions of degrees Fahrenheit

hot.

Things act differently at this temperature!!!

This extreme heat transforms the mass from the material into blackbody radiation, which

is a form of energy.

Now, this is significant for the following reason.

Here on Earth, our best nuclear fusion process can take .7% of mass, and turn it into energy.

Because of how the black hole works, it can convert 10% of mass into energy.

See the difference?

In fact, this is so extraordinary in the minds of some scientists that they think this radiation

and process could be used to power spaceships in the future!!

Interestingly enough, black holes can also evaporate and disappear over time.

Stephen Hawking predicted this discovery in 1974.

Now called Hawking radiation, it evaporates into space little by little until there is

nothing left.

How many black holes are there?

As you now know, there are many different sized black holes in the universe, including

some that are too tiny to see.

But even if we just talked about the ones we could see, there are actually too many

too count.

Just within our Milky Way Galaxy, there are believed to be about 100 million black holes

of the "stellar mass" variety.

(Which is between the "atom size" and the "supermassive" size).

That's a lot.

How do we know this??

The Milky Way galaxy has about 100 billion stars.

Based on that, about one out of every thousand stars is massive enough to become a black

holes.

So our galaxy probably has around 100 million black holes.

Out of all of these, only about 12 have been identified.

The nearest one is about 1,600 light years away, soooo…..that's one less thing to

worry about!!

3.

Do black holes consume everything?

Contrary to popular belief, black holes don't go around sucking the life force out of stars

and eating everything in sight.

While you might think that nothing escapes black holes, that's not necessarily the

case.

Light doesn't escape black holes.

Surprisingly, there are cases of black holes "spitting out" certain objects into the universe.

To be fair, not every black hole can do this, in fact, the only recorded cases of this are

with the Supermassive Black Holes, you know, the ones that are billions of times bigger

than our sun?

Anyway, matter can apparently slip by the accretion disk within the black hole, which

means it doesn't enter the "point of no return", as such, the gravity of the black hole will

actually "spit" it back out.

These "spitballs" can be the size of planets!!

ANSWER: For those of you who guessed, the supermassive black hole at the center of our

galaxy is SAGITTARIUS A. It has a mass equal to about 4 million suns and would fit inside

a very large ball that could hold a few million Earths!!

In the case of Sagittarius A, these chunks are spewed into the galaxy at a rate of 20

million miles per hour.

Hopefully not too close to our solar system!!

How strong is a black hole?

Now that you know that black holes can't consume everything in sight, and aren't

cosmic vacuums, just how strong is a black hole?

It's gravity doesn't reach out infinitely.

They are confined by a very basic law: the strength of gravity depends on its mass.

For example, take the Earth.

The Earth has a certain amount of gravity attributed to it, which is why we can hold

the moon in an orbit.

Now, imagine a black hole suddenly appeared in the galaxy, and it was the exact same size

as Earth.

The gravity field it emits would be the same as Earth's.

If you replaced the sun with a black hole of the same mass, the Earth would not get

sucked in.

It would just keep orbiting in the same way.

Now, once you crossover past the event horizon into the black hole itself, you'll begin to

feel its pull.

If you're outside of it?

You're perfectly safe.

Just make sure you know how big the black hole is before you get close to it, ok?

Jokes aside, you may have seen images of matter from a star getting sucked into a black hole

but it's actually stellar wind that is getting pulled in.

Not the whole life of the star!

What is at the center?

When I was telling you about spaghettification, I mentioned that hypothetically, if you passed

the event horizon, gravity would be so strong that you would be stretched out violently

by the gravity field into a one-molecule wide string.

But you would think that in theory, those molecules would get pulled into the center

of the black hole.

But what does that mean??

Einstein believed that that was the end.

After that, everything was over.

BUT a physicist from the University of California, Santa Barbara, Joe Polchinski says that the

inside of a black hole might not exist.

He says that there is no inside at all, and it is probably the end of space itself!!

As if black holes weren't already super abstract and difficult to understand, there

is a huge mystery with black holes.

Quantum physics theory states that information can never disappear so your atoms could be

"rearranged", but in theory you should be able to see those atoms and tell that they

were once a part of a human.

But if a black hole evaporates like Stephen Hawking showed, then that means everything

vanishes with it.

Another confusing aspect is that the core of a black hole is infinitely small, yet has

infinite mass.

What's more, time and space bend around the core, so time actually slows down, and space

is literally swallowed into it.

Which begs the question, "What is going on inside the core of a black hole?"

The debate and theories continue!!

New IPAD PRO but no IPAD MINI 5? - Duration: 4:55.

