are these called? Well you're about to find out. But first, remember to like this

Hey guys. I'm Patricia and today we're talking about a
few tools from the kitchen. Let's start with this one. Now a lot of people might
be tempted to call this a spoon, but we call it something else in English. It's
usually called a ladle. A ladle is used to serve soup, stew or things like that.
Now here's an interesting thing about the word ladle. It can also be used as a
verb. You can ladle soup into a bowl. But this item is called a ladle.
Ok, next up we have this one. This is called a spatula. A spatula can be used to pick
food up or flip it over. Spatula.
Next is this. This is usually called a whisk. Some people call it a hand beater. Both names are
fine, but whisk is a little more common. A whisk is used to mix things and this
word, whisk, can be used as a verb as well. For example, you can whisk eggs. Whisk.

In a Tax-Deferred Exchange, Can I Exchange One Property For Multiple Properties? - Duration: 4:03.
Hello, David Moore with Equity Advantage, and today's first question is: Can I exchange
out of one property into multiple properties?
And the second part is going to be how can a 1031 exchange expert help me?
So part one, exchanging one property for multiple, I think is probably one of the big misunderstandings
in the code, and is really dictated by the identification rules.
You've got three different identification rules.
Anyone that's been through the 1031 exchange probably is aware that that timeline and those
ID rules are the biggest headache with any transaction, but each ID rule works independently
of the others.
The first ID rule says you can ID up to three properties of any value, pretty self-explanatory.
Second rule says you can ID more than three properties, total value of the properties
ID'd can't exceed 200% of the relinquished property's value.
I guess you've gotta look at what's a property worth.
Does the property have to be on the market to be considered something to be ID'd, and
I get a kick outta that question because if I go back into 1990, let's say, and look back
in the audit manual one of the questions was, "Was the property listed at the time of identification?"
Which is really totally irrelevant.
Does a property have to be listed to be purchased or sold?
Obviously, no.
So once again, three properties, 200% rule; and the third option is you can exceed three
properties, you can exceed 200% of that relinquished property in value, but you'd have to close
95% of the aggregate value of all properties identified.
That third rule basically means you're gonna have to close everything that's identified.
Not many people want to really work with that, but it's out there.
It typically's gonna be a situation where I'm gonna encourage people to just get the
deal done inside the 45 days.
We had a client years ago that bought 24 different replacement properties, closed them all inside
the 45-day ID period, which is certainly the safe way to do it.
She was a CPA.
She understood the repercussions of a failure in that situation.
So once again, three property rule, 200% rule, 95% rule.
You can do anything you want as long as you get it done inside that 45 days.
So there is no limit to what you can buy, it's wide open.
It really comes down to how hard you wanna work to make things happen, and how well you
want to go to sleep at night, I guess.
Part B: How can a 1031 exchange expert help me?
Well I guess you have to look at it a couple different ways.
An accommodator, facilitator, intermediary; really we're paid a fee to take part in a
transaction.
We're not gonna work in an agency capacity with somebody.
We're paid a fee to handle that transaction.
An exchange expert is really going to do their best to keep you out of any potential problems,
to make sure to take a look at what that transaction entails.
We want to know what's going on when we first talked to you.
What you're giving up, where you want to go; probably gonna do whatever we can to minimize
the time constraints, the problems with the time constraints, and if we see anything like
seller carryback, changes in vesting, we're gonna take a look at those things and hopefully
get you on track early sooner rather than later.
Which comes back to down to when we'd like to hear about that transaction.
If you give us a call and the property's closing today, we can probably get the transaction
done, but we're not gonna have much time to fix anything.
If you give us some time, we can take a look at the deal, understand your objectives and
really make sure we're doing everything we can to make sure to get you where you want
to go.

