child their baby their teenage child or even young adult prepared for an

operation medically speaking there's really not that much we do or we need to

do we obviously would not operate on someone that has had other health issue

that are currently affecting them even just a simple respiratory infection

medically speaking the other issue is obviously the psychological aspect and I

think it's a really important one for the older patients we have a Child Life

team at Mount Sinai that really helps these patients deal with the operation

their recovery the hospital stay and how this whole process will affect them they

can meet with the family and the child before the operation they can take them

through the whole process explain it to them

in in their terms much much better than we can and I think in for those older

patients that's a really important aspect of helping them deal with with

the whole operation and recovery but again medically speaking there is not

that much we usually have to do to get patients ready for for surgery my name

but I don't really know about that.

We work really hard, like 15-20 hours so

we don't really know what people are saying.

We need someone to tell us this

so we can know about it.

I'm hearing from you and getting really happy about the situation.

Uhh

We work really hard,

so it's nice to receive positive feedback.

Let me tell you this. According to what you say

Mr. Can is a highbrow and a smug. Besides, isn't that the way all bosses are?

You are before our eyes with a stylish,

rebellious, contradictory man character.

I mean, um, this situation is in fact relevant to the scenario,

relevant to the character in the script.

Until now, in my former works,

I didn't have the chance to play

with a style like this.

This script allowed me to, so we did it.

Till now, in fact the closest style

to mine is Can Divit's.

My first work, "Gonul Isleri," was more of a Middleastern character named Bedir.

He was a poor boy.

I have a ring and a necklace of an albatross.

I've never been the kind of a person who loves jewelry.

And as style, you can see now it's my own style

like...

-Casual -Comfy linen pants, this is viscose weaving.

You cannot see this in men's section a lot.

Actually, you can't ever.

And I'm such an energetic person,

I generally get hot.

I have no tolerance for 3 things:

Insomnia, hunger, and heat.

I get like this when it's hot and I never wear tight clothes.

No tight shirts for me.

I prefer flowing, but also fit, like this shirt.

I care about quality a lot.

These are my go-to clothes in summer.

In this case, jewelry makes me uncomfortable, to be honest.

In my personal life, it is uncomfortable for me.

For instance, we shot a scene yesterday,

and Demet acted like she fell off a cliff.

I caught her at the very last minute.

The ring pinched my finger here.

And pricked-- that kinda stuff.

I mean, jewelry bothers me.

Like, I don't wear a belt either.

It kind of bothers me.

In that sense I'm kinda.... - You don't like accessories.

Yeah, I don't.

But for Can Divit we discussed that this is a necessity.

And, umm....

We chose some jewelry appropriate for the character.

Can Divit wears jewelry a lot.

Frankly, I got used to it. I came here with these.

Normally I don't wear those,

but because I got used to it and

in order to practice my character in my daily life,

I try to keep what is in my character

so that I can really be him.

What is your interest in fashion? -Summer or winter?

-Either. -In summer, like I said, this style clothing

John Varvatos',

American Vintage's, Iro's, certain brand's.

I like their t-shirts.

In winter, though I keep wearing it in summer

I wear like um....military boots. Somewhat tall boots.

Tall kind, reaches up to ankle.

That laces can be, from here, tied up here like this.

I'm not much of a man, who wears sneakers at all.

-No hipster stuff, I guess.

Like Converse and other stuff,

are not my style.

Umm.... Even if I wear a t-shirt,

there are always boots on my feet.

That kinda style.

Trench coat,

long coats.

Again, I prefer loose fit, long, and

comfy coats.

And frankly I have a lot to carry in my pockets.

Umm...

When I go somewhere,

I carry dark chocolate with me.

Suddenly I grab it and go.

You really can't tolerate hunger.

I like chocolate. I take it out from my pocket

I put my wallet and stuff.

Do you carry a bag?

That's because I don't like carrying.

From the same philosophy, like as it was in jewelry.

The pockets in coats come in handy to me.

It's a blended style.

I see.

Well, I have one last question. This I have to ask.

Cause I have intense pressure on me.

Do you have any special fitness routine?

Yes, I do.

When you say "special fitness" regimen, it's never strict.

