How to Invest in Real Estate [4 Profitable Strategies] - Duration: 18:04.

The biggest mistake investors make in real estate is thinking that it's about using

just one strategy.

In this video, I'll show you four real estate investing strategies I've used to make hundreds

of thousands.

I'll show you how to put these four strategies together to not only make more money but also

reduce your risk in investing.

I'm excited about today's video because we're starting an official series, a three-part

series into my favorite investment, real estate investing.

I've been in real estate, first as an analyst and then with my own portfolio, for more than

20 years and I can tell you that property has the potential to make you rich like no

other investment .

Stocks aren't going to do it.

First of all, you need money to get started so most people are kinda stuck right there.

Then, the best you're going to do is seven to ten percent annual returns.

That's going to grow your nest egg but it won't make you rich, not like most people

think of rich.

I'm a big fan of creating your own online assets and starting a business but that's

not investment.

You might make a lot of money but it's going to be on the back of 80-hour work weeks.

You can do these, invest in stocks and start a business, but if you want to be truly rich,

real estate needs to be a part of your portfolio.

Now most people think of real estate investing as one strategy, maybe they buy a book on

rental real estate or they watch a show on house flipping . Let me tell you folks, if

you aren't taking advantage of multiple strategies in real estate investing, you're

just setting yourself up for failure.

That's not something you're going to hear most of the time because most people are trying

to sell you their course on one particular strategy but if you are going to protect yourself

from the risks and grow your money, you need to be investing in different real estate strategies.

In fact, I've been active in four real estate strategies and it's what I'm going to

show you today.

Each strategy has its advantages and disadvantages but the secret is integrating them together.

When you do this, you're going to diversify the risk , you're going to be reducing the

risks in each and make your wealth grow more consistently.

I'm going to detail each of these four real estate investing strategies; rental property,

house flipping, wholesaling and real estate crowdfunding.

I'll be sharing my first-hand experience in each from how I got started and how much

you can expect to make.

What I want you to get out of this video is this, first that you need to be using two

or more of these strategies.

One just isn't going to do it.

You're going to get caught in the next crash and it's going to eat up your cash flow

and you'll end up in bankruptcy.

The only people that get rich when you do that are the ones that swoop in to buy up

your assets on the cheap when it happens.

So make sure you watch each of these strategies so you know which ones you want to use.

videos that go into more detail on each strategy.

I'll also be creating a couple of investing video series around each so join the community

by subscribing so you don't miss those episodes.

Our first investing strategy is going to be real estate crowdfunding and there's a reason

why I want to talk about this one first.

A lot of people haven't heard about crowdfunding yet or maybe they don't have all the facts

so I want to get this out there.

Real estate crowdfunding is one of the best opportunities for property investors since

real estate investment trusts were created in 1960.

Real estate crowdfunding is the social media revolution come to investing.

Developers and professional investors submit their projects to online platforms like EquityMultiple

. They apply for either debt or equity financing, so for a loan or to sell ownership in the

property.

These can be anything from a huge commercial development to a simple residential flip.

The platforms have teams of underwriters and analysts that look over these deals, doing

the due diligence on developers and the properties.

They look at the developer's record, they look at legal ownership of the property and

look at the financial projections on the project.

If everything passes this inspection, and only about one in 20 are usually approved,

then the project goes on the website for investors to see.

As an investor, you look through projects on the platform and can invest as little as

$5,000 in most.

This is one of the biggest advantages in real estate crowdfunding and why I think all real

estate investors need to be using it.

That means for less than maybe twenty or thirty grand, you can get exposure to every property

type, that's office, warehouse, retail, storage, even hotel and exposure to properties

in different markets.

You see, all of these other real estate strategies we'll be talking about focus on one property

at a time or a few properties.

You might be able to buy a few rentals but unless you've got a couple million to put

down, it's probably going to be a handful of houses in one area.

That leaves you hugely at risk of any number of problems.

From economic problems in the area like unemployment to problems with the specific property type.

What happens when apartment developers decide to build thousands of units and destroy rents

in the area?

What happens when an overzealous local housing official decides he wants to make a name for

himself, shutting down landlords because he's got an eye on the Governor's mansion some

day?

I've seen it happen.

If you're not diversified with money in different property types and in different

areas, you're not a real estate investor, you're a real estate gambler and you're

gonna lose money.

Not only does real estate crowdfunding diversify your risk but it's the most passive form

of investment among the four we'll talk about.

You get professional management of the property through that developer and the platform manages

all payments, first your investment then the payments from the developer back to investors.

Investing on crowdfunding platforms is pretty quick and straight-forward.

I'm going to be covering what to look for in properties and some tips in another video

that I'll link to in the description.

Just remember, you want to invest across the five property types and in different regions

of the country.

Real estate crowdfunding isn't the hands-on investment we usually think of but it's

great at diversifying and creating that passive income.

Both of those advantages are really going to be important as we talk about these other

three strategies.

create a portfolio of properties and how to analyze a crowdfunding deal so watch for those.

Next we're going to talk about property rentals, easily the most common type of real

estate investing strategy.

There are more than 120 million households in the U.S. and only 75 million of them are

owner-occupied.

That means over 43 million people that need a roof over their head and are paying for

it every month.

And the scenario for the buy-to-rent strategy is only getting better.

The percentage of people renting touched a 50-year high last year as fewer people are

buying.

Demand for rental units is outpacing construction so rental rates are growing twice as fast

as other income growth.

On top of price appreciation, you can easily make 15% to 20% a year with property rentals.

The first house I ever bought was a rental, this small 560 square foot two-bedroom.

I bought it for $33,000 in 2002, the year I got out of the Marine Corps from another

investor.

I put that deck on there, finished out the basement and immediately refinanced it for

$55,000 to buy other properties.

Rental property carries a certain appeal, right?

Here you have this asset that is growing in value and someone is just paying you every

single month to use it.

Here I was making about $43 a month after all expenses and mortgage payments on this

house.

Now that might not sound too spectacular but consider a 6% appreciation added another $300

a month and the tenant was paying down another $152 a month on the mortgage principal.

So here I was making just under $500 a month or $6,000 a year on a house that cost me $33,000

in the first place . That's an 18% return and remember, I cashed out after fixing it

up so I essentially had no money in the house.

I paid cash with money saved in the Marine Corps and then refinanced to cash out.

Rental property has the advantage of being a slow-and-steady approach and is less management

intensive than the flipping strategy we'll talk about next.

It's obviously more work than crowdfunding but find good tenants and it can be next to

nothing in terms of month-to-month management.

The disadvantages to rental property investing are that it can take a big down payment to

get started.

If you can't put down 20% on a loan, you're going to be paying PMI insurance which is

just money down the drain.

Even a 3.5% down-payment with an FHA loan is going to be over seven grand on the median

home value.

There's also that risk we talked about earlier, that you might only have a few houses in one

area so you're exposed to the property type and the regional risks but I've got three

tips to help you be more successful in rental property investing.

These are three things I picked up on over more than a decade of buying-to-rent.

First is you have to get the house at a price where you have instant equity.

That means paying less than the real value of the house . Now don't roll your eyes,

I know everyone wants to get a deal on an investment but do you know the negotiating

tricks to do it?

Go into every price negotiation knowing exactly how much the house is worth.

You do this by comparing it to home sales in the neighborhood within the last year,

not other homes on the market but actual prices of sales.

You also put together a list of homes that sold for less than the house's value on

a price-per-square foot basis.

Basically, you're getting a list of all the sales and then cherry-picking the ones

that sold for cheaper.

You're going to use this shortened list to start your negotiating, saying that compared

to this list you have, the house is only worth X amount of dollars.

