Hey guys! What's up?

Today I'm going to show you guys what I have on my phone

Since a lot of you guys have been asking me to make an updated What's on My Phone video, so

Here it is!

So this right here is an iPhone 7 plus

Nah, I'm just kidding. This is actually a Xiaomi Mi Max

It's pretty big. It's as big if not bigger than my face. Whoa..

This has a huge internal memory, which I think is 64 GB

and that's a lot!

and I haven't encountered any problem with this phone so far

and I'm pretty satisfied with it

And I got this case from a random online shop, I forgot what it was called

but this is just a normal jelly case and there's nothing special to it

Anyway, enough with the exterior. Let's move on to what I have inside

Okay, so the first thing you'll see when you unlock the phone is my lock screen

and it's animated and it looks really cute

and this is one of the things that I love about Xiaomi

it's because they have a lot of cute themes to choose from

So to unlock this, you'll just have to slide the eraser to the right

And voila! It's unlocked

You Know ISIS is Now in The Philippines?

Here�s What You Aren�t Being Told

For uninformed members of the public, news that the Filipino government is currently

battling an ISIS-linked insurgency may come as a total shock.

�A group of heavily-armed militants from a group linked to Isis have reportedly stormed

a city in the Philippines and engaged in firefights with the national army.�

According to Reuters, Manila has mobilized attack helicopters and special police forces

to drive these militants from the streets of Marawi City, which is located on Mindanao

Island.

These developments have been so rapid that President Rodrigo Duterte was forced to cut

his recent trip to Russia short so he could return to the country and declare martial

law in the area.

It�s almost as if this ISIS-linked threat came out of nowhere and has completely caught

the country by surprise.

But did it?

Approximately ten months ago, Duterte himself gave a speech in Manila in which he warned

that ISIS followers, posing as missionaries, have already started radicalizing locals in

Mindanao.

The president also threatened that he will be ten times more brutal than they are in

response (this is a man who publicly admitted killing criminal suspects).

A month earlier, Reuters released a report referencing a 20-minute video that showed

Southeast Asian militants who claimed to be ISIS fighters urging Muslims to unite under

Abu Abdullah, the leader of the militant group known as Abu Sayyaf, which is based in the

Philippines.

As far back as December 2015, the Australian Associated Press reported on another video

that showed a terrorist training ground in the Philippines.

In the video, the fighters urged Filipinos to travel to Syria to join the ISIS insurgency.

Just days ago, in an interview with RT, Russian state-owned media, Duterte claimed the militants

currently battling his troops are mostly from the Middle East.

If this is true, it marks a stunning admission, indeed, especially considering how it could

be possible that these Middle Eastern trained mercenaries have made it into the Philippines

without attracting attention from the relevant authorities.

However, the likely truth is actually far more sinister.

Just over a year ago, TIME reported that some 1,200 Southeast Asians had joined ISIS in

the Middle East.

According to an article from the Manila Times written in October 2014, some 200 Filipinos

were believed to have left the country to fight in the Islamic caliphate in Iraq and

Syria.

At the time, former president, defense secretary, and armed forces chief Fidel Ramos said the

following:

�At least 100 of our young Filipino Muslims have already infiltrated Iraq to undergo training

to return and be jihadists or militants.� [emphasis added]

This is important for two reasons.

It shows that as far back as 2014, Manila was well aware that Filipinos trained by ISIS

in the Middle East would one day return to launch a jihad of their own in the Philippines,

and yet the country�s president is more concerned with murdering drug addicts by the

thousands.

The far more important reason this information is relevant is due to ISIS� evolution as

a whole.

When the U.S. invaded Iraq in 2003, Paul Bremer, leader of the Coalition Provisional Authority

and U.S. Presidential Envoy and Administrator in Iraq, fired close to 400,000 servicemen

simply because they were part of Saddam Hussein�s Baathist party.

This blunder directly led to the rise of ISIS.

In May 2015, TIME ran an article entitled �How Disbanding the Iraqi Army Fueled ISIS.�

Then, the U.S. backed multiple jihadist groups fighting in Syria to overthrow the Syrian

president, Bashar al-Assad.

