How's it going everyone?

Matt Leighton and welcome back to another real estate video.

Today is all about title, title companies, Universal Title is going to help us out.

I'm with an expert here.

Sarah.

Sarah, how's it going?

Good, how are you?

I am doing excellent.

We got a killer view in the background.

Hopefully it's not so good where you can't see us.

I've completely adjusted the brightness on the camera, which I will adjust after the

fact to make us look good.

She doesn't need to look good, I need to look a lot better.

Either way, we're going to be talking about the top 5 best things you can do to have the

smoothest closing ever.

Because in real estate you jump through so many hoops.

You have to work with me, then you have to work with a mortgage officer, then you have

to work with a title company, home inspectors, termite, all of the above, and the last thing

you want to have happen is to get to the title company and for something to not go the way

it should.

So that's why we're here and Sarah why don't we start off with top 5 things we can do to

have a smooth close.

My number one goal for closing is to have everything go smoothly.

I want a smooth transaction.

I don't want anyone to be surprised when they come to the table.

Number one I want everyone to know the numbers.

Get the numbers beforehand.

Read them.

Know how much money you are bringing to the table and certainly know your bank account

information so we can wire that bank account information to you.

And that's a good one.

Let's talk about that one for a second.

Everything is so regulated these days that you're going to get the final numbers maybe

a week in advance or maybe a couple days.

Maybe 3 or 4 days in advance, so you have the opportunity to review it then.

Realistically, you shouldn't even be asking questions at the closing table.

I know that sounds ridiculous but you have a week before to ask what the Congestion Relief

goes to and ask what the taxes are.

You're provided with every opportunity to review the documents and you should take advantage

of that time window.

Another thing; be available.

Don't go on vacation the day after closing.

Or when the other side is supposed to close.

Nothing is perfect.

If we need another signature from you or if we have a question and for some reason, we

can't seem to figure out the wire instructions, we need you to be available to answer those

questions for us.

Yeah I think this one is a bigger one than it may seem because everyone loves to travel

and everyone is planning out their vacations.

I don't have any vacations because I am a loser, I mean, I like to work in the summer.

But I think I've worked with clients who have taken trips to Japan to close, Hawaii, and

one was even in the Marine Corps and didn't text me back.

Which I'm used to in my personal life, but in real estate, you gotta text me back.

If you will be going out of town, let your real estate agent know and everyone is on

the same page.

Don't get too excited that money wait until you have it.

Know your lender documents.

Review them with your lender beforehand.

When someone comes to the closing table and they've seen the loan documents and they know

what they are and they are expecting them, it just goes for so much of a smoother transition.

Truth of the matter is, we receive the lender documents at the title company relatively

beforehand, we've reviewed them but if you already know what they are and already talked

to your lender and asked questions to that lender, that's going to make it all the better.

Also, as a title company, we send you a welcome document at the beginning of the closing,

after the contract has been ratified.

It asks a number of questions.

So many times people don't read that letter or respond, or ask questions before closing.

They come to the closing table and they want to know what title insurance is.

Well you've already actually selected your title insurance policy by then and it's included

in the closing disclosure.

If you read that document and you respond and ask questions beforehand then it's just

going to be very fluid.

You'll definitely want to know about title insurance, you'll want to ask questions beforehand.

Also, you'll want to know how you are taking tenancy.

If it's tenants in common, tenants by entirety.

If you don't know what that is, you should be calling your title company and asking them

those questions.

Yeah and I think there's a lot of additional stress that is pushed on to first-time home

buyers especially and other buyers because a friend said that buying a house was stressful.

And that closing there's all these speed bumps that come up.

But I think that in a sense you need to be a little more trusting.

And if you just follow the directions.

And I'm not a big Philadelphia 76ers fan, but if you just Trust the Process, Joel Embiid.

A little Joel Embiid reference, but if you just trust the process that if you follow

directions, if you reply to Sarah's email, and you remember everything, then things are

actually going to be surprisingly smooth.

An Ally's Inspiration: "I Changed My Major" To Fight AIDS. - Duration: 5:12.

My name is Janet Hart and I'm from San Francisco.

I grew up within the gay community.

My mom I came out when I was about 5 years old.

My sister was probably about a year old.

And that's about the time obviously my parents divorced.

There was a time when I remember at a friend who had told me she wasn't allowed to come to

my house because my mom was gay.

Her mom basically said she wouldn't be allowed to come to my house, which was very strange

and obviously it hurt me quite a bit.

I have a very specific memory of someone, my mom's basically, my mom's best friend

Orville, who had such an incredible amount of charm and an incredible sense of humor.