Like, um, at that hour I'll do this much, or

this and that....

Or I'll have so many grams of this...

I definitely don't have a program like this.

Indeed, for instance my work outs are based on my body weight.

I never do body building.

Umm...

I do boxing. For the last.... For this project....

I have been boxing for the last 6 months.

An hour of boxing and then another hour and a half of Crossfit.

But also in Crossfit, it's generally based on my weight.

This remains in the forefront.

You try to eat vegetables and meat.

And whole my life, I've never dieted.

Uhhhmmm, always

I ate my food

at home, I love, as you know my

mom's and dad's classical homemade food.

And I ate it. That much of that and this much of this,

let's not blend things and stuff.... -Protein powders etc.

Never.

Never.

But I take a lot of vitamins.

Magnesium, omega-3s are very important.

I don't neglect taking those specific ones.

Umm, and If I neglect taking them after all

in this heavy tempo,

you can get sick easily, and already everyone gets sick generally.

I am lucky, I have good genes.

If I work out for 2-3 months, I suddenly get buff.

It became like a Hercules kind of situation.

For instance, I prepared for this project in 6 months,

and within 6 months a tremendous body

was formed.

But I never followed a specific diet to achieve that.

Last night at 2 a.m., my mom cooked a beef stew,

I came in from set and ate it, then a friend called

I said I was eating. He replied, "You eat this late?"

Most people don't do that.

It's not something I care about much.

Because there is genetical luck in my case.

And.... one should not stress too much.

Sanem could you wait a minute?

Wait up. What are you doing? Why escaping?

When you look at the 5 projects that you did,

in terms of styling of the characters, which one is your favorite?

Definitely Can Divit.

Umm....

Would you say 'that's it'?

Yes, I would.

Ummm.

Definitely Can Divit.

He's the closest one to me.

Most professional, most expensive.

The most... we care about is him.

Until today,

the previous characters I played did not allow me to be this stylish.

What is a Tabata Workout? Longmont Chiropractor explains how you can workout in 16 minutes. - Duration: 4:58.

- Hi gang,

I'm Dr. Jay from New Leaf Chiropractic

and Family Wellness,

and I want you to meet the workout Tabata today.

So Tabata was actually developed by a Japanese researcher

and Dr. Tabata.

And I always thought it was like Tabitha or something

or why they put this in here but it's actually Dr. Tabata.

And what he figured out is that 16 minutes of work,

high intensity work,

actually in the study group,

got better results than like an hour,

people who were just kind of doing mediocre,

long distance type workouts.

So my wife went to the gym the other day.

She's likes, ah, I don't really know if I can go.

I've only got 30 minutes.

And oh perfect, 30 minutes,

that means use Tabata right?

So what's a Tabata workout?

Tabata means exactly 16 minutes of work.

And just like this suggests,

you're basically going to be repeating this 30 second cycle

where you're doing 20 seconds of work

and then 10 seconds of rest.

The formula, you multiply that times eight.

So you're going to pick four different workouts to do.

My four favorite and most frequent done,

air squats and I'll demonstrate these.

Air squats, something core,

pull-ups or some version of pull-ups, and push-ups.

So you're getting a pulling group in,

you're getting a pushing group in,

you're getting a core group in,

and you're also going to be getting some leg work in.

So ah, okay,

20 seconds of work, 10 seconds of rest.

And you're going to do that eight different times.

And you can do that for four different movements total.

Right, so you're going to have four minutes of work,

of air squats,

four minutes of work, push-ups,

four minutes of work, up the next.

And then the core exercise for a total

of 16 minutes of work, it's really just that easy.

I recommend just starting, well with a running clock.

There's lots of apps that you can download also

that are called Tabata

that as you run towards seconds

and then there's a beep to rest for 10 seconds.

And then it beeps again

and you can even start another workout.

So the way this works is just 20 seconds.

So your air squats, I start with air squats first.

And then rest.

And then you do it for a second time,

20 seconds and then you rest.

When you get done with all eight

then you go to your next one.

My most frequent one is a push-up.

Common push-up, hit the floor.

You have to make sure your chest hits the floor.