In October 2012, the New York Times reported that �most of the arms shipped at the behest

of Saudi Arabia and Qatar to supply Syrian rebel groups fighting the government of Bashar

al-Assad are going to hard-line Islamic jihadists.�

In 2012, a classified Defense Intelligence Agency report predicted the rise of ISIS,

something actively encouraged by the U.S. establishment.

The report stated:

�If the situation unravels, there is the possibility of establishing a declared or

undeclared Salafist principality in eastern Syria� and this is exactly what the supporting

powers to the opposition want, in order to isolate the Syrian regime.�

In a meeting with Syrian opposition groups in September 2016, former Secretary of State

John Kerry was recorded confirming that the U.S. was watching ISIS grow in the hopes that

this expansion would bring Assad to the negotiating table.

Further, Hillary Clinton�s leaked emails show the U.S. was well aware that their allies

were directly supporting ISIS.

One leaked document from the former secretary of state reads:

�We need to use our diplomatic and more traditional intelligence assets to bring pressure

on the governments of Qatar and Saudi Arabia, which are providing clandestine financial

and logistic support to ISIL and other radical Sunni groups in the region.� [emphasis added]

So who is ultimately to blame for this geopolitical conundrum?

Whether intentional or not, these Filipino fighters were allowed to travel to the Middle

East as part and parcel of Washington�s warped foreign policy agenda in Iraq and Syria

� with full knowledge by the Filipino authorities that they would one day return to their home

country, as is similarly speculated to be the case with the recent Manchester attacker.

On a side note, Islamist movements in the Philippines were not unknown to the U.S. Barack

Obama was actually secretly drone bombing the country during his presidency, actions

almost completely ignored by western media.

As Obama should have been well aware, drone strikes only create more radical elements

and greatly expand the problem (they also expand ISIS� recruitment pool).

Regardless, this is where this story gets interesting.

Duterte has claimed multiple times, including in his recent interview with RT, that the

CIA would want to kill him for upsetting the current world power structure and cozying

up to adversaries Russia and China.

And yet, according to Duterte, even with full knowledge of this ISIS-linked insurgency,

the U.S. decided to block an arms sale to the Pacific nation that would most likely

be used to combat these militants.

Why would they do that?

Because of alleged human rights abuses, as was the official explanation?

The U.S. just signed over $110 billion in arms to Saudi Arabia, a rights-abusing, ISIS-sponsoring

radical Islamic nation � and barely batted an eyelid in doing so.

On one hand, it seems the U.S. could very well be playing a game of chess with Duterte,

perhaps even going so far as facilitating the movement of militants that could put added

pressure on his defiant government in order to ensure that America won�t lose its military

bases in the country; using the potential ISIS threat as justification for their presence.

At the same time, this refusal to sell Duterte arms will only push Duterte closer to Russia

and China; he told Russia directly that he needs modern weaponry to combat these militants.

Russia will likely have no problem filling the void.

In fact, according to RT, Russia and the Philippines just signed a defense cooperation agreement

following these recent developments.

This is bad news for the U.S. military establishment, which will stop at nothing in order to put

a wedge between Russia and the rest of the world.

In tandem with the corporate media, the demonization of Duterte is already well under way.

This should give you an idea of where this narrative is headed, as we have seen it all

too often before with other former U.S. allies who came too close to America�s Cold War

rival.

Though it appears Duterte and Trump may see eye to eye, in his interview with RT Duterte

claimed there are people within the State Department and Congress who do not share Trump�s

vision, making it difficult for him to count on the U.S. as an ally.

On the other hand, this entire operation may also be an excuse for Duterte to launch a

wider crackdown on his people under the guise of fighting terrorism.

According to multiple reports, the fighters are not actually ISIS militants but are part

of a group known as Maute, having merely pledged their allegiance to ISIS.

The Maute is composed of former Moro Islamic Liberation Front (MILF) guerrillas and, reportedly,

some foreign fighters (as speculated above).

As it transpires, the MILF movement evolved out of a longstanding separatist movement

with the aim of establishing an independent Islamic state for the Filipino Muslim minority,

who have had centuries of clashes with the Spanish, American, and Filipino governments

that have long sought to oppress them.

Developments towards reaching a peace agreement were derailed partly because Manila is not

prepared to concede outright to the militants� demands.

