Hi everyone, welcome to

another edition of Homebuyer's School. Today I'm joined by Karen McDonald,

community manager with Brookfield Residential, and today the question we're

gonna answer is, "Are condo fees negotiable?" So that's one that I

think every condo--potential condo homeowner wants to know is, can we

negotiate those fees?

No you can't, no and really what it is is you have to--right

when you're buying you have to consider that as part of your overall

monthly expense. Condo fees aren't negotiable because

they pay for maintenance of the building, maintenance of the common area,

maintenance of any kind of recreation facilities that are in there as well too,

and insurance on the building, so ultimately you don't want to have

somebody that would be paying less than what is owed depending on what size of

home they have within the development.

So I can't say, "Well I don't use this, I

don't use thi,s so I don't have to pay as much."

No I mean that's all a part

of the buying process. Consider where you're buying and what the amenities

include and if you know that you're never gonna use the fitness facility or

the swimming pool or anything like that, maybe you should reconsider where you're

buying because you will be paying for it on a monthly basis.

One thing I always wanted

to know and especially when I owned a condo is, I bought a condo, there was no

swimming pool but then the next year I guess the condo board decided, "Hey we

would like a swimming pool", and then the fees went up and then I never bought

into a condo that I really wanted that swimming pool, how would you

address that?

Well the decision to build a swimming pool would be a huge one for

the homeowners board to go over. They would have to have 75% approval from all

homeowners to go forward with any large expense like that so that's where I

would say that's your--that's your time to put it forward when the vote goes

down, you have to be able to say "yay" or "nay". To a large degree if the

majority rules, the majority rules, and then I guess from there you would

consider whether you want to stay where you are.

And what happens if I don't pay my condo fees?

Well that would be a bad thing really.

Condo fees, the management board can come back to you if you don't pay condo

fees, they can put you know, late fee payments on there, they can

make sure that you have liens on your home as well too on the title, so it's

big. Condo fees, when you purchase a new home you agree to pay that on a

monthly basis. It's a contractual agreement between you

and the management company. So in order to not have any late fees or penalty

payments, pay them on a monthly basis, make sure that you're doing that.

would manage to help or guide Theo

The team set its cameras in different locations of the mall

What to do when you can't remember a word - Duration: 2:37.

Hi! Have you ever been in a situation where you couldn't remember the word you wanted?

Don't worry! It happens to everyone, even native speakers! And in a speaking exam, when

you're maybe nervous and stressed, it can be even worse! So here are four things you

can do to communicate when you don't know or can't remember a word in English.

The first technique is to find a more general word or explain the word. For example, if

you can't remember the word 'surgeon', you could say 'doctor' or if you can't

remember the word 'kitten', you could say 'baby cat'.

Describing the purpose

of an item in a sentence can also be useful. If you don't know the word 'scissors',

you could say 'They are used to cut paper' or 'They're used for cutting paper'.

This works best for nouns.

For nouns and adjectives, you can use synonyms. Synonyms are simply

two words that mean the same or have a very similar meaning. For example, 'clever'

is a synonym for 'intelligent', and 'stone' is a synonym for 'rock'. Antonyms are

opposite words. You can often describe an adjective using the opposite adjective. If

you can't remember the word 'old' you could say 'not young', for example.

One more technique to use when you can't remember a word is approximations. You can say 'it's

like a house' or 'it's a kind of house with only one floor' when you're trying

to describe a bungalow. Remember you can always use more than one of these language techniques

at once. So if you can't remember the word for 'office block', you could say 'it's

a kind of tall building where people go to work at desks'.

whatever there's people that do it even more so find those people as inspiration

and then recognize it in your moment of like weakness or panic or whatever that

other people have done more and that helped me just recently I was skiing in

Jackson Hole yesterday in a new area had never really been there I was skiing

alone which isn't the safest or smartest thing in the world and I came across

these signs it said caution cliff area cliff area cliff area and at first you

know I am these areas all the time generally with other people but the fact

that I was alone gave me a little bit of pause and then I realized you know what

it's interesting what am I scared of somebody was here before and they

clearly marked the danger the caution and the cliff areas for me so I should

be reassured comforted as opposed to scared and not that I was panicked but I

was you know exercising extreme caution I realized like wow the guys in me Roo

it was the first descent they had never been there before nobody had ever done

that and just imagine the panic and the fear and for them exhilaration so what's

the moral the moral is push yourself get out of your comfort zone find

inspiration somebody who's done it better faster cheaper quicker you know

more extreme whatever but go do it and I felt so alive and I was so thrilled and

it was the best run I'd had yesterday so guess what I did I did

another time and now I know that area in that terrain and I'm not at all

concerned and it was great skiing so I hope you found this interesting please

Revenue, this is a dollar amount. I put seven thousand a month

I recommend anything over three or four thousand, but in this case

I want to find a product that does a good amount of revenue every month

Price point try not to go below sixteen dollars, and I put fifty six on the high end