You also want to go into the negotiations with other things you can bargain on besides

price, like all taxes or closing costs paid or repairs.

This is just going to give you ammunition to get a better deal . They go up on price

and you hit back with more from your list of demands.

Using just these two ideas, I regularly bought houses for between 15% and 20% less than what

they were worth.

You have to be ready to walk away if you can't get your price.

In fact, a successful real estate investor is going to be walking away from more deals

than they take.

Second is start out with duplex or triplex if you can.

This is called the house-hacking strategy because you live in part of the property and

rent the other units out . Since you're living there, you can get access to low money

down loans like FHA loans and it makes managing the property a hundred times easier.

You'll learn a lot that first year as a landlord and that experience is going to be

worth it when you buy more properties.

Finally here with rental property investing is buy only in a neighborhood where you would

want to live . That old saying about location, location, location isn't just a funny cliché.

Don't go buying in neighborhoods nobody wants to live just because you can get a house

on the cheap.

You're going to be spending all your cash flow repairing the house when tenants destroy

it and people will go all of a few months before they stop paying rent.

It's just not worth it.

Spend a little more for quality houses in quality neighborhoods.

further into my experience in rental property including more on that negotiating strategy

that is going to save you thousands.

Our next real estate strategy is house flipping and this one is a fun one . In fact, I made

most of my money flipping houses and it was an amazing experience.

I bought this 1,460 square foot three-bedroom as a foreclosure in 2010.

It had sat empty for two years and it was just outright nasty . We're talking asbestos

shingles outside, plaster walls that had more holes than wall and the electrical was almost

a century old.

But then again, I got the place for $25,000…so yeah, there's that.

I took it all the way down to the studs, ripped everything out and started over . I updated

the electrical, new plumbing, tiled the floors and walls in the bathrooms.

The moldy bathroom got a custom dual-sink and subway tiles . That nasty kitchen with

ripped up vinyl got a marble tile floor, backsplash and oak cabinets.

By doing most of the work myself, it cost just $50,000 to completely remodel before

selling it for $117,500

That's a profit of over $42 grand and we used the homestead exemption to save on taxes.

Not only did we make that money but working on the project with my wife brought us closer

together and there's just something about building a house up from scratch like that.

We almost didn't want to sell it.

So the advantages in house flipping are that huge potential for profit.

This isn't that weak ass six grand a year from rentals, this is five-figure profit in

a few months but you have to put in the work.

That's the disadvantage, that to really make the big money, you have to treat it more

like a business than an investment.

I'm not going to leave you hanging though, I've got another three tips you can use

with house flipping to get you started and help you make as much as possible.

The same tips for renting work here as well, getting the right price and buying in the

location that's going to make it easier to sell.

First is learn to do the value-added work yourself.

This means starting with either electrical or plumbing because that's going to be your

biggest cost.

I always hired out my plumbing but did all the electrical myself.

This one is going to save you a lot of money.

You've seen these guys that show up to fix the plumbing, right?

There's no reason you can't learn to do this yourself . Then I'd recommend learning

tiling, also very easy to do and you can learn this with free weekend classes at Home Depot

or Lowes.

Then there's easy stuff like painting and carpeting.

Second here is don't be afraid to take a little longer, especially on your first project,

if you can do more of the work yourself . I have a friend that only works weekends on

his house flips.

It takes him five months but it's almost all sweat equity.

This is going to allow you to do a little on-the-job learning at first to save money

and your next flip will be twice as fast.

Finally is leave a lot of room when deciding how much loan you can afford . The number

one reason people fail house flipping is they can't afford the payments when the flip

takes longer than expected.

Those house flipping shows are more entertainment than reality.

Don't kid yourself and think you can get a project done in a week and you'll find

a buyer immediately.

Even flips that go off without a hitch usually take three months from buying the property

to closing on the sell.

I'm going to be doing an entire video series on house flipping, building off my experience,

so make sure you subscribe to the channel and click that bell notification so you don't

miss it when it comes out.

This next real estate strategy is a really interesting one and one of my favorites for

getting started without a lot of money.

In fact, you can make five or ten grand a month here just on the weekends.

We're talking real estate wholesaling which is like extreme flipping . Here you contract

with a seller to buy the house, say with a closing in 30 or 45 days.

You then spend that time lining up a buyer that is going to take the property off your

hands at a higher price on the same closing date . So you might actually own the house

for all of ten minutes.

The earnest money you collect from the buyer covers the money you put down with the seller

so you can use this strategy with just a few grand to get started.

If the closing is done on the same day, you might not even need the down payment.

I don't have as much experience with real estate wholesaling, I've done one deal but

love this strategy for its potential.

This is really one where you don't need those remodeling skills like in flipping or

renting and it's an instant payoff.

You only have a month to get everything done though so wholesaling can be intense and that

can be a disadvantage because if you can't find a buyer then you're still left holding

a contract.

Just like the other real estate investing strategies, I'll share three things I've

picked up that help make real estate wholesaling successful.

First is you have to be active in a lot of real estate investor groups.

This is where you're going to find your buyers so this is one of the most critical

pieces . Apart from this, that need to line up a buyer in less than a month, it's just

basic real estate investing, right?

You can take your time finding deals but then when you pull the trigger on that deal, you

need to be ready to go to work.

So find a few Facebook investor groups, preferably ones that are local to your area and there

are almost always a few.

You also want to find the traditional real estate investor groups in your area and be

active in their events.

You can usually find a few through local agents and I would say give it a few months at least

to get to know people, what investors are looking for, before you start looking for

deals to present them.

Of course, here negotiating that deal so you have instant equity in the property is critical.

These investors you're pitching, they aren't newbies, they're going to know the property

value just as well as you.

If you aren't able to close on a property at least 20% below what you think you can

get out of it, don't even think about it.

Remember, you're not going in and doing any repairs or anything to this property.

You're basically just the middleman passing it from seller to buyer so there has to be

room in the price for your work.

In wholesaling real estate, more than any other strategy, walking for dollars becomes

more than just valuable but necessary . When I say walking for dollars, that's not just

an expression.

It means you're walking or driving around neighborhoods looking for houses that might

be 'for sale' but not on the market yet.

So we're talking properties that have been vacant and the landlord is tired of the rental

game or properties that are too much to manage for the owners.

And they'll be all the signs like overgrown lawns or maybe siding that needs replaced.

Why this is important is because you're contacting the owners and buying these houses

without the competition of the market.

The house is worth one price on the market but since it's not on the market, it's

really not worth that much to the owner.

It's worth a little less because they're paying the property taxes, they're paying

the insurance and all the little expenses but not getting anything out of it.

So you can usually get these houses for that 20% discount or better.

Finally with wholesaling, you absolutely need a backup plan.

Whether you can find a buyer or not, you've got this house under contract . I know investors

that will walk away from their earnest money rather than actually take the house but that

just seems like a wasted opportunity to me.

If you're serious about growing your wealth through real estate then you're using a

couple of these strategies so you've got this house at a 20% discount or better, turn

it into a rental property if you can't find a wholesale buyer.

Now if that's going to be your backup plan, you do need to have the down-payment available.

Usually you're going to need this to get your financing approved anyway but make sure

you are ready to take this house if you need to.

You don't need to use every one of these strategies.

I love real estate crowdfunding and rentals and those are really the strategies I use

right now.

I made a lot of money flipping houses but it takes time.

So don't feel like you have to use all four real estate investing strategies but use at

least a couple to build that diversified portfolio that is going to help you grow your wealth.

The problem of trading is that to make money, you need money.

It is a percentage game and even if you are able to make a brilliant 10% per month, 10%

of $1,000 is still $100 and you can't certainly live with $100 per month.