I remember his love of Betty Boop quite clearly.

He had so much paraphernalia, he probably could've started his own Betty Boop museum.

So in 1986, I ended up graduating from high school and went to college.

While I was away at college, Orville started to become more and more ill and his family

didn't want to have anything to do with him, which still completely boggles my mind.

Orville needed someone to care for him because no one else was going to, so typically, my

mom stepped in and took him in and converted or turned a granny unit of our house into

a little studio apartment for him and and cared for him and made sure that, you know,

he got medication that he needed and the care that he needed.

I'd been gone for several months and came back for Thanksgiving.

When I came back, I remember really clearly seeing Orville for the first time - I hadn't

seen him obviously in several months - and being so completely shocked by his appearance

that I was almost unable to talk.

I tried to hide it, but he was so gaunt and so emaciated.

I mean, basically had that wasting syndrome that is associated with with full blown AIDS

and really advanced AIDS.

I tried to hold it together.

Later in the evening when Orville had gone back to his little studio, I broke down with

my mom because he had changed so dramatically.

Orville being Orville and being the charming, amazing sense of humor-filled person that

he was, you know, he would walk around, you know, that whole weekend, he walked around,

his little tiny emaciated body, with these giant bear claw slippers.

I think they were very popular in the eighties, I don't know.

But, you know, I mean literally they were like this huge on his feet.

He'd be telling jokes and you know trying to lift everyone up, right, like he did before

he was sick and of course his personality didn't change.

He was still the same wonderful, funny and charming guy that he always had been.

So when I went back to college after that experience, I changed my major to biology.

I really wanted to work toward some sort of cure or vaccine for HIV and eventually went

on to get my masters my PhD in that field.

Another little thing I ended up doing to honor his memory was making a panel for him for

the Names Project, for the AIDS quilt, back in the early nineties.

It's definitely a testament to how much I loved him to actually put together something

with a needle and thread, which is not my forte at all.

Of course it had to have big, huge Betty Boop face right in the center.

I think it's important for the LGBT community to know that they are not alone, that there

are people that are part of their village that may not have the same sexuality that

they have, but are absolute allies and understand a lot of what they've been through.

And I think, especially for young people who are in more vulnerable situations and who

might feel more alone, I think it's incredibly important for people especially in these days

and in this day and age to step up and make sure that we support each other, and that

we you know defend each other's basic human rights.

Kershaw AM3 2335 Knife Review. An Al Mar Design with Speed Safe. - Duration: 6:21.

Congratulations youre now in the Gentlemans club or are about to be because you have already

bought or are going to buy the Kershaw Am-3 which is an Al Mar Design.

Speaking of Gentlemans club, this is a job for a stripper.

But when you leave your stripper at work, all you have is your knife.

I hate making XLR.

The Am-3 is one of 3 collabs between Al Mar and Kershaw sorry I mean Kershaw ft. Al Mar.

The Am-3 is the smallest, so lets look at the dimensions.

Like the overall legnth and weight.

The blade size and cutting edge note my size is correct Kershaws website says 3.4 inch

blade length.

It aint.

The handle size and grip area.

I use cheap calipers to measure.

I double check manufacturers claims spine thickness and handle thickness.

When theyre dimensions and weight are slightly more precise I use theirs.

If its way off I use mine.

The Am-3 is the smallest of the 3 Al Mar Kershaw blades and it features a spear point satin

finished blade with a hollow grind.

The blade is forged from Chinese 8Cr13Mov steel, which is a common steel in Kershaws

more budget friendly knives.

Its long and pointy so I guess in a pinch you can gut a fish while on your lunch break

then go back to opening letters after you eat.

Oh I guess its for stabbing opponents tactically yeah tactical.

Its sharp out of the box- not Sebanza or Spyderco sharp, thats like razors edge this is lets

call it pretty sharp.

You can push cut thicker paper.

The blade is either deployed by thumb studs or the speed safe assisted stud on the back.

Since the thumb stud is more like a blade stop when you close it theyre not as easy

to use.

The knife is small and its hard to get a your fingers under them and out of the way so theyre

just more there for looks.

The flipper stud on the back works the best.

Consistent deployment- you know like speed safes are known for.

Clicky clicky.

When closing, theres some resistance at the end but thats the torsion bar- and thats how

its supposed to feel.

And sorry to that Instagram user I did not try to deassist it.

Its usually a mixed bag when people try to deassist the speed safes But if you check

out my review of the Fraxion, that one feels like an assited, about the same size and price,

and lighter.

Check that one out.

