HOW TO RENT AN APARTMENT IN JAPAN // Private vs UR Housing (Part 4) - Duration: 2:58.

Hello!

Today's topic is: Private apartments versus UR Housing.

Let's jump straight into it!

Private apartments are owned by individual landlords whereas UR Chintai or UR housing

is a corporation formed by the Japanese national government.

From what I've seen, UR Housing is generally bigger complexes and tend to be further away

from the station.

They also involve fewer fees so lets talk about that!.

Some of the fees usually involved with private apartments include Key Money, Agent Fee, Guarantor

and Renewal.

I explain more about these fees and others in Part 2.

Now with UR Housing, they require no key money, no agent fee, no guarantor, no renewal and

the cleaning fees also usually cheaper.

So that's a lot of savings.

Some other positive points about UR Housing are garbage disposal.

Every complex has their own garbage room with separate areas for different types of trash.

This means you don't really have to wait for specific days to throw out certain types of

rubbish.

I talk more about garbage collection in Japan in this video.

Next, discounts.

When I was searching for a place in January/February this year, UR Housing were one of the agents

I approached to have a look at some of their properties.

Now at the time they didn't have any special deals on or anything but a couple of months

later, when my friend was looking for a place through UR Housing, they had a campaign of

one month free rental.

Now a colleague of mine who used to work in the real estate industry and has been renting

through UR Housing for quite some time now, said that they have these campaigns once in

a while so that's definitely something you could ask about or look into.

Another thing is, if you have kids, it's worth asking about any possible discount rates because

I remember the UR Agent saying something about for families with children under the age of

16, they do a special discount rate on the rent.

Finally if you are interested in an apartment after an inspection, the UR agent can actually

put it on hold for you for 2 weeks.

That means no one else will be shown that property during that period which gives you

more time to think things over and get your finances in order.

Now having said all that, we're actually currently not renting through UR Housing.

The main reason why I moved from my previous apartment was because after 1.5 years of long

distance (with some catchups during that period) Torii was finally going to join me here in

Japan.

We both wanted to be close to a particular station and since there were no UR Housing

near that station, we ended up going with a private apartment.

We also prefer smaller buildings than large complexes and we're super happy with our current

home so everything's worked out really well.

Three Simple Methods for How to Cook Dried Chickpeas - Duration: 2:21.

We're Adam and Joanne from inspiredtaste.net welcome to our kitchen.

Today we're showing you three simple methods for cooking dried chickpeas — perfect for

salads, hummus, stews and more.

Two will be on the stove and the third method calls on a slow cooker.

For both stovetop methods you need to soak the dried beans first.

As they soak the beans plump up to almost three times their size.

For an overnight soak, toss the dried chickpeas into a big bowl and cover with water.

Wait 8 hours or overnight and they are ready to cook.

See how big they get?

Just rinse them and move onto cooking.

Or if you are in a time crunch, use the quick soak method.

It takes about an hour.

Toss dried beans into a large pot, cover with water then boil for 5 minutes.

After 5 minutes, take the pot off the heat and cover.

Let the beans soak for one hour.

Now simply rinse and move onto cooking.

With either soaking method, cooking them will be the same.

Add the soaked beans to a pot, cover with several inches of water, add flavorings — like

a bay leaf and garlic.

Bring to a simmer and cook 1 1/2 to 2 hours.

The third method uses the slow cooker!

This one is extra easy.

Completely hands-off.

There's no soaking required.

Add the chickpeas to the slow cooker and cover with water.

Throw in any flavorings you want cover with the lid and cook on high for 3 to 4 hours

or on low for 6 to 8 hours.

Now you have cooked chickpeas you can use them to make hummus, salads, stews and more.

If you have extra you can store them in the refrigerator for 3 to 4 days or freeze them!

Just place them in a single layer on a baking sheet and pat dry.

Slide the baking sheet into the freezer and wait until the beans are mostly frozen.

This way they don't stick to each other.