If you're doing this like this,

your chest does not hit the floor,

drop to your knees, there's the scale.

Floor, lock up,

floor lock up.

This does not count.

If you can hit the floor and do a push-up.

I'd much rather you do four regular, good push-ups

than cheat and go from your feet.

Alright, so we did push-ups,

we did air squats.

Pull-ups, you're just going to grab a bar.

If you can't do a proper pull-up,

what I've done with a couple people,

we stack weights at the gym

so that you can do a jump and pull.

And it doesn't have to be far but you need

to get your heart rate up.

And again you're going to do that for 40 seconds.

And then the last one is something core.

Most frequently,

regular sit-ups type things can work

but there are a whole bunch of variations.

Regular sit-ups just look something like this.

Touch the floor behind your head,

touch between your toes, one.

Two.

Buyer beware here.

If you're doing these guys

you can develop little strawberries

at the top part of your butt cheeks

and have really uncomfortable showers

for the next week.

So sometimes I'll actually just lean back a little bit

on the left butt cheek,

and then go over to the right side.

So use that in those muscles

and adipose tissue as kind of a buffer.

Some gyms have these little,

c-shaped things which will take some

of the pressure off your back.

If you can't do a proper sit-up,

bridges are fine,

either from your knees

or all the way up to your toes.

And right, so you'd be 20 seconds on and then rest.

And then 20 seconds on and then rest.

So find the exercise that works best for you.

There's no one exercise that you have to do.

The idea is to get four different movements

and those four movements can be just like.

If you're getting really advanced with this

and you don't necessarily love the air squats,

if you've got some weights.

Grab some five or some 10 pound weights.

Hold them in what's called a front rack position

and then you can just go ahead and do those.

This does not count as a squat.

So if you're doing these things

we're going to ask you basically you should

that you can hit the floor.

Don't hit the floor, sorry.

Hit all the way to the bottom

unless there's like knee problems or knee issues.

With all these things,

I'm out of breath just from doing that.

With all these you want to make sure

that you're doing within your comfortable level

and if it hurts, if you've got back pain,

or something, or neck pain when you're doing these,

call a time-out, do something else.

Divinity: Original Sin 2 Mac Review - Can your Mac run it? - Duration: 6:45.

of a rough and tumble journey.

- [Narrator] Divinity: Original Sin 2 - Definitive Edition

was recently released on macOS

on the first of February, 2019.

I've been super excited to share

this game with you because it's a huge deal.

It's a great, great thing for us Mac gamers.

So this game was first shown at a Apple 2018

keynote event and what was really cool about this

was that it was developed in a partnership

between St. Petersburg-based Elverils

and the Apple Metal Engineering Team.

It's nice to see Mac gaming being promoted

on the forefront and to have two

great teams working together on this.

This port has been made without compromising

on content and even on graphical fidelity.

So it comes with new features especially for Mac.

First of all, there's full MacBook TouchBar support

for quick access to in-game actions.

Now this can be for using the journal or the map.

We also have MacBook trackpad and selected gestures

support and also we've got iCloud support

for easy backup between devices.

And it's the first title on macOS to support HDR.

However, what's important to know guys is that

Divinity: Original Sin 2 is quite a demanding game.

So let's talk about the Mac requirements.

For starters, you should be running macOS 10.14.2 Mojave

or higher, this is recommended to play this game.

However, you can play it on macOS 10.13.6 High Sierra,

it is supported.

If you're running macOS 10.12.6 Sierra,

the game will launch but it does not meet

the quality standards and thus,

it is not officially supported.

And then moving on, we have the supported hardware.

All MacBook Pros since late 2016 are supported here.

All MacBook Airs since mid 2017 can also run this game.

iMacs with AMD GPUs released since

late 2013 are also supported.

And all MacPros since late 2013 can run it,

but it's not available in the initial launch.

This will be added later.

If you happen to own a Mac mini, only 2018 models

can run this game.

And for eGPU support, all official eGPU models

based on AMD GPUs are supported.

For instance, I have a Black Magic eGPU

and it works great.

So, what about HDR?