How far can Voyager 1 go before we lose communication? - Duration: 4:48.
In 1977, the Voyager 1 space probe was launched to study the outer solar system.
The two Voyager space probes have become the longest operating spacecrafts in spaceflight history.
41 years later, Voyager 1 is now 19 Billion kilometres from Earth and travelling at 61,000km/h.
Despite Voyager 1 being the furthest man made object from Earth, we are still able to communicate
with the space probe on a regular basis.
But how far can it go before we can no longer communicate with it?
To answer this, we need to know how Voyager 1 receives and transmits data from 21 Billion Kilometres away.
A 20 KiloWatt signal is transmitted from Earth to Voyager 1 using radio waves.
It takes almost 20 hours for the signal to reach the space probe where it's sensitive
antenna picks up the signal.
For comparison, it takes the rovers on Mars an average of just 15 minutes to send messages back to Earth.
Voyager starts sending data back to Earth using a 20 Watt signal.
As it travels through space, the signal strength weakens.
And by the time it reaches Earth, the signal is barely detectable.
In order to communicate with objects that are this far away, it doesn't really matter
how strong the signal is, as long as you have a receiver that is sensitive enough to pick it up.
NASA uses the Deep Space Network which consists of three Antenna complexes equally spaced
around the Earth.
Each complex has a huge 70 metre antenna along with multiple 34 metre antennae which can
be combined to pick up signals that are thousands of times weaker than your standard FM radio signal.
The Deep Space network spends several hours each day listening for faint signals from
Voyager 1, and so far, it continues to talk back to us.
Since our methods for detecting signals has improved drastically over the past 50 years,
there isn't really a limit on how far we can communicate with objects in Space.
With our current technology, we could reliably communicate with objects that are many light years
away from us, as long as our receivers are sensitive and accurate enough to pick
up the extremely weak signals.
As Voyager travels further and further away from Earth it takes longer to send and receive signals.
The signal strength also gets weaker and data rates become slower making it harder and harder
to communicate with the spacecraft.
Voyager 1 will continue on it's journey indefinitely, and although there is technically
no limit to how far we can communicate, our communication with Voyager 1 only has a few years left.
Since Voyager 1 is Nuclear powered, it's electrical power weakens each day.
In 1990, in order to save power, engineers turned off the spacecraft's camera after
Voyager took the famous "Pale Blue Dot" image, which showed Earth as a tiny blue pixel
against the darkness of space.
Today, only 4 out of the 11 scientific instruments on Voyager 1 are still active.
These instruments are being used to collect data on magnetic fields, solar winds and cosmic rays
outside of our solar system.
In around 8 years, Voyager 1 will completely run out of power and will no longer be able
to keep it's instruments going.
Scientists will continue to communicate with the space probe and receive the important
information it gathers until it eventually sends its last bit of data and disappears
silently into space, never to be heard from ever again.
So although the end is near for the Voyager space probes, we can appreciate the incredible
journey they have been on and the valuable science they have taught us.

And in this video, I'm gonna show you an amazing intermittent fasting weight loss results,
and I'm gonna show you how you can achieve the same thing. If you're new to the channel,