So how to grow a small Forex Trading account?

Hello everyone, welcome back to my channel.

This is Federico Sellitti, Forex Trader since 2007 and Udemy instructor since 2017.

In this video, I'm going to give you some tips to grow a small Forex Trading account.

I've been there because I didn't start with a lot of money my Forex journey and I was

wondering every time "how can I become a full time trader?

How can I grow a small Forex account?".

At the beginning, I have to say that it was more about experimenting and learning things,

but, at one point of my life, I started to notice that I was being consistent, having

profit every single month.

So I said "what to do now?

I'm trading with just €1000", probably it was just a bit more than €1000.

Of course I couldn't live with €1000, I couldn't live off Forex Trading with such

a small amount.

And I started to have the same question that I'm trying to answer now in this video: "how

can I grow such a small Forex Trading account?".

Probably the best thing to do, especially if you already have a job, is to keep your

job and start your journey as a part-time Forex trader.

This also allows you to save money from your fixed income, from your job and dedicate a

small part of this amount to your Forex trading account.

This is also what I did, I started my Forex trading career at 17, it was 2007, and I became

a full-time trader in 2013, I was 23 at that time, but from 17 to 23, I always worked.

I had several jobs and they helped me a lot to build the trading capital that I had when

I was 23.

And this is also what I suggest you, because Forex Trading is a new business, there's no

guarantee that is going to be a success, so you don't really want to leave your job and

jump on Forex Trading right away.

So my suggestion is: keep your job and start your journey as a part time trader.

Now, I understand that I have been lucky because I fell in love with Forex Trading when I was

very young and this allowed me to save most of my money, most of the money that I got

from my previous job, because I didn't need to provide for my family, I didn't have any

kind of financial commitment, so I could just save all the money that I got from my previous

job and put into my trading account, so I've been very lucky, this helped me to speed up

the process and build the necessary capital to become a full-time Forex Trader.

But, if you don't have this chance, I also want to show you, just saving $100 per month

from your current job, this makes a huge difference and I have prepared an Excel file to show

how you can save your money, save only $100 per month and how you can become a full-time

trader following this plan.

So let me open the Excel file here and you can see that in the first column, I have "time".

So first month, second month and so go on like this.

And then, second column we have "trading balance".

I assume a trading balance of $1000 to start, so if you have more, if you have less, you

can adjust it according to your availability.

And then we have monthly savings, I'm just assuming that you can save $100 per month

and then the profit %. I assumed a profit percentage of 3% per month.

Now, you can see that, following this plan, it took me 6 years to become a full-time trader,

following this plan after 6 years, you pass from $1000 to almost $33,000 and the most

important thing is that 3% of $33,000 is almost $1000 per month.

So you start to have a very important second income from your Forex Trading activity.

And probably, continuing like this, it will take another year to become a full-time trader

and to build the necessary capital to be a full-time Forex Trader.

So, I would say around 7 years.

Now, you can understand that it can't be the same for all the people because we are different.

You probably want to risk more than I do and so, probably you will have a better profit

%, better than 3%.

Or maybe you want to risk less and you will struggle to have a 3% per month.

Or maybe, you can start with a trading balance of $3000 instead of $1000, and you can see

that, starting with $3000, will save you more than one year of time.

Or maybe you can save more than $100, or maybe you can't save $100, you can save less.

So all the people, all the traders are different and you can't say "it will take me 7 years

to become a full-time trader and build the necessary capital to live off Forex Trading.

It is different from trader to trader.

With this Excel file, I only want to show you that it will not take one week, it will

not take one month, it will probably take years.

Then a second method, a second trick that I wanted to suggest you is to manage other

people's money and you have many chances here.

I want to start mentioning the PAMM account, that is Percent Allocation Management Module.

Simply, it is being an account manager.

So you can trade other people's money.

How to do that?

If you want to open a PAMM account, you probably will need to have a statement, so you need

to have a track record of a previous trading account that shows that you can make money

on the market.

If you can do something like this, it will be very easy, you can just ask to your broker

to open a PAMM account and you can trade other people's money directly from your platform,

that in this case it the MetaTrader 4.

At the beginning, it will not be easy to draw the attention of other investors.

So, if you have a very good history, if you have years of records of your trades and you

can show your trades to other people of the previous years, you can open a website or

you can create, for example, a Facebook page, or you can just draw the attention through

the Forum on your broker or through other Forex Trading forums.

And about the broker, it's not very important.

Here I opened Pepperstone because I remembered that Pepperstone allows you to open a PAMM

account, but there are so many other brokers that allow you to open a PAMM account.

So, if you have a very good strategy, you can manage other's people money and get a

percentage.

Now, if you have a PAMM account, it may differ.

It's not always the same percentage, you can decide this with your clients, you can decide

this with your broker and also the conditions of your trading account can be decided together

with your customers and with your broker.

Now we also have something called social trading and I want to show you Ayondo and Darwinex.

The first one is Ayondo.

I don't particularly like it and, first of all, I want to explain you what is social

trading and then explain you why I don't like Ayondo.

Social trading is when you jsut trade normally your account and other people can access your

statistics, so they can see your profit percentage, your drawdown and many other statistics.

Then they can decide to follow you and dedicate part of their trading account to follow your

trades.

So, you will earn a percentage on this.

Now, I want to show you why I don't like Ayondo.

Because Ayondo pays the traders, the money managers for the volume that they can generate,

not for the profit that they can make.

So if an investor decide to follow a trader, this trader will not get paid for the profit

that he can generate for him and for the investor that is following him, but he will get paid

a commission for the volume that he generates and this totally changes everything because

it means that the trader, to get paid the commission, doesn't necessarily need to have

a profit, the most important thing is that he trades with a lot of money and this changes

everything and it's not very good for the investors who are following this trader.

And I want to show you something, let's click on Social Trading and I want to show you a

top trader that I was following months ago.

He's called MrDachs and you can see his performance here.

You can see that, at the beginning, he didn't have any follower and he was doing just great.

He was making about 94% in a bit more than one year.

then he started to have many followers because he was doing just great and he realized that

he was making a lot of money just opening his positions.

The more he could open, the more he could get.

And so, probably he realized "why should I trade normally with like 1 mini-lot, 2 mini-lots

and try to get a profit, when I can get hundreds of dollars per every single day when I open

4-5 lots per day".

So probably he started to focus more on the volume that he could generate than on the

profit that he could make and his performance went dramatically down and now is about sideways.

So I don't really like Ayondo for this, but Darwinex is totally different.

Here you can open an account, traders and investors can decide to follow you and you

will get a percentage on the profits that you can make.

So only if you make money, you can earn money from other people investing in your account.

So let me go to the platform to show you something.

First of all I want to say to you that you will get 20% on the profit that you can generate

from the money that you are managing.

So here, there is a section called "under the radar".

It is about traders that are doing quite well, but they don't have a huge amount of money

that they are managing.

For example, this one has almost $100,000... well, for me it is a lot of money, but they

probably don't count it as a very huge amount of money.

And then we have the all of Fame, I want to show you something here.

For example, this guy is earning a lot of money, because he's doing just great.

He has this strategy that is making a lot of money he has other strategies here. and

only with this strategy, he's managing $1,400,000.

So, if you get 20% from the performance that you can get with this amount of money, I can

assure you that is a lot of money.

Let's say that is $1,500,000, you get 20% of it, so it is $300,000.

Let's say that you can make 3% per month, so 3% of $300,000 is $9,000.

So you get an additional $9,000 per each month, just managing other people's money.

So you have your trading account, you still have your trading account.

So you can make money with your trading account, but you also manage other people's money.