It is no surprise, therefore, that some critics have said Duterte�s declaration of martial

law over all of Mindanao � which houses a population of 22 million � is a complete

overreaction to the situation considering the size of the insurgency is somewhere in

the hundreds.

In reality, though, Duterte is doing exactly as he promised: ignoring human rights and

acting ten times worse than the militants.

But what will he achieve in doing so?

What's the Point of - Rocket League? - Duration: 4:01.

Games have been a part of our history for ages, but video games are still relatively

new.

The general public is still in the process of accepting them as a medium more than just

a toy.

Video games are growing more and more by the year, along with the general public's interest.

But how do you make the average person, the casual gamer, or even someone with no clue

at all, interested in a game?

In this video we explore this idea as I boil a game down to one concept.

I am The Duddler, and this is "What's the Point of Rocket League?".

People as a whole tend to latch onto things they already understand.

It's comfortable.

To the average person, the ideas of most games are not comfortable.

Shooting aliens, hiding from monsters, strategizing wars, and grinding swords just aren't relatable.

It's too deep.

Too involved.

When they want to play games, casual gamers look for things they already understand in

formats that fit into their lives easily.

This is where Rocket League comes in: accessibility.

Let's start off by defining accessibility.

We'll use definition three from merriam-webster: capable of being understood or appreciated.

This is the core of Rocket League, and why it's left such a huge mark in the gaming

world.

So many things about it are relatable to things we already know and understand.

For one, the concept is easy to grasp.

It's basically car soccer.

It combines two ideas that casual gamers already latch onto.

Driving cars and sports.

This is important because these exist in real life as well, video games just make them interactive.

Soccer is the most watched sport in the world, with an estimated 4 billion fans.

Cars are a primary form of transportation across the world, especially the United States.

Combining these popular ideas is a recipe for popularity.

The game itself is also easy to pick up.

It costs a mere 20 dollars, with frequent heavy sales.

That barrier to entry is extremely low, making it extremely attractive for someone who has

their doubts.

The graphics requirements for PC are fairly low as well, so it should run on most modern

computers.

The matches are short, which is a huge plus for accessibility.

It means that anyone who doesn't have much time in their schedule for games can just

pick it up for a few minutes to play a match.

The matches have a 5 minute timer that runs down while the game's in play.

In unranked play, you can even leave whenever you want and someone else can get matched

into a game in progress.

No commitment required, very little time investment.

Perfect for hooking people in.

Rocket League isn't just accessible for casual gamers, either.

It's easy to learn, easy to have fun, but difficult to master.

The skill ceiling is very high because of the rocket boosters on all the cars.

The controls are simple to understand, but the finesse you can apply brings a whole new

level to them.

There are ranked and unranked modes for a serious or relaxed time.

There are custom game modes with hockey pucks and basketballs.

My point being that Rocket League brings something to the table for everyone to enjoy.

The game itself looks fun and inviting.

The color palette is bright and colorful, pleasing to the eye.

The cars are customizable.

You can find toppers, flags, new cars, wheels, boosts, and decals.

Everyone loves collecting and customizing, and this game provides volumes of gear to

do that with.

All of these reasons and more come together for me to say that Rocket League has mastered

the idea of accessibility.

My last point involves the last definition of the word: Capable of being influenced.

This is so important to gaming as a medium.

Accessible games like Rocket League can reach people that more involved or complex games

can't.

They can influence people into getting involved and taking video games more seriously.

They bring together casual and hardcore gamers under one roof.

Without games like Rocket League, the game industry wouldn't have the growth it needs

to be truly successful.

How To Find Your Passion! (Learn What You Enjoy Doing) - Duration: 4:08.

Hey everybody.

In this video, as you can see, I am at the park and the park is actually a place that

I grew up in.

Speaking of the park and this is where I grew up, as a kid I thought everything was set

in stone.

I thought my first friends were going to be my best friends for life.

I thought my first interest was going to be my only interest for life, which was like

sports, basketball, soccer.

I thought that my happiness would never change, but, I was wrong.

So anyways, this video is going to be about finding your life passion.

What does it actually take to find that life passion of yours that you know you deeply,

deeply want.

What are the benefits of having a life passion and knowing it and being able to apply it

to your daily life?