Throw the beans into a freezer bag and store up to 3 months.

How to Meet Minimum Spend Requirements | Spending Tips to Get Your Bonus - Duration: 6:29.

Hi there, it's Ernest from Trip Astute. In this video, we're discussing some

strategies for meeting minimum spend requirements on your credit card.

(light chiming music)

If you're watching this video, then you've probably discovered how lucrative credit

card points are to earning free travel and other rewards.

However, when applying for these cards, there's often a requirement to spend a

certain amount in order to get the opening bonus. This is called the minimum

spend requirement, and there's no shortage of tactics for overcoming this

hurdle. For example, the Chase Sapphire Reserve currently has a 50,000 point

bonus if you spend four thousand within the first three months of opening your

account. Most of us don't have enough everyday spending to meet this

requirement, so I'll be sharing a couple of tips that I use when working on spend

requirements. Number one: Monthly utility bills. This includes your electricity, gas,

cable, and internet bills. If you're not using credit cards to pay for these

charges, you may want to shift some of your spending onto a specific card. Also,

if you have a bill that is reoccurring and generally the same amount, you can

offer to prepay on the account to create a credit balance. That way, you're just

front-loading future month payments now in order to meet short-term minimum

spend requirements. Number two: Auto insurance. Paying the balance of your

auto insurance bill can be a great way to generate a large purchase. For example,

my auto insurance bill is for a six month term and I'll often pay the entire

balance upon renewal on a card that has a minimum spend requirement. Also, some

insurance companies will give you a small break if you pay upfront rather

than paying the charge monthly. Since we're based in LA, our auto insurance is

fairly high, so it's nice putting the large charge to good use. Number three:

Rent or mortgage. Since most landlords and banks will not accept credit cards

as payments, you can use services like Plastiq or Tio, formerly known as ChargeSmart.

Keep in mind that these services will charge a processing fee, typically

around two to three percent. It's not the best way to meet minimum spend,

but I've used this method in the past and justified paying the fee knowing

that I would be earning a bonus valued at over a thousand dollars. Number four:

Student loans or tuition. If your school or lender doesn't allow for credit card

payments, you can use the same method that we just described earlier using

Plastiq or Tio. Number five: Taxes. You can often pay your income, business, or

property taxes with a credit card. Though keep in mind that there is

usually around a two percent fee to pay with a card, so like Plastiq and Tio, make

sure you calculate the costs to use your card and the benefit you expect to

receive from the bonus. Number six: Down payment on a car. If you're in the market

for a car you can often pay your down payment with a credit card. This is an

awesome way to meet your minimum spend in just one purchase. Just be sure to

verify with the dealership that the card is processed as a purchase and not a

cash advance. Cash advances will not qualify toward your minimum spend and

will generate a lot of fees. Just be sure to ask before handing over your card.

Number seven: Reimbursable business expenses. If you work for a company that

allows you to use your personal card then seek reimbursement, then I would

suggest volunteering to pay for the next happy hour or event. If you can float the

charge until you get reimbursed, this can be a great way to get through your spend

requirement. Number eight: Charity. Donating to a charity is a great way to

meet your minimum spend and potentially earn a tax deduction. Number nine: Kiva.

One of the most unique methods that I have used to meet minimum spend is by

making a micro-finance loan via Kiva. Kiva allows you to directly loan money to an

entrepreneur in a developing country. You can sort by country and business type,

and research the stories before committing to the loan. Once you pick

your borrower, you donate via PayPal fee free, and you can expect be paid back in

full without interest. Keep in mind that there is risk of the loan defaulting so

I wouldn't suggest this method if your cash flow is tight. However, I made a loan

in the past and was repaid within a year. It was a great way to make a difference

in the world while earning points as well.

Lastly, there are other creative ways that people use to generate spend on

their cards. These purchases are often referred to as "manufactured spending". The

concept is that you purchase items that you can then use to pay yourself back.