So you are earning from your profits, other people are earning because they are investing

in you and you are generating a profit even for them, and even Darwinex earns something,

because, when an account is doing great, Darwinex usually decides to ivnest part of their money

into your trading account.

So they also invest their own money into your trading account.

So everyone is earning here on this platform, if you are doing a great job.

Of course, if you have a good strategy and you think that you can be profitable on the

market, I think that Darwinex can be a very good idea because you can earn more money

that what you do trading alone.

Other people will be happy because they can earn money from you and Darwinex is happy

as well, so it's a win-win for everyone.

So this is another way that you can follow to grow a small trading account and I want

to mention the last one, that is Udemy.

Well, I say Udemy, but you can try something different.

For example, when I was 22, I think, not really sure, but I think I was 22 or 21, I don't

remember, I was totally focused on my Forex Trading career and someone offered me a job

to write for a financial magazine.

Now, when I went there, I needed to show my statement and my performance, it was the first

question.

I remember I went there and they asked me "do you have a statement that you can show

me?

Do you have a track record that you can show me with your performance as a trader?".

I also remember that happened a very funny thing because they wanted me to log into my

trading account from their computer and I said immediately "no, I'm not gonna do this.

If you want, I can show you from my mobile phone with my internet connection", because

I'm always so scared of hackers and stuff like this.

But anyway, if you don't have a track record because you're starting now your Forex trading

career, you can try with something different from a financial job like financial writer

or in a bank, you can try something like Udemy.

I believe that even if you don't have a track record, even if you don't have a long history

of Forex Trading, if you have a strategy that you want to share with other people, why not

on Udemy or on another website?

It is a win-win because I'm getting something from you and you are getting money, so you

can put this amount of money to your trading balance and start to grow that balance and

start to build your career as a full time trader.

I know that many people say "I don't really trust that trader.

He's been trading for just 6 months, he doesn't have any proof that he is a successful trader".

I honestly don't agree with that, because I'm buying a strategy, I'm buying a system,

I'm buying something that I can get from you.

I'm not buying any proof that you are a multi-millionaire trader and, honestly, I don't even care about

it.

If I can get something from your strategy, even just one small tip that I can implement

in my own strategy, it's a win for me.

So, if you want to try this way, I think that you can also try to share your strategy with

other people and earn a kind of second income that you can put in your trading balance.

Now, a couple of things that I want to clarify from what I have said so far.

I'm not getting any kind of commission from what I am recommending in this video.

I recommend Darwinex and not Ayondo because I simply believe that it is better, but you

will not find any link to Darwinex in the description, you will not find any link here

in the video.

I recommend Darwinex just because I think it's better, I'm not getting any commission.

And you can also check their policy, they don't even have a reward when you refer a

friend, so I'm not getting anything.

I'm not even getting anything from Udemy.

Actually, probably I will lose money from Udemy, because when a new instructor is teaching

the same topic, is more competition for me.

So probably I will also lose money from recommending you to start sharing your own strategy on

Udemy.

So I'm not getting absolutely anything from it.

And another thing that I wanted to clarify is that I started teaching on Udemy in 2017

and I have been a full-time trader since 2013, so Udemy didn't contribute at all to build

my balance, my capital to be a full-time Forex Trader, but I'm recommending it because I

can undestand it may help you because, right now, at the moment, with my courses on Udemy,

I'm not earning much money, I'm earning a decent amount of money that I'm putting in

my savings account with my bank, but you can put this amount of money into your trading

balance, so it may work out very well for you.

So these were my ways to grow a small Forex Trading account.

How to setup custom SVG Icons with Icomoon in react native mobile application - best Practice - Duration: 12:08.

Hello everyone, welcome to the Asbar youtube channel in this video tutorial i'm going to show you how to set up the

Icomoon in your react native mobile applications

So first up on, what is Icomoon? I

Icomoon on is the best icon solution for vector images it mainly includes a Icomoon app that poet has to access through the web browser

It allows us to do these some basic editing tools importing icons downloading icons and some several functions

In Icomoon, implicitly have some free icon packs and also we can add some custom icon sets too.

Now, let's see. What are steps that we need to set up the Icomoon?

First of all install the react native vector icons into our react native

Projects and then import the all svg images to the Icommon app

So when you importing the images we need to ensure that the all these SVG images are free from strokes

If the Strokes are their then definitely Icomoon will ignore

So from there, you can download a zip file that includes

dot ttf file and also selection.json

finally you can add selection.json files to your projects and

Write the code to display the icons now. Let's see how to do that

In here I initialized a react native projects and created the component called landing screen and

You can see the landing screen component called inside the app.JS file

Using the terminal now I'm going to install the react native vector icons library using the command npm install

React-native-vector-cons

This will take a bit of time

In this library have some native dependencies so I am going to link with the command react native link react native link

Yeah, now all the native dependence dependencies are linked here

So Lets we create a shared icon components to reuse in other components

Shared icon components. So we

Can any shared components

inside the shared directory and

Reuse in any other components because Icon is shared thing in the project

Things because it will be used in every screens and also every components

so

In here, I will create the, for the time being I'm just creating only one components. That's the icon components

We can create any

shared components inside the shared directory and

Any I create the package.json file to call any other files inside the shared library with the name that I am given here

Now let's go to the icon components

By default font awesome icons are inside the react native vector icons in here. I

Creates the stateless component which takes the props as arguments and returns Icomoon element in

In this Icomoon element there are three props

available here and

I'm just passing mainly three props

for the color sizes and for names

To use this component or call this component. I'm just exporting this

icon

Component so we can call in any other components so in index.js file, I'm just defining the icon components

Actually by doing these in internal J's file, we can export any number of shared components

Here and also we can import any

shared components easily

In landing screen I'm just import the icon components I

I Can import with the @up-shared

/ components

@up-shared means the name that I given in package.json file and import the icons

All about fine

Yeah, now I'm going to call the icon component inside the landing screen

Mainly now I'm going to hard-code the props values and added a one of the font-awesome icon. rocket

Font-awesome icons because by default in react native vector icons, they already installed the font-awesome icons

So let's try with whether it's working.react-native-start to start the server and

Run the project in react native run Android

Let's see whether it is working

Yeah, that is work fine here and now let's set up our custom icons

Let me show the SVG icons currently I have.so these SVG files

Need import into the a common app from the Icomoon website and we can easily navigate to the I come on app

Click Icomoon on app

and

In here, I'm going to create the new empty sets

To the empty sets. I am importing the all SVG icons that I have

Now select the all the

files.select all and generate font

and

Now we can download the zip file as we expect and in here

We can get the selection.JSON file and now so Icomoon.ttf file

Before import those files actually, we need to create the theme folder in theme folder

I'm just

Create another package as I created in shared directory

So we can import the selection.JSON file very easily with other component

Name, I'm giving a name as a add @up-theme

And now it's time to

Copy the selection.json file to the theme folder

And icomoon.ttf file also I'm going to add into

I'm adding to the theme folder

And in main package objects, then we need to define the path of the theme folder

And the app/theme is the the path of the theme folder

And I'm going to select an selection.json file and copy the one of the

Icomoon and we can get Icomoon name with the name attributes there

So I'm just copying one icon in the selection. JSON file

How to Know if Your Goals are Right for You GOAL SETTING STRATEGY - Duration: 8:34.

hey it's Abbi J your life coach and

today I wanted to talk about something

that is pretty serious when you think

about your goals in the personal

progress that you're going after but

have you ever stopped and asked yourself

do I even like want this goal? Or how do

I know if this goal is right for me? And

that is what we're discussing today in

this video because the last thing you

want to do is go after a goal that you

aren't even sure if you really want it

or if it was your idea in the first

place so let's talk about what to do if

you're questioning if the goals you're

going after are the right goals for you

in the first place. And be sure to stay

to the end of this video for an

let's dive right into these tips and the

first step of like figuring out if this

goal is right for me is identifying

where this goal came from in the first

place. Was this your idea? Was it your

mother's idea? Was it your girlfriend's

idea? Was it you know your co-worker or

your boss's idea?