Well, the basic first benefit is just being able to feel peace of mind and calmness in

that you do know your passion and you can apply it.

The next is that you can feel that you are doing something with your life that, you are

not wasting your life, you know.

A lot of the time we get this illusion that other people are doing more than us so we

are kind of behind and we should hurry up and copy them or something.

No, that's never the answer.

Being unoriginal is never the answer.

You are always going to want to do stuff from your heart.

Don't ride another person's wave, so to speak.

Ride your own wave.

Anyways to find out what you are truly passionate about, it starts with seeing what you do in

your personal free time.

If you actually gave yourself a whole day to do whatever you actually want, complete

freedom, what would it be that you do?

Would it be hanging out with your friends at the coffee shop?

Maybe you would go ride rollercoasters.

Maybe it would be stay at home and read books.

Whatever it is that you would truly do out of your heart, that is what's closest to your

passion, and once you can figure that out, if it is not your passion exactly, then there

is going to be a whole field to explore.

For example, if your passion turns out to be cooking, if that's what you would enjoy,

going to the store, getting stuff for food, you know cooking a meal, then, you might want

to go in the field of being a cook or something, maybe owning a restaurant.

If you prefer just staying at home and reading, that is your passion.

It's what you are interested in.

You can't fake it.

A passion is not something you can just manifest to be your passion.

It has to be your true passion.

My true passion is this, making self help videos.

I also like spirituality and stuff like that.

So yeah, once you find out what you truly enjoy doing freely, it's not going to be anymore

about forcing anything.

You are going to start doing that which comes naturally to you.

And, once you do that, do it more and more and more.

That would be my advice to you so that you can actually start getting more and more fruits

out of actually doing what you love.

And the last bit of advice, don't be afraid of what you truly enjoy.

And, don't let anybody tell you that it's not a passion.

Whatever you like is your passion.

The Cambridges got creative for the Queen�s 91st birthday. During a visit to BBC Radio

1 on Friday, April 21, Prince William and Kate Middleton revealed that their children

Prince George and Princess Charlotte made homemade gifts for their grand grandmother.

"It's quite hard to know what to give the Queen for her 91st birthday," William said.

The Duke noted that most 91 year olds have everything. �You�re very good at making

things,� the Duchess of Cambridge told her husband. William chimed in, �Yeah we've

tried making a few things. Now [with] the greatgrandchildren around you see they can

make stuff and that goes down really well. It doesn�t matter what it looks like. It

What is money karma?

I have mentioned it many times that the biggest problem on planet Earth for all human beings,

whether poor or rich, is having financial resources.

Everybody is worried about it.

But I'm more concerned about people who will simply worry about it and can't find

any answer.

And what can — how can I help them?

What is money Karma?

Money Karma is an inability to conceive of money generation.

No matter what you do, you are unable to think that you would be able to make a certain dollar

figure.

It's simply is not reverberating with your own consciousness.

It's impossible for you to think that $5,000 dollars or $10,000 dollars or $100,000 dollars,

depending on where you are, to conceive of it.

The moment you are able to conceive of it, then it is easy to manifest.

So it's, philosophically speaking, it's a mental inability to conceive of generating

that dollar figure.

There is a mental fog, so to say.

Your mind is fogged up whenever you think about it.

'I can't really figure out how this much money can come to me.'

How can you lift this mental fog?

That's the major question.

is the 'mental fog' that I talked about is pervasive, meaning that it occupies all

through the day meaning that you'll be thinking about so many unimportant things, but you'll

be unable to think about, or focus on, money generation.

That's why the fog, I said, is pervasive all through the day.

And that needs to be addressed too.

So, the first one [question] is, 'How to lift the mental fog?'

Definitely, you should continue to focus attention and scratch your Brain and on a human level.

And this you should do for both, for the mental fog that disallows you to think about money

generation of a certain amount.

That's one.

And then the pervasive mental fog that remains all through the day.

So you have to have to think about revenue generation and then try to open up your mind.

So, one thing that can happen when you do it consistently, it will certainly break the

ice.

The fog will be removed.

So, that's what you can do on your own.

But there will be limited success because, number one, you'll get frustrated during

that exercise.

And also, you'll be in some sort of conscious or unconscious denial of it, because it hurts

you so much that you don't even want to think about it.