There have been a ton of ways to do this in the past, from buying coins via the US

Mint then depositing back into your bank

account, to buying prepaid Visa and MasterCards as well as money orders, then

deposited them back into a checking account that allow these funding

sources. These tactics tend to work for a short time until the issuers figure it

out or the rules change. I typically do not recommend engaging in manufactured

spending as you not only put your relationship with a lender at risk, but

also your personal finances. Some of these methods, like buying money orders,

can get you flagged for money laundering by the government, so you definitely want

to avoid the headache. The only type of manufactured spending that I do these

days is buy gift cards every once in a while

from the store and use a card that earns bonus points. If you want more details,

Cards." I definitely do not abuse the practice though. The last thing I would

want is to lose my points because an issuer canceled my card account. In fact,

I'm very grateful for my credit cards as they have allowed me to travel for free

for many years. As always, I recommend that you only spend within your means

and make sure that your finances are in order before getting too deep into this

unsweetened cocoa powder.

In fact, yesterday I even added salt to my coffee, which helped cut the bitterness.

to choose your team

One you're going to have confidants

okay you're gonna have confidants you got to have confidants

you got to trust somebody you cannot be a great leader

and not have anybody you can talk to

you got to have somebody you can talk to

and be honest and be open and safe

this is how it really is

I'm really stressed out I'm sick of all of them

I'm frustrated

it's getting on my nerve you got to have a confidant

somebody with whom you can be transparent and be honest

out of the 12 you got to have some three

some inner circle that get close around you

These are the guys, you carry upon the Mount of Transfiguration

these are the road dogs who run with you

and they see you and they understand you

and they're your confidants

and if you have three in your lifetime

you've done real good

if you have three confidants in a lifetime

that you can really trust and talk to and open up to

you've done real good so this category

is your smallest category they are your confidants

they are people who are with you

they are with you

if you go up there with you

if you go down there with you

if you get stuck they are with you

if everybody starts dogging on you

and hating you they are still with you

if you have three you've done really well

they know what you're afraid that

somebody else will find out

and they are still with you

these are the people that being around them

is so comfortable you can behave

as if you were by yourself

you don't get tired of your confidants

because you don't have to change your behavior

in their presence

The reason you get tired of being around people

is because you putting on and you want them to leave

so that you can relax but there is somebody

that doesn't have to leave for you

to relax because they're your confidant

they know who you really are

I'm teaching so good

I think I might get this tape myself

The confidant's commitment is to you

not to your cause

it is to you not to your cause

the confidant is in it with you

because of you not because of your cause

You are the center of their gravitational pull

and if you have confidants

you have to remember to feed your confidants you

because the confidant is not in it for the money

they're not in it for the prestige

they're not in it for the recognition

they're not in it for the title they are in it because of you

and if you start starving your confidants of your attention

they will wither up and die

because their only attraction was not to the cause

it was always to you

I lost a very good employee one time over this

because I thought the guy was coming

because of the cause and in fact

he was coming because of me

and it didn't work out well in the position

because working in the position gave him less and less of me

until he finally got frustrated and left

I thought he left over the money or

left over the stress

and later when we did the debriefing

he left because he couldn't spend time with me

his commitment was to me and not to the cause

if you get that twisted you will be feeding them things

that would motivate anybody else

and they'll be withering because a confidant lives

and breathes off of their relationship with you

oh this is good

The second category is your constituents

your constituents

your constituents are with it

they are with it they are with the cause

NOT you

they are only with you because of the cause

they will confuse you because they look just like

a confidant they're walking right beside you

just like a confidant they talk the same language

as a confidant but they are there

because of the cause and not because of you

these are constituents their attraction is the mission

now you can still have them with you

but you have to know

they're with you

they are with you as long as you are

getting them closer and closer to the mission

and they walk

just like the confidant

but understand that the constituent

will leap out of your fellowship

and jump onto another person fellowship

because it's helping to get bit closer to where

they're trying to go

it was never about you in the first place