Did somebody suggest this goal to you?

The reason you need to ask yourself this

is because if this goal doesn't

originate from you or at least doesn't

get you excited and riled up then it's

probably not a goal worth going after

all goals I don't care if it's you know

personal or career or financial goals

are hard to achieve that's why it's

goals that's why I feel so amazing to

accomplish them but if this isn't

something that was your idea or

something that really gets you excited

or you feel likes a good idea then it's

not the right goal for you and that's

okay to admit I think sometimes we get

really afraid to say that you know what

I don't want that as a goal because

usually all goals are a really great

thing but depending on your unique

situation you might not want to be a

manager you might not want to go after

certain things you might not want a

brand new car if that's a goal for

somebody else all really great things

but if it's not part of like your life

plan your goals personally gets you so

weak

sited then don't feel any guilt and

taking it off your list especially if

this is a goal that you almost felt like

pressured to like have you know oh you

know what my parents would really like

it if I accomplished that goal but I

could care less you know what my

challenge for you is to just take that

off your list don't worry about it and

focus on the goals that really do count

my second tip is to ask yourself this

question why do I want it this question

is hugely important when it comes to

goals because yes, it might have passed

the first test that this was like your

own idea in your own goal that you

thought about but maybe you didn't

actually think it through and take this

time to stop and think why did I want

this goal like I have goals all the time

I think it's a really cool thing for you

to try but I keep a lot of my goal like

lists or journal entries of pascal's

because it's fun to look back and say oh

man I thought this goal was so important

but now I really don't want that for my

life or my life has changed so

drastically that that goal isn't

something that I want anymore and so

it's important to constantly be asking

yourself why do I want this because if

you are not feeling motivated if that WHY

is not strong enough then you're not

going to accomplish it and so just right

now ask yourself why do I want this and

if it's not compelling enough or if it's

not worth the cost of that goal then

that goal is not right for you my third

tip for you is to ask yourself this am I

discouraged just because it's hard now

that might seem a little weird but hear

me out

I'm sure that if you clicked on this

video or um if you know this came up in

your feed you're thinking about goals

and setting goals but I'm sure there was

part of you that said oh yeah I have

some goals that I don't know if right

are right for me I don't know if I

really want them now my question what

this point is are you feeling like you

don't want this goal because it's hard

are you feeling discouraged and this

might be a low moment for you because I

think we've all been there or we have a

like I'll use the example losing weight

and instead of losing weight this month

you gain weight and so you start to

think you know what this is ridiculous I

actually look fine like why am I trying

to lose weight or you know we start to

justify these goals and we start to

think well was that even a good goal for

me now you know if you pass the other

the other tips in this step and you've

come to this one well it's time to

seriously ask yourself am I just

discouraged am i just feeling like I've

hit a roadblock right now because if

this goal is still something that gets

you jazz if it's still something that

you want then it probably is still worth

your time and you're just feeling a

little discouraged and I promise that

this will pass as you continue to work

on those really hard goals it will pass

and discouragement can go away but you

know if it's more than that if it's like

you know what knowing it's not just cuz

it's hard you know it's not I can

actually do this I've actually made

progress toward this but my life has

changed my goals have changed then yeah

maybe this goal isn't for you anymore

maybe it's a goal that you put on the

shelf and say you know what I'm gonna

re-evaluate and come back to that maybe

in a couple years maybe in a couple of

months after I get some clearer focus on

some of my other goals it's okay to put

goals on the shelf so to speak but just

make sure that you know what it's for

you're about self-interest either way to

either say this goal isn't for me or I'm

gonna buckle down and get this goal done

and my last tip for you is what now what

are you supposed to do now and I think

that's a vital question to ask yourself

because yes

if you've either taken this path and

gone through these tips and you're like

nope this goal isn't for me or you know

what yes it actually is and I've got to

rethink this goal this is the time to

say okay what now what now now that I've

gotten rid of a goal I need to replace

it with something and I would hope that

you could reverse kind of engineer these

steps and find a goal that really

matters to you I've got some videos on

goal-setting I'll link down below but

it's okay to change your mind about what

you want but that doesn't mean that you

don't set other goals it does

mean that maybe you take that goal that

you had that now isn't fitting exactly

your mindset where you want to be and

you just change it you just tweak it a

little bit so this step is all about

okay what now how do I move forward from

where I am whether you've gotten rid of

a goal and you need to add a new one or

whether you're revising a goal or

basically telling yourself you know what

soon up we're gonna do this we are going

to accomplish this goal because it still

matters to me and I might have been

discouraged I might have been feeling

like it wasn't worthwhile anymore but

I'm reinvigorated and I I can do this

now so constantly ask you yourself this

question of what now what am I going to

do with my future? So there you have it

those are my top tips for what to do

when you are questioning whether a goal

is right for you anymore and I think

we've all been there and I think you

need to give yourself permission to

revise your goals it doesn't mean you're

giving up are you being softer and

yourself it means that you're serious

enough about your future that you're

constantly checking in on yourself and

your reevaluating if your goals are

still worthwhile to you which is huge

and it says so much about you and the

personal development like style and

steps that you are at right now so I

How to Get Over A Breakup (The Ultimate Guide) - Breakup Advice - Duration: 9:32.