So, that's about the human handling of your money Karma.

But I am here to talk about more what the Divine can do.

And that's why I came up with the Shreem Brzee mantra and how can it help.

You know, you know the story of how the king wanted to give —Vishwamitra wanted to give

a great life for his citizens and then he just went into a 1,500 years of meditation

and came up with these sounds.

In the tour that I'm going to be undertaking soon, I think in July, I think, after Guru

Purnima, I will make, I will myself physically present the Shreem Brzee of how it is going

to open up and lift open up your mind and lift the fog.

Because these sounds, like Shreem is a feminine sound of the Mother Goddess that is creative

in nature.

And it has the ability to create by virtue of its own sound structure.

And it will increase your conceptual ability.

You have to conceive in order to deliver.

And the Brzee part is one that will remove your Karma and also [Brzee] will aide your

birthing process.

The birthing process is very important because you have to give birth to the new money that

you don't have it now.

So, these are more intellectual aspects of Shreem Brzee, but on an experience level you

will see the fog being lifted.

And more importantly, it is the participation of the Divine to help you with that.

That's why I am very, very concerned and committed to the Shreem Brzee beyond or besides

all other techniques that I teach.

SINUS PRESSURE AND PAIN

Face palm towards you and bring your thumb to the pad of your finger and forefinger to

the opposite side close to your cuticle.

For 1-3 minutes, squeeze and hold the tip of each finger and press firmly.

Then, lightly massage the area.

Do the same on every finger.

TENSION AND PAIN IN THE NECK

Start by massaging from the middle part between the knuckle at the top toward the base of

the finger.

Do this on every finger on both hands.

UPSET STOMACH

Warm up the whole thumb by massaging it.

It will respond to the stomach and spleen meridians.

Also, you can press directly in the center of your palm.

COLD OR SORE THROAT

Massage the whole thumb and warm it.

You can apply pressure for a longer period on the meaty part of the web of your hand.

Moreover, apply specific pressure to the thumb on the tissue to the inside by the nail.

FATIGUE

Massage the whole hand with a gentle pressure.

Then, press directly the point on your middle finger just below and on the side of your

nail on the side closest toward the index finger.

MENSTRUAL CRAMPS OR ABDOMINAL PAIN

Massage gently the whole hand and then press directly on the point on your index finger

just below and on the side of your nail on the side closest to the thumb.

Another location you need to press directly is a point on your small finger just away

from the nail on the cuticle line toward the outside.

First, start by massaging your hands together for a minute to boost the energy and sensitivity

of your hands.

Massage gently by using the fingers and thumb of your opposite hand to warm up the skin.

Press firmly the area of interest using your opposite thumb and fingers.

Hold it for 1-5 minutes and repeat 1-5 times as needed, or each day to prevent this problem.

For more gentle areas hold 3-5 seconds.

Keep the pressure and start slowly massaging in small clockwise circles up to five times.

Then, give the area a small break.

Try to move the tissue with this massage, not merely rubbing the skin.

Press firmly again up to a minute and then take a break.

Do this process up to five times.

Staying hydrated is probably one of the best tips from massage therapists and body workers.

It is important because adequate hydration offers optimal health of the tissue, quality

circulation, and aids in toxins removal from the bloodstream post massage and otherwise.

Warning:

Avoid deep pressure to the web of the hand while pregnant.

Also, there are areas that can support stimulating uterine contractions, and if you are not in

labor and supervised by a professional MT or doula, this practice should be avoided.

currently eating. Hello guys it's been a

while how are you doing? I'm here to

update you guys again because apparently

that's the only kind of video I make

anymore. Since starting testosterone I

kind of took a break from YouTube and I

didn't really know why until recently I

kind of like figured it out I just

needed to figure myself out to be honest

with you. I love being on testosterone it

has changed my life it has made my life

so fucking amazing but it does change

who you are as a person and it changes

you know your emotions it changes how

you perceive yourself changes your voice

which I'm loving by the way this sounds

so good to me oh my god thank you. But I

needed to figure it out I needed to

figure out who I was now that I was on

testosterone I needed to just figure a

lot of shit out and YouTube was not a

part of that. I needed to figure out who

I was without YouTube as well so I'm

back and I think I figured it out.