HDR will only work on macOS 10.14.2 or higher

and will only work on any iMac capable

of outputting 500Nits display that supports

Automatic Brightness Adjustment.

So it's not supported on every Mac, unfortunately.

But that's just how it is.

And then, this is the not

officially supported hardware.

So, for MacBook Pros the game works on

15 inch MacBook Pros since mid 2015

with AMD Radeon R9 chipsets but

requires at least macOS 10.13.6 to actually run.

The downside is that your gaming

experience might not be great.

It may be very limited due to thermal conditions.

If you own an older iMac since late 2013

with NVIDIA GPUs, they can run the game

but are not officially supported.

And for MacBooks, MacBooks since early 2015

can run the game but are not officially supported.

And also, Haswell-based Intel Iris graphics

chipsets currently exhibit artifacts on screen.

So, I've got two Macs that I run this game on.

First I've got a MacBook Pro 15 inch from 2018

and then I've got an iMac Retina 5K,

27 inch from late 2015.

For my MacBook Pro performance, I was running it

at a resolution of 1920 by 1080, the quality pre-set

was on high, and I had Vsync set

to triple buffering and my frame rate

was usually about 60 FPS.

In regards to your Vsync, it's best on

high-end machines to actually keep Vsync on.

You can turn it off, but there is a chance

that you will get screen tearing, so it's just

up to you whether or not if

you would prefer to have it on or off.

I would prefer to have it on, that's just me.

So the game is very playable here

and I'm running it at high and it looks gorgeous.

I do notice sometimes the game will dip down to

about 45 FPS and I'm not sure why this happens,

usually it just randomly occurs or it will

happen when there's a lot happening on screen.

I should also add I play this with

an eGPU connected, a Black Magic eGPU.

Without the Black Magic eGPU my frame rate

would be about 50 and I would have to play

at about medium to high settings.

I then tested the game on my 5K iMac from 2015

and the game ran great.

I was running it at a resolution of 1920 by 1080,

my quality pre-set was set to high,

Vsync was set to triple buffering again

and my frame rate was around

58 FPS, sometimes it dipped down

to the forties but it was great.

Basically if you have a Mac with dedicated graphics,

this game will work really well for you.

Mac Gamer HQ, another Mac gaming website out there,

has tested this game on a MacBook Pro 13 inch from 2016.

He was playing it at a resolution of 1280 by 800

and his quality pre-set was on medium.

He had Vsync off and his frame rate was 31.3 FPS.

So the performance there is not outstanding

but it is playable and it is acceptable.

But it's pretty good for a Mac with integrated graphics.

So yeah, that's basically all the notes I have.

It works pretty well but you do need

a fairly high-end Mac and if you have a Mac

with dedicated graphics, it will work

much better for you.

If you like RPG games, this game is right up your alley.

There is a lot of talking to people,

working out stuff, and then the combat

is also kind of difficult.

I'm really bad at this game, I'm terrible

so I'm sorry if the gameplay was really painful

to watch but I'm just not very good.

But yeah, I still really enjoyed it

and it was fun and it looks gorgeous.

And overall, I'm real excited that Apple

and also the people at

Saint-Petersburg based Elverils worked together to create

this game for the Mac platform.

That is a really big deal.

What Educational Expenses Can I Write-off My Taxes? - Duration: 3:17.

I paid $30,000.

Up to today, I haven't started an LLC or C Corp.

How should I report this education expense

for taxes purposes?

Can I report it on my personal taxes?

You want to jump on this one or you want me to whack at it?

- [Jeff] You can whack at it.

- [Toby] Okay, so here's the deal.

Investor, that's a magic word.

If you are an investor and you're doing education,

you don't get to write off your education expenses period.

In fact, if you are...

If you look at some of the publications out there,

your travel and everything else is specifically excluded

if you are an investor.

So we don't want this on your personal return

if that's what you're doing.

If it's an investment expense, don't want it.

The sole kind of exception is

if you are already in the realm of real estate

and you already have rental properties,

then it's treated as an expense that you could write off

as long as it's real estate class.

So the real answer is

I would not be writing this on my personal.

In fact, there's a case.

It was a gentleman who we ran into at an event years ago,

and he went out and did exactly

what you're talking about doing.