hey there this is clay with modern love

dot life and this is relationship inner

game in this video I want to talk about

how to get over a breakup I know

breakups can be extremely painful they

can be one of the worst emotional

experiences that you might go through in

your life right up there next to you

know your parents dying or losing a

loved one or going through some other

sort of traumatic event and I'm sorry

that you're going through a breakup

unfortunately it is something that many

people actually do experience it's part

of loving right it's part of taking a

chance and being in a relationship with

somebody but often times those

relationships don't really work out the

way that we want them to so if you do

want to get over a breakup then there's

actually a couple of things that you

need to do and there's kind of an

emotional journey that you need to go on

and I know that there's often advice out

there that tells you the time heals all

wounds or that the best way to forget

about your ex is to go out on a date

with like ten other people or something

like that but that in my experience has

not been the best advice out there and

it's not been the best advice for the

people that I've coached and worked with

over the years what I've actually found

is that following that sort of advice

can actually either leave you stuck like

if you're just letting time heal all of

your wounds you can end up waiting for

years even or if you're grasping outside

of yourself by trying to date more

people or jump into a new relationship

or something like that it can leave you

seeking validation from others you can

leave you're really turning over your

own well-being to somebody else and

really having to trust them to validate

you trusting them to determine what your

self-worth is which only sets you up for

more heartbreak more pain more agony in

the future and so what you want to do is

you want to actually really do the hard

work of healing your emotions and

healing your broken heart and moving on

in an appropriate sort of way there is

one thing that you should be doing first

and foremost and that is cutting contact

with your ex it doesn't have to be

forever but at least during the initial

stages of the breakup you should be

cutting contact with your ex because it

creates the context for you to actually

heal okay it's going to be very

difficult for you heal if you're

constantly in touch with your ex if

you're constantly spending time with

your ex if you're constantly

you know stalking your ex on Facebook

and seeing who they're dating or who

they're spending time with or who

they're flirting with or or all of these

things and trying to you know connect

the dots on your own and make your own

catastrophe predictions and worst case

scenario thoughts and all of that stuff

so cut contact with your ex at least for

a period of time there should be another

video on this channel about the topic of

the no contact rule for helping you heal

from a breakup so go check that out if

that's something that you need to learn

more about if that's something that

you've never heard of before beyond that

what I like you to also do is to work on

getting over your ex there's a certain

sort of emotional spectrum that people

generally go through when they are

getting over their ex on one extreme you

know immediately after the breakup you

often go through this emotional meltdown

stage then from there you start to be in

very heavily invested in what your ex is

doing or who they're doing it with right

you might stalk your ex on Facebook or

something along those lines from there

you kind of go through this sort of

rollercoaster of emotions of highs and

lows and everything in between and then

after that oftentimes people will start

to mellow out a little bit start to even

out sort of start of smooth out their

emotional experience but they often get

caught in this validation trap where

they're stuck comparing maybe the new

person that they're dating or the new

person they're in a relationship with to

their ex or to their previous

relationship and they get caught up in

this story of oh this person is better

than my ex or something like that and

there's nothing wrong with dating

somebody who's better than your ex but

as long as that is the main way that you

see them then you're going to be caught

in the validation trap and if you can

get past that finally you'll be actually

have the freedom and actually be

emotionally free to really have a real

substantial and meaningful connection

with somebody else that's just about

what the connection is it's not about

you know the past or it's not about your

ex or it's not about some previous

relationship or something like that

additionally you'll have to heal your

broken heart so getting over your ex is

one thing healing your broken heart is

another thing now broken hearts can be

what really make going through a breakup

incredibly difficult but there's a

certain sort of process that you can go

through heal your broken heart as well

too and again there's more information

on this YouTube channel about all of

this as well but when it comes to

healing your broken

there's a couple things to keep in mind

number one go ahead and mourn the loss

of your relationship feel the pain feel

it fully I know we can might want to

stuff it down to suppress it but the

more you feel it the more you'll wow it

to actually be something that you

experience the quicker you'll be able to

actually let go of it rather than

holding on to it for years and letting

it fester and turn into resentment or

bitterness or contempt next what I'd

like you to do beyond that is to really

honor the relationship that you had with

your partner really honor what you got

from it really honor what you loved

about them okay not so that you can get

caught up in all of that but so that you

can just acknowledge that it was a

wonderful thing that happened the two of

you coming together third I want you to

actually learn to let go of these

painful emotions there's a certain

process of noting the emotion

acknowledging it that it exists knowing

that just like all of your other

emotions it will eventually fade in time

and then just letting it go letting it

go and watching it drift away like a

cloud in the sky easier said than done

but with practice you can actually start

to get better at this next what I'd like

you to do what I'd recommend that you do

is for you to start turning off your BS

machine now your BS machine is sort of

that that inner critic in the back of

your mind that voice in the back of your

mind that rushes in to tell you all of

the worst things about yourself like oh

you're not lovable oh they broke up with

you because you're a loser and all of

that stuff right that's your BS machine

and as long as that is they're feeding

you bs thoughts all day long it's going

to continue to agitate your broken heart

so what you need to do is you need to

learn how to switch it off by just not

having those thoughts at all and the

last thing that you need to do in order

to heal the broken heart is to learn how

to love yourself because as long as

you're looking for someone else to love

you you'll always have this emptiness

inside of you and you'll never be truly

emotionally self-reliant now there's

nothing wrong with having someone else

to love you or wanting someone else to

love you but as long as you're unable to

actually love yourself there's going to

be this vacuum inside of you that's

constantly hungry constantly searching

for more and more and more and more and

more even when you are in a relationship

next what I want you to do is after

you've gone through all of that draw a

line in the sand and decide that this

relationship that you

this breakup that you're going through

it's going to be a wonderful growing

experience it's going to be one of the

best experiences of your life and I know

that it might feel like a kick in the

teeth right now but if you really truly

draw something from this breakup and not

just see it as some crappy thing that

happened and then go back out there and

make the same dating mistakes but if you

actually learn something from it wonder

what you want in a partner lonely you

don't want in a partner learn how you

need to be in order to have a successful

relationship learn how you need to stop

being in order to have a successful

relationship learn something from it so

that you don't repeat the same mistakes

so that you can actually gain something

from this breakup and gain some lessons

and learning some insights something so

that you can move forward into whatever

your future might look like with some

sort of great power great strength and

great knowledge okay and then finally

when you are ready when you're able to

go through all the things that I've

talked about that is when you should

start dating other people not as a sort

of band-aid to patch over your bullet

hole wound in your chest or anything

like that but but only when you are

actually able to bring the best of

yourself to the dating world that is the

only time that you should be able to

date when you are fully emotionally

available otherwise you're just gonna

end up in a rebound relationship or

you're just gonna end up repeating the

same mistakes over and over and over

again that's not something that I want

for you now of course this videos just

a great topic for you today one of the

things I've noticed in my life is that

people like to stay in their comfort

zones they don't like to push themselves

too much in certain areas because it can

be scary and I know that we've talked

about that in previous vlogs that

sometimes you got to do things that's

scary to really truly achieve success

you can work harder than you ever

thought you could you can achieve way

more than you ever thought you could and

you can become way better than you ever

thought you could you have more talent

you have more power you have more

strength more abilities than you could

ever imagine

deep within you whether it be through

pushing yourself through your maximum

mental limits or physical limits or both

and while there are many many areas in

life that you could test these mental

and physical limits I learned these

lessons through ultra running or ultra

marathons what is an ultra marathon an

ultra marathon technically is anything

further than a 26.2 which is a marathon

anything beyond that could be considered

an ultra but if you talk to anybody in

the ultra running community that's

usually up for debate it's usually

starting around 30 miles 31 miles which

is like a 50k that's usually when we

start to consider it being an ultra

marathon but when i started running

ultra marathons is when I truly truly

understood what it was to push myself

mentally and physically beyond anything

I could have ever imagined all right so

I'm gonna tell you a quick story about

my running if you've been in this Jenna

you've probably heard the story before

but when I went through my 20s I gained

a little bit of weight wasn't happy with

that when I got the 30 I decided I was

gonna run I couldn't run five minutes I

put a treadmill in my garage there was

one down here before this basement was

finished and I would run I would listen

to Tony Robbins and I would have run I

would run for a minute two minutes and I

did enough to where I could run five

minutes and I got to where I could run a

mile and I did that until I could run a

5k I started running 5k races and then

10k races than half marathons and then

ultimately two marathons and when I got

to marathons I thought you know what I