I expect youd either have to overtighten the pivot, because on these compact models the

torsion bar generally acts as a detent.

So the blade will probably flop out.

By the way..

brass washers on either side of the pivot for brass enthusiasts.

Ok the handle.

The handle is an open back deisgn with the most beautiful scarlett spacers Ive ever seen.

One side of the handle is polished G10 with a small nested partial liner, and the other

side is solid steel for the frame lock Because Kershaw still hasnt perfected the heat treatment

on G10 yet- to make it sturdy enough for...

But yeah the lock disengagement aint too bad.

Just regular.

The overall feel of the handle is nice and smooth.

Its a little small for me as is the blade- but if you watch this channel you know I like

mid 3 inch blades the best.

Of course blade retention when closed is great.

I dont own a speed safe that isnt great.

By the way, I forgot to mention on my Fraxion review the last one I did- blade rention is

great on that one too- the detent it strong and it can be flung open when closed.

The pocket clip is mounted on the steel side, and cant be reversed.

Its a tip up carry and blade backward if its in my right pocket.

Sad trombone because no reversible pocket clip.

I mean I assume.

But it is a pretty deep carry so thats nice

Ok in my Fraxion review the very last review I did right before this I did a comparison

segment.

So Ill reedit it slightly for this.

The AM-3 is about the same weight as the 940-1 but that is a bigger knife overall and its

design gives it a bigger handle and blade but keeps the weight way down.

This knife on the other hand is a bit smaller.

Lets compare it to the Faxion about half an ounce lighter overall, its not assisted, but

feels assisted.

Its slightly smaller, but since half of it isnt steel you save half an ounce.Then the

Showtime, which is nearing four ounces and a tad bigger overall, but its all steel- so

its heavier.

The handle is slightly bigger, but honestly overall the 940-1 is light and big and I love

it.

I know my knife reviews have been a bit longer lately so lets finish this one up.

The Am-3 is a compact fairly lightweight blade for light duty office work.

The first car we worked on together was the green 190 SL.

We bought the car and one winter later had disassembled it down to the very last screw.

Then we set about putting it back together again:

the body of the car, the engine and axes - everything.

For 35 years, we operated a Mercedes-Benz authorized workshop.

Over the years, our enthusiasm for old cars and their stories grew and grew.

To this very day, we are grateful that we can take care

of a lot of beautiful young and very old cars.

When we started, things were quite different to now.

Today, everything has to be done as quickly as possible.

Before, you were patient and needed practice;

you had to learn and think about things.

When you're working on an old car, you can only do it according to the old techniques.

Modern practices aren't much help.

And in terms of the skills involved, it's a great challenge to repair and get everything working again.

Either with the help of a network or craftsmanship, or...

...or with love.

This is what helped us restore a wonderful old Unimog with rounded Westfalia cab.

This is what helped us with the L 310 - to turn it from an idea into a driveable car.

The technical difficulty was to build a vehicle that could be used as a transporter.

We had to extend the frame and strengthen the axes.

The cab was basically no longer existent underneath the headlights.

We use the vehicle for its designated purpose.

We transport other vehicles with it, we pick up customers' cars and use it to deliver cars to customers.

If we are going to a local rally, we pack the rally car on the L 319 and drive to the event.

We've taken on these projects because we wanted to create special cars.

That's also why the commercial side of things was not a key aspect.

We calculated the time involved and ascertained the costs.

But after we'd done our sums, we quickly got rid of our calculations.

5 FACTS ABOUT CLIMATE CHANGE SHARED BY AN ACTUAL CLIMATE SCIENTIST

We at Collective Evolution are by no means �climate change deniers.� The climate

has always changed, and will continue to change over time due to multiple factors and natural

processes. But there is something fishy going on, and the undeniable fact still remains

that most mainstream science is plagued with economic and political agendas, and is used

to push policy and global elitist agendas.

We must stop destroying our environment, polluting and not taking care of it. The problem is

people have made exposing globalist agendas synonymous with denying climate change, and

this can�t be further from the truth.

It�s similar to the current vaccine controversy, in the sense that scientists who question

the science put out by computer models, which is used to justify various policy decisions,

are ridiculed by the mainstream. It�s claimed that �97 percent of scientists� agree

on the current climate change narrative, but there seems to be no hard evidence to back

up that statement, and with so many of the world�s top scientists in the field speaking

up against �climate alarmism,� sometimes it seems to be the other way around.

Ivar Giaever, a Norwegian-American physicist who shared the Nobel Prize in Physics in 1973,

compares current climate science to pseudoscience.