And his accountant filed it out of his personal taxes

and he became a tax case (mumbles quickly) Commissioner?

It was exactly what we thought,

which is they were going to deny it

until you actually had the business.

Now if you set up, let's say a C Corp.

It has the ability to do what's called a start-up expense

and reimburse any expenses that were associated

with the investigation or start-up of that business.

So if your investor class really had to do with the start-up

and investigation of that business,

then it would be deductible.

The only question is whether it's going to be 100% deductible

in that first year, or whether you have to spread it out

over a number of years.

They allow you to what's called amortize it.

So, you're going to get to write it off,

the only question is how long.

If it's less than 5000 bucks,

you're going to grab it the first year.

If it's more than $5000, then you're going to have a portion

that is immediately deductible up to $5000.

You're going to spread out the rest over 15 years.

You do not report this on your personal taxes.

So, hope that makes sense.

if this was, say an investors class for securities,

instead of property,

you used to be able to deduct that on Schedule A.

- [Toby] Never.

They actually specifically exclude it now.

You have to qualify as a trader.

- [Jeff] Okay.

- [Toby] Yeah, investors don't get it.

- [Jeff] And there's no place to deduct it anyway anymore.

But people used to try it

and they would say, "Hey, I'm a trader in security"

which means you got to have a lot of trades,

about 700 hundred trades. - Oh, true, true.

- So, I try to avoid that.

Why You Can (Still) Find Gold - Duration: 7:04.

So, do you ever wonder why you can still

find gold?

I'm Prospector Jess from hunting for gold and I'm here to tell you there is

gold still out there. So when we look at gold and we think

about gold prospecting, we should be thinking about,

you know, other wonders of the world.

Behind me you'll see my laboratory related to software and electronics,

that's not related to gold in this instance.

It might be later when we talk about gold detectors,

but for now, we're talking about gold and panning,

finding gold and where to go look.

So why you can still find gold. That's an interesting discussion.

If you think about it, you really should not find any more gold

because they found it all in the last gold rushes all over the world,

right? 1849 here in California.

So what's that all about?

Well, I'll tell you what it's about.

It's about inefficiencies. It's about a lack of understanding and

knowledge of things like hydrodynamics, things like how to design sluice boxes

and things of that nature. Looking at the process of understanding

how water flows and understanding how gold is actually injected into the crust

and where you can find it, and specifically where NOT to look.

A lot of people say gold is where you find it.

Well, that's true to some extent,

but the reality is - can you pick off where not to find it?

Because that would certainly save you an awful lot of trouble.

So we're here to help you with that. Let's talk about this prospect of

finding gold. If I'm looking for gold,

how much gold should I expect to be out there?

You know, like is there only a fraction of it left

out there or did the gold prospectors of old find it all?

The answer is, well,

the experts think it's actually much, much greater than 80 percent is still

out there to be found. Is it easy pickins?

Is it on the surface? No,

not in most cases. Now here's where things get interesting.

It's pouring rain this week. What does that do to gold?

Well, you need to understand that that's a BIG WHY?

So I get at "why you find gold" and "why things happen." Because that's really at

the root of how you can adapt to what you're seeing,

and oftentimes when you have heavy rains,

you get floods. Those floods will induce movement for

the gold and then deposit new deposits in places where gold prospectors were

before. So it could be that you're looking at a

place that has never been looked at before,

or it could be you're looking at a place that somebody looked at,

but it has had a redeposit or re-concentration of that gold.

And that's important to know about. And that's one of those,

"Big Whys" we get into, in the adventure of hunting for gold,

you can look at that stuff over on my 2020 stuff,

for right now, just know that when you go prospecting,

you can find gold and, there's a fair amount of it out there

still to be found. You see the guys on gold rush,

Alaska and every once in a while they stumble on a whole of gold.

A lot of times they stumble on nothing. What's the difference?

That's the thing to understand.

So, what we're going to be doing in these

videos is just kinda giving you a quick snippet of what's out there and what's

going on and how you should prospect, how you should think about gold and what

you're looking for. I want you to understand quickly the

adventure that gold prospecting is.