it was about the cause and if it furthers

their agenda they'll leave you in a heartbeat

and leave you with your heart broken

because you thought they loved you

they've never loved you they love what you do

and when they met somebody

who can take them there quicker

they left you because it was never about you

It was about it

These are constituents

these three categories

are divided by

The difference between the constituent

and the confidant is motives

they do the same thing

but they do it for different reasons

and the reason people get it confused

is because they're both doing the same thing

they're both working they're both standing right beside you

they're both in it to win it they're both trying

to encourage you

they're both fighting the good fight

one of them will be with you

even if the cause goes down

one of them will be with you

even if somebody comes and offers him

a quick road to get there without you

but the other one if they see a quicker route

or if they think it might be a quicker route

they will leave you in a heartbeat

well I'm not gonna pick anybody like

that you cannot have a room full of confidants

you have to be able to work with people

who come and go am i helping anybody

these are constituents they come and go

they coming with me I like to call them scaffolding

Scaffolding goes right up against the building

it's doubled up against the building

it's so tight up against the building

you can't get in between the scaffolding and the building

but when the building is up

the scaffolding goes some people come

in your life to get you to your next destination

they didn't come to stay they came to leave

you have to love them when they come

and love them when they go

and say

the Lord giveth and the Lord taketh away

blessed be the name of the Lord

don't get bitter over constituents

if you get bitter over constituents

it's because your mentality is still back up there

on that back row

and you don't understand

that you have to be a 360 thinker

in order to handle it

this my good stuff

can I give you a little bit more of this?

And this driving pastors today crazy

People today join churches for different reasons

than ever before sometimes it's not their commitment

to the pastor at all

It is not their commitment to him

his charisma or anything about that

sometimes they'll join the church

because the church feeds homeless people

and they have a passion for that and they come

and join your church because

it doesn't have anything to do with your preaching

in fact while you preaching they out there handing soup out

and then when they leave the pastor is angry

You can't get angry about that Thank God

you served some soup

God bless you

because in order for you to stay pure as a leader

if you don't get this now

You're gonna become bitter and cynical

and start fighting and lose the thing

that got you there in the first place

as a leader

you have to be able to rejoice

you become rejoice when they go

you gotta be even keel because you've got to know

you'll have all those all those different types

of you

you got to know that everybody

that comes to save you cannot have a love affair

with a Temp

you knew when she came she was going to work

six months

that's why you called temporary services

I'm not working on the people

that are coming and going

I'm working on the leader whose heart is broken

about the people who are coming and going

because you are feeling like you're up there

but you are living like you're here

and I'm trying to get those things

to come together that you begin

to get the mentality of the position

that you're in I'm talking about the

attitude of greatness

necessitates that you do more than love when they come

you have two for survival sake

Get to the point that you can handle people living

touch your neighbor and say

can you handle the truth

and while you're going through this

God will let people leave you and leave you

until he trains you

and after a while they can leave you

and you still be cool

Hi, how are you doing?

because you understand it what about you

and when you have people in your life

who are there for you

then you don't desperately need everybody

in your whole world to be there for you

I'm trying to get you not to have a personal attitude

in a professional situation Because most people

are living out their personal need

in public places

Touch your neighbour and say I see my team

I understand now whether I'm running

a beauty shop or a computer business

I'm going to have confidants

I'm going to have constituents

and I'm going to have comrades

and when it serves the purpose of moving

what I'm the leader of forward

I will hook up with whoever

I have to hook up with

to do what I've got to do

to get to the next level

there's nothing wrong with that

as long as I understand

which one of you is which

don't let me get lonely and confide

in a comrade

because then

when the fight is over you're gonna use

what I told you to kill

I'm helping somebody I don't know who it is

see that's what happened to you

you say your friend betrayed you

but they were never your friend

in the first place

They didn't betray your sister Betty

they were never for you

they were just along for the ride

to help you fight who you were

fighting against

and then they will use what you confided in them

to destroy you because one thing

you can count on a fighter to do