think I could run an ultra marathon cuz

I'd never actually heard of an ultra

marathon but it scared me and the type

of person I am I've been driven my whole

life and I said you know what I think I

think I could do this I think if I can

slow down I can actually do this so I

signed up for my first ultra

was an ultra that was over two mountains

it was a double marathon so it was a

marathon over two mountains and then a

marathon back over two mountains and

what I learned about myself that day as

first as I could actually push myself to

the breaking point and still dig deep

enough to finish I was in a field of

about 80 people and thirty of them

dropped out and out of those 80 people I

finished probably third or fourth from

the last this was my first ultra and it

was probably one of the scariest points

of my life I had gone over the first two

mountains and come back and when I was

making the final climb up the last

mountain I got so dehydrated had to sit

down to rock and I had to make a

decision whether I was gonna go back to

a river to try to get water and risk

that or risk not finishing because it

was getting late it was getting close to

the cutoff and I was getting scared I

had to make a 1200 foot ascent and I

didn't know if I was gonna make it I was

brought to tears I sat down the trail

and tears didn't think I was gonna make

it

because I was broken I was tired I'd

been going for probably 11 or 12 hours

at that point and I still had to make

this climb up this mountain I did

everything I prayed cried plead begged

and just crawled my way up that mountain

I had to fight possibly getting

hypothermic because the Sun was going

down I was wet and I didn't have a lot

of clothes on I wasn't prepared to be

out as late as I was as the Sun was

going down that's why they had to cut

off because it could get dangerous out

there but what I learned about myself is

I could be broken I could completely be

broken and know for a fact that I

couldn't do it I had to dig deep down

inside myself to push to find that

little something extra to make myself

finish and that day I learned something

about myself that I never knew I learned

that I have probably another 25 to 30

percent of effort in me at any given

point through anything mentally or

physically and I'm talking beyond when

you think you are completely done you

cannot take any more I know that I have

at least that ultrarunning taught me so

many lessons I learned that I can go

further I could dig deeper I

push harder I have more endurance and I

could put up with more pain than I ever

thought humanly possible

I've run 50-mile races where I thought I

was done at 40 miles and then I had a

change of terrain and I could just

sprint I could just run I mean mentally

being completely done being scared I

wasn't gonna make it and finishing on a

race running that tells you your mind

plays tricks on you your mind tries to

tell you that you're done your body will

tell you that you're done but you have

to find that that deep down thing inside

of you that knows you're not done even

when your body's telling you you are you

have to be able to push through it when

my mind was screaming stop I knew I

could keep going when my body was

screaming stop I know I could keep going

and that's the lesson I've learned from

ultrarunning I know I could dig deeper

at any point in my life and get through

anything said lesson is you can always

do more than you think you can you can

always work harder than you think you

can you can learn more you can put up

with more you can stay up later you can

produce more content you can finish that

degree you can lose weight you can do

anything you put your mind to you have

to eat that point in your life that

you're disturbed and dig down deep in

your core and find what it is that makes

you tick do you really want something

because if you do you will find that

place in your sight and deep down inside

of you you will find that place and

sometimes you make it hurt sometimes you

may fail but you got to get up and take

another step then another step and keep

moving forward in your life to achieve

the things you want to get nothing worth

having is gonna be easy absolutely

nothing I have been out there on the

trail with people from all kinds of

different backgrounds I've been out

there with people who were former

addicts former veterans who have run 30

races in there and there's late 60s I've

been out there with couples that are in

their seventies that have been running

together for 40 years I've been out

there with rocket scientists I've been

out there with the construction workers

software developers I've been out there

were people all shapes and sizes colors

and backgrounds that's what I've come

across ultra and that tells me the

humans have so much more than what's

inside of them it doesn't matter what

your background is it doesn't matter

what you've been through your life we

all have the ability to dig deeper and

push harder and finish and achieve our

goals we just have to find that spark

you have to find

that thing that you want that will bring

that passion out of you that will make

you say I will not fail I will not give

up I'm gonna take that last step and I'm

gonna finish you won't find out any of

this if you're not willing to try if

you're never gonna put yourself out

there if you're never gonna do something

that scares you you will never ever

understand where your limits are you're

only ever gonna lose if you give up so

as long as you keep trying as you keep

if you keep getting better if you keep

pushing forward you're gonna get to that

place you need to be

so you see ultramarathons have changed

me they have completely changed me I am

not the same person I was before I

started running I'm a different person I

approach everything with a different

mindset now I don't have a failure

mindset I've always been driven but now

I know there's nothing that I can't

achieve if I can put in the work I can

achieve it I will never give up my body

in my mind will never give up

that's what ultrarunning has done for me

that's what ultra marathons have done

for me now you may not run ultra

marathons or be an ultra runner and

that's not what this is about that's my

metaphor that's me talking to you about

you having so much more inside of you

you do ultra marathons brought it out me

you may have something completely

different for you that's gonna bring it

out in you but you need to have that one

along with yourself you need to find out

what it is it makes you tick that makes

you want to achieve the goals in things

you want in life you're gonna have to do

things that scare you you're gonna have

to if you want that thing you want in

life that's great you're gonna have to

be scared you're gonna have to put

yourself out there you're gonna have to

risk failure this can be applied to

anything this is not about running this

is about you being the best you you

could possibly be this is about you

digging deep inside of you and finding

what makes you tick and finding out how

much more you have inside of you how

much more you can put up with what is

your mental and physical limits because

I guarantee you you have so much more in

you and there is so much more you can

achieve you have to believe in yourself

you have to believe that you can achieve

anything if you doubt yourself you're

already fighting uphill don't do that to

yourself do not doubt yourself visualize

it and achieve it all right guys I just

want to start you off on this Monday to

tell you

do something that scares you set goals

set stretch goals set things that are

gonna make you get out of your comfort

zone don't be scared and don't care what

anyone else says about you don't care

about what people say about your goals

don't care about the judgment you think

people are gonna have for you if you're

gonna be great you're gonna have to push

yourself out there get out there and do

it stop making excuses for yourself stop

being scared stop worrying about failing

achieve your goals do what you think is

not possible chances are you may

surprise yourself so get out there and

- Mike has asked, what's the best way to start on a tune on the dyno?

Get the AFR good then timing and bounce around like that,

or is there a better method?

Great question there Mike, this is the process we teach in that

HPA 10 step process.

Now particularly when we're novice engine tuners we're going to find that

it's really much easier if we can simply focus on one task at a time,

so we can really concentrate all of our energy and not get confused.

So my personal preference here is to start with a safe retarded ignition

timing values much as my reply there to Dimitri in the first question was.

And then we can hopefully just about forget about our ignition timing initially

and concentrate just on getting our fuelling dialled in.

Once our fuelling's dialled in, then we can go back and we can optimise

our ignition timing.

Now of course that's a simplified view.

Once we get a little bit more competent with the tuning process,

we're going to tend to switch backwards and forwards between the ignition

and the fuel simultaneously and tune the two together.

But this is the way that I recommend you get started.

So you are starting to get the feel for Twitter but you want to get the most out

of the content you share the tweets. So I'm going to walk you through some of the

best practices to make sure your tweet has content that is useful., valuable to

people that links to other sites. Here's how it's done.

Here we go. OK so I'm looking through tweets made from my account and as you

can see there a tweet that's been shared from someone else a retweet if you like

also counts as one of your tweets. If we look at the ones that we've got here

particularly this one hello any tweet that just has text and no other context

you know just a what's happening right now. It's very unlikely for anyone

to think well I'll share that I'll pass that on so think about the value you're

adding. At least with this picture of a penguin it's something nice to share but

there's a lot more to it. So I'm going to run through the basic steps to

think about when you compose a tweet. First thing click tweet. Now I'm not

suggesting with every tweet you share or send you do this but it's good to

include what's called a call to action at the start of the tweet particular if

it's something you really want other people to share and benefit from. So the

standard wording is please retweet so like this that at the beginning of a tweet is

more likely for people to actually go well OK I will then just a simple

process of asking. Of course that takes up a certain number of characters so if

you want the short form and it's rare on Twitter that you abbreviate anything but

just certain things you are OK to do that but don't just do text speak the

PLS space capital R capital T works just as well. Now we're into the main part of

the tweet and let's add some basic details. So what I'm going to do is share a link

from my website. OK so there's a bit more text and now

I'm going to go to the website I'm going to select the page I'm interested in I'm

going to right click copy go back to the tweet and then right click paste or

control C control V. OK so that's the website link itself takes up space but

this is a good best practice tip to remember. If you're going to use a website

link ,do put it somewhere in the middle. That tends to get more engagement than if

you leave it to the end. And the same applies for this please RT don't put the

RT at the end put it right at the beginning. So the position is important.