Again Charlie stay within this range it's the best price that I find people

Tend to make a lot of purchases on and it's the sweet spot in my opinion

Review counts 500 you guys should be able to get five to ten reviews right off the bat for your products so

make sure that you don't look anything past this point the

Typical product again, we don't want seasonal we want something that is typical

Profit per unit is almost nine dollars. We're selling it for 20

So see guys. This is what comes into play and what we want to focus on with

1700 dollars that's exactly how much we need to be able to do amazing with this product now

This is what viral launch recommends as a good order for you to do that month and a half

I always recommend that everyone start with a test order so if you see other sellers selling 3 400 units a month

Start with 200 so right off the bat

You're decreasing this cost instead of 17 14

49 to only a thousand bucks and once you start generating profit on your thousand bucks

And now you're making you know 500

600 profit after your

You know initial thousand dollars that you put in now you're much much more comfortable to putting it higher upfront cost of

1749 because you know that once you put that

1749 you have a potential monthly profit of 20 to 26 that you can make off of

Your upfront cost which is amazing and that's what I always recommend, so this is to go

This is to show you guys that you can start selling on Amazon FBA with as little as

$1,000 which is the whole point of me creating this video, so you don't need a big budget

I know a lot of people that come in

Onto Amazon FBA they only want to get started with a thousand to two thousand bucks

And once you are starting to meet that profit and you are seeing the numbers coming and the profits rule and then it's much easier

For you to invest more into a product and start expanding your product lines and bringing in more products

How we know if a product is looking good or not?

So the first thing we want to see is the trend seems to be moving up and down a lot

This is not a good sign guys

It's because it shows that it has high and low fluctuations

and you don't want a product that has structure in you rather have a product kind of be on a steady increase or

Even a flatline, but you never want to see this increase up and down like this this does not look good at all

The price trend seems to be increasing or staying mainly fast was

$37.99 yeah, so it has stayed flat the review is on an increase which is a good sign

So var launch gives it a potential sign so we need 20 to 400 units to do well selling this product

There are products with a high review rating so be sure to source a high quality product so again guys

Reviews as most of you know you need that 5 to tend to be able to compete at this level

But even then bar launch is telling you that there are people with a high amount of reviews

So you really need to make sure that you find a good quality product so you can compete with these top sellers

Otherwise if you don't have the review and you start getting bad reviews on top of that

It's gonna kill your chances of ever doing well for this specific product, so

Next thing we want to look at is the upfront cost that bar launch breaks down for us to sixteen hundred

We're gonna make two thousand monthly profit based on that and off the price selling price of thirty eight ninety nine

We're making seventeen dollar most fifty percent profit margin. Which is a really good?

price point to be at

So the nice thing again for this if you were actually to track it using the i99 on amazon FBA and

You wanted to actually go for this product just make sure that you track and make sure the numbers check out and do a test

Order so you don't need to put this whole sixteen hundred down for your first product

I always recommend that you guys do a test order

To see the numbers work to start making sales even after your first week of you seeing exactly

That consistent sales coming in the over day

It kind of supports your decision into putting more money into the product or you might even decide hey

I'm gonna make a few hundred bucks on my

Thousand dollar test a test order and you know it's not a good product for me

let me find a better product to go into so that way it's gonna save you time because I

find that a lot of people don't track products and

Put a sixteen hundred dollar investment into a product, and it takes them a month two months to sell that product

They might make a little bit of profit or some profit

But again you always want to put your money where you can maximize your return on investment

So it's always good to double check the numbers make sure everything read right and that you are putting your money where you can actually?

Maximize your ROI and your profits and your bottom line and at the same time you always look at the products that you're adding

With a long-term goal of you creating a brand around your you know seller seller account and seller central account

For your seller name so make sure that the products are somehow

Complementary to one another again if you are new to Amazon FBA you might find a few random products that are

generating good profit

but always whenever you're starting your business have that long term vision of you creating something that you can stand apart from your competition so

Three months six months down the line

You're not just selling all these random products

And you actually have a goal and a vision that you want to create your company around so always have that vision

Where you want to be three months six months you know and what kind of category you want to go after

so you have

Something that you you know you're working towards so guys this again

Saw in this video with the sixteen hundred dollar investment

You can actually do really well on Amazon FBA

Again, if you take my advice and go do a test order before spending more money and even a thousand dollars is enough for you

to get started selling on Amazon FBA

Especially if you're new and you've never sold anything online

Before you know that way once you see the money come in you see the profits rolling