Hey friends good morning now just a very quick video today just to cover the

brilliant announcement of the brand new Apple iPad Mini 5 which Apple announced

like this this morning. Yes that's right of course that no Apple did not in fact

announce the iPad Mini 5 which a lot of us especially us pilots were really

kind of looking forward to. Now instead they announced there was a new MacBook

Air there are new updates to the Apple stores the new iPad pros and then Lana

Del Rey saying a nice song at the end. But we were left wondering well what

about the iPad Mini 5? iPad Mini 4 was released in September 2015 that's like

over three years ago so where's the update? Today we're announcing an all new

iPad pro it's gonna push what you can do on iPad or on any computer even further.

The new range of iPad Pros were released but are they any good for use in

aviation and for use by pilots in the cockpit? Well let's take a look through

some of the specs. Well the smallest size that you can get in the iPad pro now is

11 inches that's the diagonal measurements of the screen itself

compared to the 7 and a half inches which we have currently in the iPad Mini 4.

So it's a lot larger in terms of the physical size that will be occupied on

your lap. They all come with the new true depth camera which gives you face ID for

face unlocking. Now I'm not sure how useful that is in the cockpit.

I actually set my iPad Mini without a passcode so I can just press the home

button and it will unlock straight away. I haven't tried using face ID to unlock

a device in the cockpit. I don't know if it's going to be distracting I don't

know if you can disable that entirely and just unlock the iPad pros with a

single touch but depending on that and depending on how you like to lock and

unlock your iPads in the cockpit for having face ID and no physical home

button that might be a consideration for you. Yeah also it's raining this morning

so apologies if there's any drops. One of the key differences is the chip that's

inside so the new chip there's the A8 processor which is in the iPad Mini for

the new iPad pros have got the new A12X processors this is supposed to give

you three times the speed in terms of CPU performance and eight times the

speed in terms of graphics performance. So if you are running apps on the new

iPad Pros compared to the current versions

of the iPad minis in theory they should run a lot faster. The iPad pros come with

the new Apple pencil as well and I usually quite like using a stylus on an

iPad in the cockpit but I found that sometimes when you get the stylus on the

end of pencils it's a little bit fiddly. But this obviously is designed to

integrate properly with the iPad Pro. Also it's got the tap button on there

where you can activate some of the features so having that stylus for

writing things down like clearances could be quite useful in the cockpit.

Battery life between the iPad pro and the minis is exactly the same as

advertiser's up to 10 hours and then the pricing has been released now you can

pick up an iPad Mini 4 here in Australia for about 4 or $500 depending on whether

you want Wi-Fi, Wi-Fi and cellular. The new iPad pros the 11 inches starts at

799 dollars US dollars that is for just the Wi-Fi version or if you want

the Wi-Fi and cell version which I actually recommend when you're flying

because if you can't tether your iPad to your phone you want to get an actual

Internet signal whilst you're in the cockpit that's very useful at times,

US dollars is 949 here in Australia it's one thousand four hundred and forty nine

dollars for the base level that's the 64 gigabyte iPad pro 11 inches which is

quite a step up from what you'd be paying for the iPad Mini for at the moment.

So should you upgrade that's the question. Well to be honest with you

there could still be an announcement for a new iPad Mini 5 in the future. I think

sometimes what Apple do is they want to release the big items and then

afterwards they go and release some of the smaller items

so maybe just hang five if you are waiting for a smaller a newer smaller

version of the iPad Mini because that might be coming out soon. But if you do

want to upgrade to the iPad pro the best advice that I can give you is check with

whoever makes your electronic flight bag if that's AvPlan, Oz Runways, ForeFlight,

Sky Demon, whatever you use check with them that it's been tested to run

on the new hardware before buying the new hardware and trying to run the

software on there. Me personally, what I'm going to do is I'm gonna stick with my

iPad Mini 4 for the moment and it's mainly just because it runs the

applications fine there's no speed issues and the size to me just because

it's nice and compact in the cockpit that makes all the difference. So I'm

gonna stick with the iPad Mini 4 and if a new version comes out which has got

the pencil and some of those processor and speed upgrades then I'll probably

upgrade to the Mini 5 at that point. Okay that's it I hope

JUDGE DANA: All right, and you're here, Miss Neil, because?

I'm here to prove that I'm not a cheater, Your Honor.

And to basically save my family.

And my relationship.

All right, let's look back on how you got here.

ELIJAH: Yes.

How did that happen?

Actually, I posted a picture and she liked it, so I inboxed her.

I asked her why she liked it and she was like, "I think you're cute".

JUDGE DANA: Ah!

All right. Mr. Cutler, we didn't have Facebook then, I couldn't inbox you then,

And it's not always guys. I don't just randomly give my number out

It's people that I've already known before him...

and eventually after a conversation, I give them my number.

I tell all of them I'm in a relationship

and some of them say they don't care

and some of them do back away, and they don't text me again.

But some of them say they don't care.

It actually is, but when I tell him that it's,

and she would stay with my dad and his girlfriend and they had a party.

But when she finally answered her phone, she still wouldn't tell me where she was.