The �97 percent� tagline is often used to demonize those who question anthropogenic

induced climate change, and the mainstream media will do their best to make those who

question it, no matter their background, credentials, or credibility, look foolish.

Hundreds of the world�s most reputable scientists are and have been speaking out about this

politicization of climate science for many years, and a similar trend has emerged across

the sciences, particularly in medicine. �Peer-reviewed� science was monopolized long ago, and is now

plagued with falsities.

�The case against science is straightforward: much of the scientific literature, perhaps

half, may simply be untrue. . . . Science has taken a turn towards darkness.�

These �skeptical scientists,� as they are commonly referred to, are often made to

look like complete quacks by mainstream media, all for the purpose of making it seem ridiculous,

stupid, and downright outrageous to question the mainstream narrative of climate change.

Dr Richard Lindzen, among many others, refers to this type of narrative as hysteria, and

argues that climate scientists raising this issue have been demonized. He�s one of the

world�s top experts in the field and lead author of �Physical Climate Processes and

Feedbacks,� Chapter 7 of the Intergovernmental Panel on Climate Change�s Third Assessment

Report on climate change. He is a dynamical meteorologist with interests in the broad

topics of climate, planetary waves, monsoon meteorology, planetary atmospheres, and hydrodynamic

instability. His research involves studies of the role of the tropics in mid-latitude

weather and global heat transport, the moisture budget and its role in global change, the

origins of ice ages, seasonal effects in atmospheric transport, stratospheric waves, and the observational

determination of climate sensitivity. He has made major contributions to the development

of the current theory for the Hadley Circulation, and pioneered the study of how ozone photochemistry,

radiative transfer, and dynamics interact with each other. He is also the Emeritus Sloan

Professor of Meteorology at Massachusetts Institute of Technology.

In many of his lectures, he has pointed out how policymakers were heavily involved with

the IPCC and their publications. He is one of many to do so.

William Happer, the Cyrus Fogg Brackett Professor of Physics at Princeton University, is seen

here giving a lecture at the International Conference on Climate Change, a conference

that brings together scientists who question the current mainstream narrative. Once the

director of the Department of Energy�s Office of Science, Harper has also done work for

DARPA, giving him insider knowledge into this issue.

In the lecture, he covers some facts about climate change that are perceived and have

been pushed as true, but simply aren�t

Anytime a large group/gathering of the world�s top scientists in a certain field is completely

ignored by mainstream media, we should be taking notice and asking questions.

However, Environmental Activism Should Still Be Our Priority

You might be thinking, why even make this a debate when species are going extinct at

an alarming rate, our forests are being destroyed, and our world polluted? There is no reason

the world should not be running on clean energy.

Maurice Newman, the recent chief business advisor to the Australian Prime Minister,

says this is one of many areas being used to create the New World Order, an order that

takes away countless rights away from human beings, and allows the state to militarize

the police and put more restrictions on human freedom and thought. His claims have been

backed up by many scientists in the field.

�It�s a well-kept secret, but 95 percent of the climate models we are told prove the

link between human CO2 emissions and catastrophic global warming have been found, after nearly

two decades of temperature stasis, to be in error. The real agenda is concentrated political

authority. Global warming is the hook.�

Science today is being used to push the globalization agenda, not better our planet. It�s being

used to to make the 1 percent even wealthier and to deceive the public.

This is why it�s important to see through this agenda, just as it�s important to see

through the lies regarding the �war on terror,� or the ones that plague our medical/food industries.

It�s the same thing with mainstream, corporate science and media.

It serves us no good to be complacent. In a time of such deception, sharing this type

of information should be a necessary duty for global activists, environmentalists, and

Earth preservationists.

If we want to change our world, we cannot look to this �1 percent� to make decisions

and political agreements that serve only their own interests. Their intention is not to heal

the world, but to dominate it.

While cleaning up our planet and letting go of oil and other practices that harm it is

absolutely necessary and vital, climate science is being used as fear propaganda to justify

global elite agendas. The solution is not to ridicule a different narrative, but to

have open conversations that consider all of the information available from a neutral

perspective. When one side demonizes another, you know something is up.

WHY RAILGUN IS A GAME CHANGING TECH & HOW CLOSE U.S IS TO HAVING AN OPERATIONAL ONE? - Duration: 6:57.

After more than a decade, the U.S Navy. is making slow but steady progress on its futuristic

Railgun.

If the program can produce a functional and cost efficient weapon, it could give the US

Navy ships a deadly new way of attacking enemy vessels and forces ashore, as well as defending

against aircraft and fast-flying missiles.