Let me take this headset off. Really what I'm thinking about is we're

going to spend some time together and we're going to talk about what you want

to know and so I'm here to help you find gold.

That's really the purpose of hunting for gold.

It's an adventure and that adventure is something we take together and not

separately. Yeah,

you can do independent mining, but you'll still want to go find someone

who can help you coax out of the rocks, what they're telling you about your gold

or about your prospect or what not to look for.

So that's really what we're about at Hunting4Gold.com,

and I'm going to be doing a fair amount of adventuring.

I'm going to jump through a bit more of Jack Black's 'Gold Prospecting

Handbook,' but also we're going to talk about mining and minerals and spending

time looking at what kinds of minerals and what kinds of geology helps you

understand where gold is, because that's really how you're going

to understand what you're looking for, and why you're looking for it,

and where to go find more of that gold stuff.

And so in that, in that context,

we've got some things we're going to be showing you from time to time.

Today's topic is going to be related largely around this flooding scenario.

And so therefore I have a simple thing, that is that you can go look at

topic (of flooding and gold.) I have a product over there you can look at.

Basically we're here for is to help you understand those things.

So when we're looking at these floods, what do they do to gold and why is it

they drive gold the way they do? Well,

the reality is when the water comes down,

it seems like there's just a small amount of it,

but there's a concept basically called a flood zone or a flood-plain and that

concept says there's a whole zone of basically of drainage that will go into

a given creek or given river and that drainage can be many,

many square miles and lead to flooding, massive flooding in a very short time,

especially when you have conditions like we've had this year in California with

fires, because that flooding causes erosion,

which eventually can cause mudslides, landslides,

rock slides, you name it,

which will uncover fresh deposits of gold!

Remember that (flooding) when you're out looking,

think about the recent history and the history for the last 25 years or so in

the region you're looking. Has there ever been any massive hundred

year floods? Have you ever found a storm situation

that went through the region and removed trees,

rocks, boulders,

and so forth? Because that's the kind of thing that

you want to kind of put into your mapping process and your memory bank to

help you decide where you can find gold because you can,

it's not that hard. The thing is,

it requires some persistence and a little bit of knowledge.

Once you get out there, your energy will take you,

especially when you start finding it.

So, this is Prospector Jess,

I just wanted to give you a little footnote on the subject and remember

when we have these rain storms, it's not all bad.

There are problems, but there are some good things that can

come come from it.

Buyer Series: Can A Buyer Back Out Of A Purchase Agreement? Potential Consequences - Duration: 6:33.

Hi there. Emily Farber with Lepic-Kroeger, Realtors in Iowa City, Iowa. Thanks for

joining me. Today's video covers the topic of what

happens if you change your mind. Buyers, you enter a contract all is going

grand until suddenly it's not. You've had a change of heart. You've got cold feet.

Your circumstances have changed. Whatever the reason, you no longer wish

to buy the home that you have set forth. What do you do now? What might happen

what could be the potential outcomes of such a decision? Stay tuned.

All right, let me start this off by saying I am NOT an attorney, I don't play one on TV, I don't

have a night job as an attorney, so if you have legal questions I highly, highly

recommend that you consult a real estate attorney. When you find a property that

you're interested in and you write a purchase agreement on it you enter a

legal and binding contract once the terms of that agreement have been met.

If it's got a buyer signature, a seller signature, and there has been

consideration, a.k.a. earnest money presented and accepted, you are in a

legal and binding contract. Now, if you change your mind right away before the

seller has even signed there still is time to back out. Have your agent write a

written withdrawal with a time stamp on it and have that presented to the

sellers agent. No harm, no foul, you've stopped everything before it even gets

moving forward. But, if you are already into an accepted purchase agreement

things are a little bit stickier if you change your mind. Part of your purchase

agreement should include several different contingencies which are there

to protect you as the buyer and provide potential exits out of the contract if

you may need them. Some examples of common contingencies are

inspections. If something comes up upon your inspection that you can't live with,

that you're very concerned about, and that you and the seller cannot come to

terms with on how that is going to be dealt with, that provides you with an

exit out of the contract where you can legally leave the contract and have the

earnest money returned to you. Some other common contingencies in

purchase agreements are financing. If your financing falls through that

provides another exit for you to leave the contract and keep your earnest money.