ELIJAH: Before all of that, she asked me to pick her up.

Because he had called my phone before I left Savannah and he asked me

would I come back and could we work on it?

And that's why I was like, "Okay, well, you pick me up in Statesburg

"and we'll go from there. We can work on whatever you want to work on."

Is that how you remember it, Mr. Elijah?

I mean, yeah, some what. But when I got there...

Somewhat, like! It's always somewhat.

When I got there, I wasn't expecting to see two guys and her and another girl.

The other one was the person that I was with while I was in Savannah.

It was his car.

But at some point, y'all got back together, right?

Y'all got in a car together, what did that look like?

A mess.

On the way back, she didn't say nothing the whole time,

but the whole time I was asking her...

About why were there two dudes and two girls in the car.

Actually, June the 9th.

JUDGE DANA: So two days later.

On our anniversary, really?

June the 9th, the day I left

probably for like two hours.

By the time I come back, she smelled like soap in her changed clothes.

We had been out in the heat all day, what you expect?

JUDGE DANA: Can't a woman take a bath?

Because she's taken her phone in the bathroom.

What do you need a phone in the bathroom for?

You take your phone in the bathroom. You do it, too.

How do you know she smelt like soap?

Because I could smell it on her.

JUDGE KEITH: How close did you get to her?

Close, but she was trying to push me away.

Were you inspecting her?

Yes.

Yeah. Basically. To be honest.

I gotta tell you. This is a whole another level.

And I... Don't sniff me. Just don't do that.

You cannot have those levels of suspicion and paranoia.

Now she's admitted.

And I understand why you would have an issue with that.

If you're gonna stay in this relationship you gonna have to let that go.

About a ring that I bought because I wanted to marry her,

And your testimony is not consistent with somebody

who's proposed and gave a ring.

So I'm gonna just tear this up,

dismiss your lawsuit...

JUDGE KEITH: Now, we still have to go back to the cheating allegation,

and in order to get to the bottom of that,

Miss Neil, you have submitted your phone to the court

for examination. Is that correct?

Yes, Your Honor.

All right, at this point the court would like to call

cyber security expert Mr. Greg Evans.

Ron, would please bring in Mr. Evans?

Mr. Evans how have you used technology to catch cheaters?

GREGORY: I do cyber crime investigation including

forensics and social media investigations.

In this case you were able to examine Miss Neil's phone. Is that correct?

Yes, I did. And when I did, um, I noticed...

The first thing I noticed when I got the phone

that Miss Neil had went to the phone and started deleting information

on the phone,

Like videos, text messages, and um, photos.

Are you able to recover deleted information?

Yes, I am.

(AUDIENCE EXCLAIMING)

JUDGE DANA: What did you find?

I was able to recover 166 photos,

and found eight deleted videos on her phone.

You take your phone in the bathroom. You do it, too.

What did you find with the photos and videos?

(GREGORY SCOFFS)

(AUDIENCE LAUGHING)

GREGORY: Out of 166 deleted photos,

and the eight deleted videos,

they were all innocent.

There were so many of her kids, her with the kids,

she's taking selfies in the mirror with the kids,

and they have pictures of you.

Same thing with the videos.

JUDGE DANA: So nothing incriminating?

I'm gonna be honest with you. This is the first case

myself or anyone on my team has

where we received a phone

where a person deleted information before handing it over,

where everything on there was innocent.

(SOBBING)

JUDGE DANA: It's okay, it's okay.

AUDIENCE: Aw.

I'm so tired of this, I'm so tired of it,

because I know I'm not doing anything

and it's like he's pushing me to feel like...

Well, if you're gonna keep badgering me and accusing me,

why not go do it?

Because I have two kids, I'm a stay-at-home mom,

I can't get a job right now because I don't trust everybody with my kids.

I get that.

I don't like everybody being around my kids, so I'm with my kids every single day.

And if I'm bathing my kids or cooking for my kids,

and you're telling me because I didn't text you back in a timely fashion,

that I'm doing something, then you need to leave me alone.

(AUDIENCE APPLAUDING)

JUDGE KEITH: All right. She's admitted that she has done something in the past

while you were on a break.

Y'all dispute whether that was a break, but it her mind it was a break.

But that's the past.

You've got to deal with her right now.

Now, you've loved her enough to propose to her.

You loved her enough to buy her a ring.

That I didn't get.

You need to love her enough to give her that ring,

and move forward with that.

Are you prepared to do that?

Yes.

Are you prepared to accept him?

I am, but if he can't get it together I'm just gonna be on the foot with you.

I'm taking my kids and you can have a co-parent relationship with me,

but it's nothing else if he can't.

JUDGE KEITH: Okay.

Luckily for you this court will provide resources

to help you do exactly what you're talking about,

to move forward.

As we say in this court room, do not cheat yourself

out of your chance for a happy relationship and family.