Next I'm going to add a picture that goes along with it

So I'll click add photo. I'll click on this one and a picture doesn't take up

any space. Notice it says who's in this photo. So here's a chance because I could

mention the name @PRWilsonmedia here but that would take up some of the

characters so instead I can actually just tag them in the photo. So up to

ten different accounts could be copied in to this message. And this

is a great thing because they will all separately even if they're not

online at the time it was originally tweeted, they'll pick up the message and

maybe share it further. So I'm just going to put the one person in there. There were a

couple of other things that you can add in for example the famous hashtag that people

often talk about. All that is is a keyword if you like so if I said

#socialmedia and you can even create your own hashtag but it's something that

people may be talking about and even if they're not currently following you they

may pick up on this message. Now I would never have more than one hashtag in a

tweet I would never load the tweet full of hashtags, you

can by the way add additional pictures as well so that's an option. So really

you're trying to get the most out of it The call-to-action, the website

link the photo potentially a hashtag. But make sure you've got a few

characters left at the end so if people share the content they don't

accidentally cut off some of the bit at the end and then when you're ready tweet

and out it goes.

hey guys Vonbodan here wanted to take a

minute here to tell you about the

tutorial we're doing today is one that I

got from another YouTube creator um so I

thought I would show you my take on his

and I will leave a link for his so today

we'll go over how to make Halloween

lanterns so stay tuned hey guys

Vonbodan right back which uh um like I

said today's tutorial we're going to

cover how to make the Halloween lanterns

I'm using these in my dove show um the

original person who posted the tutorial

on how to do it I will leave a link to

his um this is my take on his we'll

start out with the first one I did which

is this littler guy and after I went and

through the whole process discovered

that it's too small for what I needed and

unfortunately in the process of making

this I ended up breaking the back glass

which sucked

I like how it came out but like I said

too small so first things first when you

get lantern from I think I got this one

from Hobby Lobby but they're all over

the place you can find in Walmart things

like that relatively not too expensive

this actually started out a grayish

slight gray so the first thing you do is

you're gonna take out all the glass and

you're gonna take it outside put it on

paper somewhere where there's some good

ventilation

you're gonna need real cheap flat black

spray-paint is what I used and you're

going to kind of mist the glass on the

side that's going to be in the inner

part of the lantern with a black so you

can get that soot look

it just really stinks this back one was

absolutely beautiful picked it up and

slid right on and broke did both of the

lanterns the same way with the black

spray paint then you're going to take

some water school glue and I used yellow

and orange food coloring and mixed it

together to give it a yellowish orange

II look to it after the black paint

dried I painted the inside over the

black paint with that and let it dry so

it will give that hazy glazed look in

there adds a huge element to it

you with this one because it was gray i

spray-painted the framework with the

black flat black cheap spray paint

covered it real good then you're going

to let that dry while the glass is

drying

once it's done really no rhyme or reason

but I use yellow and orange and a couple

of different shades of brown to get the

rusted details on this you know around

the hinges and areas where it will make

it look like it's been sitting out in

the rain you take and start off with

your darker colors and then go to your

lighter starting with maybe a thicker

brown coating over the areas that you

want to get that rusted look then do a

little bit of a dry brush with the next

colors and take it to the lighter colors

as you go up then you end up with

something that looks like it's been out

in the rain forever and a day I tried a

different approach I kind of did more of

the the spotty look on there this for

what I need it for will look awesome on

stage so that's why I kind of did that

but you want to go over the edges you

know you don't want to have a complete

line of rust nothing rust like that but a

little spotty here and there you can

also take and when the paint is still

wet you could take some cinnamon and

sprinkle it on there to give it more of

a grittier feel and look to it and that

would be great if you're using these for

up close and personal

for people to see the thing that wasn't

I maybe misspeaking I don't believe

that it was but I actually made see if I

can get that on camera

I made that candle and it is basically

toilet paper wrapper that I paint in red

put some glue stick to get that melted

candle look on there granted I put a lot

of work and detailing then I don't know

if you can even see it probably not but

you can't really see a lot of those

details which stinks but it's there and

you know it's there I put it in it in

case it was visibly being able to be

seen and then one of these battery

power tea lights that look like a

flickering candle and there to see if I

can get it to show up on camera I don't

know but we'll try see if you get in see

yeah you can see it a little bit in

there but great for Halloween

great for props you're running or

operating your own haunted house or

something like that for the Halloween

season a wonderful prop to have like I

said this is one of the props for my

stage show I will link the original

person that I seen I took and ran with

his ideas and added my own little twists

and turns into what I've got here so

Hi ladies! I'm Lee Woodward Owner and CEO

career, your love life, and your

that this simple act can improve your

life in terms of your career, your love

life, and your self-confidence. First

let's talk about your career. As a woman

professional you know that we not only

have to play our A-game,

we have to look our A-game and I truly

believe that any woman serious about her

career should have what I call a me 2.0

style wig in her tool belt and it's

similar to the one that I have on. So

what I mean by me 2.0 is it matches my

daily style in color, but it always looks

just like I walked out of a salon so it

looks great. And why is this so important?

It's important because we lead such busy

lives and that last minute meetings get

pulled up, and all of a sudden we didn't

get in for the hair appointment, or we

had to take the 16-hour coach flight to

the you know international location roll

off the plane, and go to the meaning, or

we all love the 5:00 a.m. video

conference call where yes we're supposed

to all look put together and be ready to

do our presentation. All those elements

are just so difficult to manage around

unless you have your Me 2.0 style

because it allows you to look A-game

ready in minutes and so truly truly

truly please invest in your Me 2.0

style for your career. It's just it's so

important to have in your tool kit.

Okay so now on to something a little bit

more fun. We'll talk a little bit about

romance in your love life. So one of the

best things about ready-to-wear hair is

that it allows us to completely switch

it up. I'm talking length, color, style,

it's all at your fingertips, you can

change your look in minutes and there's

absolutely no long term commitment

required to that to that change which

makes it so fun to play with. And when we

mix it up I think we give ourselves a

chance to spice it up with our

significant other and I think, I'll just

give you an example. My husband loves

when I wear what I call, "My Red Lola Wig"

and she's beautiful and it's completely

not anything that looks like my

day-to-day hair and he absolutely loves

it, but what's more important is I love

how I feel and look in Lola.

I think I'm beautiful when I have that

beautiful red hair on. It totally changes

how I feel, and believe me that comes

across to my husband and it just helps

us set a completely different mood for

the night. So take it from me.

Be willing to mix it up and I bet you'll

spice it up. Okay so let's talk about the

last thing which I think is the most

important aspect of the three items

which is self-confidence, and we know as

women that self-confidence really is the

foundation for so much of the positive

things we want in our life. It's

certainly part of having a great career

and great relationships, and although I

say that you know you can change how you

look and feel with the simple act of

putting on a wig,

I'll tell you that that simple act

requires bravery because it requires

bravery to stand back, push out our

comfort zone and really look at

ourselves differently in the mirror and

to allow ourselves the room to play, and

explore, and create, and not only see how

we look with a different style or

different color but to really think

about how that makes us feel,

and I really think that those acts of

bravery when we try to live our life in

courage

that's what builds self-confidence and

I'm telling you as much as I love my

wigs and I'm super comfortable in them,

every time it takes a little mojo

to put it on, to put it on and go out

there in the world, and so don't

underestimate the

transformation. I don't use that word

lightly that can happen when you let

yourself play and explore and push out

your comfort zone a little bit. Well I

hope you can take all the things we

talked about, looking for your meet 2.0

for your career, looking to mix it up, and

spice it up in your love life, and of

course trying that act of bravery of pushing

your boundaries and letting you see

yourself differently to build your