As you work your way through your contingencies and do your due diligence

of investigations eventually you have to release those contingencies, in writing.

Once a contingency is released it's like that exit door is shut. That is no longer

an option for you. Eventually you will reach a point in the contract where all

of those exit doors are shut and you're just waiting for closing. So, what happens

if something changes? You freak out and you get cold feet. Your circumstances

change. Maybe you got a job promotion and you're leaving the area. Maybe you

and your spouse are having problems and you don't think that buying a house

together at that time is a good idea. There's many different reasons why

things like this happen. People sometimes do change their minds. So, then what? Well,

chances are likely that the seller is going to be quite aggravated. I'm sure

you can understand why. You've essentially asked them to take their

house off the market and put all their eggs in your proverbial basket.

At the very least, you should expect the seller to keep your earnest money,

however much that might be. It could get worse than just them keeping your

earnest money. You should know that you could potentially be sued for specific

performance or failure to perform.

If you're sued for specific performance a court could order you to purchase the

property. Another outcome is that you may be sued for failure to perform, in which

case you could be sued for damages. The damages go beyond what you might think

they include. Those damages could include things like the difference between the

purchase price that you agreed on, and whatever the future buyer offers. If there's

a difference between those two prices, the seller may ask you to make up the

difference. The seller may also ask you to pay for the carrying costs until the

house is sold a second time around. Those carrying costs include things like

mortgage payments, utilities, yard care... all of the things that it takes

to keep the house running during that time until it is sold again. You might

also have to foot the bill for the seller's legal expenses. It is not

inexpensive to get out of a purchase agreement, and it can go far beyond just

losing your earnest money. If you find yourself in the situation where you

think that you need to exit your purchase agreement I highly, highly

recommend that you speak openly about your concerns with your Realtor®. Do not

keep your Realtor® in the dark. The more open the communication the more likely

it is to go smoothly. I also can't stress this enough, but you need to speak to a

real estate attorney. Talk to an attorney who is going to be able to guide you

through the process and help you find an exit with the least amount of financial

and legal ramifications for your case. I hope you found this video helpful and I

hope that you don't ever find yourself in this situation, but if life has taught

me anything it has taught me that nothing is predictable. We don't always

As you already might be knowing that. The benefits of online coaching include :

You do not have to travel to places and train your clients

Most of the things can be resolved online

You can design workout PDF or Diet PDF and sell it to your clients. This can be done in a very short period of time

You should know your audience before targeting

Are you going to train only public figure and celebrities ?

Or are you going to train a normal person ?

Because the money which you are going to make from clients is very much inter-related

Let's assume that you train only celebrities

Let's say per client you are earning around rupees thirty thousand

Let's assume that you have ten clients

If you do the calculations, you will get around three lakh rupees. Which is your monthly income

Now let's assume that you are training a normal person

Who is paying you around three thousand rupees on monthly basis

And you have ten clients like this. Then you will earn around rupees thirty thousand on monthly basis

You have seen how the audience you target is a very big factor while earning money in fitness

If you are training a person, whose gym is nearby his house

or the persons who are not travelling to different places

In this case, there is no problem

Now let's say you are training a celebrity

Let's say the celebrity is in India today. Tomorrow let's say during his shoot he may go to Switzerland

In this case your workout routine and diet program may fail

So always keep these things in mind

They won't get visible results as they are unable to follow your diet

Moreover you haven't provided them a back-up diet

Always keep these small things in mind

The worst thing which can happen if you haven't provided any back-up plan

In this case your clients may not again come back to you for personal training

They chat with clients and they stop replying after 2-3 messages

The major reason behind this problem is that

You are not respecting the other person and you are failing to communicate with your clients

Most people talk as if they are talking to some young person

This gives a very bad impression about you on your clients

They may think that you are not respecting them

Now let's assume , you are training a celebrity

And you are talking to celebrities like you are talking to some younger person

Do you think that they will ever reply by speaking like that ?

In English , people while messaging often write "wait"

"Wait" means that you are ordering someone