In this video, Defense Updates looks at why Railgun is a game changing tech and how close

U.S is to having an operational one?

A conventional cannon has some type of shell in a tube.

The shell is then launched by the expansion of exploding gunpowder.

The traditional guns have three major limitations:

1.. Gunpowder must be carried with the projectile, making the entire round heavier.

2. Ordnance based on gunpowder is volatile, and so difficult to handle and transport.

Their presence also makes the ships vulnerable, as the ammunition containers can explode even

with a single direct hit form a torpedo or anti ship missile, resulting in grave damages.

3. The muzzle velocity of projectiles propelled by gunpowder is generally limited to about

4,000 feet (about 1,219 meters) per second or 3.5 Mach.

A railgun is an electromagnetic projectile launcher.

A railgun uses a pair of parallel conductors, or rails, along which, a sliding armature

is accelerated by the electromagnetic effects of a current that flows down one rail, into

the armature and then back along the other rail.

Railguns use neither explosives nor propellant, but rather rely on electromagnetic forces

to impart a very high kinetic energy to a projectile.

Their projectiles can reach speeds of more than 7 Mach.

The absence of explosive propellants or warheads to store and handle, as well as the low cost

of projectiles compared to conventional weaponry comes as great advantage.

Making an operational rail gun is easier said than done.

Here are some challenges:

1. The rail guns rely on electromagnetic field to propel the projectile and for that lot

of electricity is required.

This is one of the major reasons that US is replacing some of Nimitz class super carrier

with Ford class carrier.

Ford class has newly designed reactors.

2 Bechtel A1B nuclear reactors are installed on USS Gerald R. Ford.

Each one these are capable of producing 300 MW of electricity, triple the 100 MW of each Nimitz-class.

2. In current designs of Railgun massive amounts of heat are created by the electricity flowing

through the rails, as well as by the friction of the projectile leaving the device.

This causes three main problems: melting of equipment, decreased safety of personnel,

and detection by enemy forces due to increased infrared signature.

3. A system like this needs time to cool down, so the gun cannot be used in bursts, to fire

lots of rounds in small duration of time.

4. The current designs are huge in size; they take a lot of space.

This makes them hard to accommodate in ships or transport them like modern howitzers.

The U.S. Navy plans to integrate a Railgun that has a range of over 160 km (100 mi) onto

a ship by 2020.

The US experts want the rounds to weigh about 10 kg (23 lb), around 18 inch (460 mm) in

diameter and have a speed of around Mach 7.

The US Navy is pursuing development of the launcher system through two industry teams

-- General Atomics and BAE Systems - to reduce risk in the program, and to foster innovation

in next-generation shipboard weapons.

In 2012 BAE Systems demonstrated a 32-megajoule prototype at the Naval Surface Warfare Center

in Dahlgren, Va.

In March this year, the U.S. Navy Office of Naval Research has released new video of a

test of BAE Systems' electromagnetic Railgun that has a maximum range exceeding 100 miles.

Capable of accelerating a projectile from 0 to 6 Mach in just 10 milliseconds, the test

videos have shown it to cut through over 6 sheets of steel plating like butter.

General Atomics committed more than $50 million in internal funding last year for railgun

development in hopes of attracting renewed Army and Navy interest in the technology.

In March 2017, General Atomics proudly announced it had built a new high-energy pulsed-power

container (HEPPC) for its Railgun variant, which had twice the "energy density" as

the previous model.

The company is currently performing risk reduction testing in order to ready the technology for

possible deployment.

Assuming that the many technical challenges facing Railguns are overcome, including issues

like heat dissipation rail endurance, and combat survivability and reliability of the

electrical power supply, the increased launch velocities of Railguns will provide multiple

advantages over more conventional guns for a variety of offensive and defensive scenarios.

The Railguns obviously have a great offensive role to play in future.

Ships equipped with rail guns have much higher firepower owing to their ability to load more ammunition.

Railgun rounds will also be inherently very destructive due their high velocity.

But the Railguns have an equally important role to play as a defensive weapon.

Russia & China, who are the main rivals of US have developed a series of supersonic Anti

Ship missiles, which are hard to defend against with current crop of Anti Missile Defense systems.

Russia is also working on hypersonic version of Brahmos and testing Zircon cruise missile

which has speed of more than 6 Mach.

There is currently no way to stop hypersonic missiles.

Once the Railguns are ready, US will have a much better chance of intercepting these

missiles, before they hit the ship.

A future goal is to develop projectiles that are self-guided - a necessary requirement

to hit distant targets or intercepting missiles.