every week. Alright, let's dive in. Okay, first let's quickly define What is
Intermittent Fasting and why should you fast? The short answer is, because it works. Plain
and simple. And I'm gonna show you some crazy intermittent fasting transformation
in a minute here. The long answer is that intermittent fasting is an eating pattern
where you switch between periods of eating and fasting. I want you to think of it as
simply taking a break from eating when you're on a fast. The problem is, you can't sell
fasting to make money. It's bad for business because it simply doesn't move any product.
Instead, we hear inaccurate statements like "breakfast is the most important meal of
the day," or "eat six small meals every day," "eat low calorie and low fat foods."
Basically, eat everything. And as we trended to eating more and more, fasting became demonized
and it's almost become this sort of taboo thing that people stay away from. It's almost
become a sin to miss a meal these days. You know what I mean?
Nowadays, we're constantly being told what to eat in order to lose weight. Which makes
absolutely no sense. Listen, it's hard to lose weight if you're always eating. I know,
mind-blowing stuff, right? Yet we spend all day thinking about what to eat, buying, preparing,
eating, and cleaning up. Then you repeat that cycle again a few hours later for the next
meal. We basically plan our entire day around food. Again, the problem with fasting is that
it's not a very marketable topic. There's nothing sexy about it. Think about it. In
a world full of fad diets, fasting goes the complete opposite way by telling you to simply
take a break from eating. But again, it's been ingrained in our heads for decades through
brilliant food advertising that we need to eat all the time.
Let's quickly define the word fasting because there seems to be a lot of negative stigma
surrounding this word popularized by nothing but bro-science and cooler talk. You hear
things like, oh it's gonna slow down your metabolism, or you'll lose muscle when you
fast, or you're starving yourself, that's bad for you. But again, there's really no
scientific data to back up those claims. They're absolutely inaccurate. Okay, this is pulled
right out of Wikipedia. What is fasting is as follows: "Fasting is the willing abstinence
or reduction from some or all food, drink, or both, for a period of time." Let's
focus on one key word in that statement: willing. You're willingly doing it. That's the
biggest difference between fasting and starving yourself. In case you really need to know,
you don't enter starvation mode which is the boogeyman that a lot of anti fasting people
throw out there, until about 96 hours or longer without food. You'd actually be shocked
how long your body can function without food, as long as you're properly hydrated. I actually
did a 3 days water fasting to prove this point and I'm gonna put a link to that video somewhere
at the top here if you're interested. But I'm not even asking for that. You'd actually
be shocked by what kind of results you can get if you even just do a 16 hour fast or
basically by eating a late breakfast or skipping it altogether.
Now I'm gonna borrow a quote from Brad Pilon from his book Eat Stop Eat. He said that Human
beings can only be in one of the following states: fed or fasted. Think about it this
way. You're in the fed state any time you're putting food in your mouth. After you're
done eating, that's when your fast starts and your body slowly transitions to the fasted
state. Once your body is done digesting the food in your stomach, that's when it starts
to use stored glycogen and body fat as a source of energy. Translation? Your body literally
starts to become a fat-burning machine during the fasted state. And if you're trying to
lose weight, specifically body fat, that's exactly what you want. You start getting the
full effects of this crazy phenomenon 16–24 hour fast after your last meal.
The problem is, again, it's 2018 and even mentioning the word fasting sends shockwaves
around the planet. You immediately start hearing people say that there's all these problems
with fasting and so on and again without any real evidence to back it up as if you're
gonna inflict permanent damage to your body if you even miss a single meal. Instead, we
start doing these completely artificial things such as eating 6 meals a day, snacking all
the time, we can't stop thinking about food and then you're like, hey I wonder why I'm
not losing weight.
And that's where a lot of people find themselves, right? Comment below if you can relate. That's
definitely where one of my private coaching clients, David, found himself. This is what
he said when I first talked to him. "Of course it's extremely frustrating when you're
struggling to get the fat off and exercising all you can! I kept wondering "what am I
doing wrong?" Sound familiar?
Again, this is common occurrence for a lot of people. They follow the eat less, move
more movement. They spend hours on the treadmill at the gym. They follow the calories in vs
calories out model, they initially lose some weight then they hit a weight loss plateau
even though they're working out every day and they're on a calorie deficit diet and
they can't figure out why they're not losing weight.
Well after 12 short weeks of working with David, saying that he's a completely different
person would be quite the understatement. You could barely recognize him! And I always
say that health isn't about the weight you lose but about the life that you gain. You
know what I mean? Like, seeing that number drop on the scale is great but really it's
all about what kind of change it brings to your life. And I asked him how this transformation
has affected his life and this is from a personal thank you letter he sent me, he said "I've
never felt or looked better in my entire life. I'm finally getting used to the extra looks
being received from people. Whether it's because of my fitter physical look or just
the personal confidence being exuded. I don't know for sure but it feels great. The boost
in self confidence is immeasurable."
I mean, that's just priceless! Who knew that you can achieve your dream body in your