I've also started writing again but not music

music has kind of been hard recently

because of my voice I'm still trying

figure that out but so my music

creativity is kind of on the back burner

but I started like writing fiction

again which is something I have not done

-like unless it was assigned for class

I have not written fiction and well over

four years. Which has to do with you know

depression and things like that but my

roommate actually for college who you

guys should be meeting soon we're

planning on doing some videos together

he's a writer and so I read some of his

stuff and like just being around him and

like reading what he's written inspired

me to start writing again and so that's

the thing, I'm super excited. I'm working

on a book right now -I don't know

where it's going to go but I've had the

story idea for years and I've been

fleshing it out the past few months so

we'll see how it goes

as far as music I am at an interesting place with

music where I have written some new

songs some stuff I haven't- Actually I've

written a lot of stuff that I haven't

showed you guys um but I'm at this very

weird place in my voice where it is constantly

changing and also my range is completely

different. I used to be a soprano one/

soprano two - in middle school when I did

choir. Then in high school I I would have

considered myself a mezzo soprano but

now I'm like full what I would consider

a tenor and I can hit some real low

notes now which is cool but I don't know

how to sing with this voice. I don't know

what I'm doing I don't know how to give

myself breath support with this new

octave of singing and talking so I'm

working on that. I've mentioned this a

few times but I do have a turtle I

didn't really make a big deal about it

on YouTube but it's like all over my

Twitter and my Instagram but yeah I have

a turtle. Another little update I mean I

haven't talked about this in a long time

but I have made some videos in here

about being Wiccan and Pagan... I really

wouldn't consider that the case anymore

I don't consider myself pagan or Wiccan

I personally consider myself an atheist

Wicca and paganism did good things for

me and for what I needed them to do in

my life they did that they achieved

their goal and I got to a point I was

like 'okay I can't find myself believing

in this anymore'

I'm hoping to start an Etsy or some kind

of online shop so I can sell all my stuff

because I've got so much and I just

don't need it and it's just taking up

space and it should go to someone who

actually wants to practice the craft not

just little atheist me here

but that isn't basically a pretty good

summary of what's going on in my life.

I don't want to say this and have it fall

through but we're going to try this... I'm

going to try to upload one video every

Sunday for the month of June and I know

this- it's still May when I'm going to

upload this video but I mean that's my

goal is to have that for the month of

What Improvements Increase The Value Of A Home - Duration: 9:30.

Kris Krohn here with Limitless TV. What

is actually going to increase the value

of your home? What changes can you make

to it? what alterations? how'd you get the

biggest bang for your buck?

In understanding what improvements

actually increase the value of the home,

you need to first start by understanding,

what is a home really going to be

defined by anyway in it's worth? I mean

people take a look at a house and then

they assign a value to it.

They don't assign a value to the toilet,

unless it's gold. They don't assign a

value to the kitchen, they don't assign a

value to anything, they just give it a

number. And that is a great question. What

can I do to the home that will actually

bump up its value? You know, there's a lot

of people that think that, how you

increase the value is by upgrading the

fixtures and by upgrading the cosmetics.

Meaning, oh if I change the color the

paint and I have some crown molding and

if I change out the carpet and I put

granite in there, I'll get my money's

worth out of the home. And the truth is,

maybe. But there's a really good chance

you actually won't. Why? Well, the value of

a home is only worth what someone is

willing to pay for it. And that means

that, you need other homes like yours or

like the one you're looking at to have

sold recently in the area. You can watch

one of my other videos where I talk

about how to arrive at the value of a

home. And we're going to talk about a CMA.

A, basically a market analysis and so if

I have six homes in the area that are

just like it that all sold for $200,000,

then guess what this home is going to be

worth if they were all the same?

$200,000. I don't care if you goldleaf

the toilet. I don't care if you put down

9-inch marble slab granite concrete

pouring, feng-shui, cool whatever include

throwing the furniture, because there's

no way that house is going to be worth

anything other than $200,000. So if you

want to go dump 50 grand into that house

to bring up its value, the reality is

that most of that money, not all. Most of

it will be wasted.

All you can do is increase the perceived

value and shrink the time to get the

home to sell faster. In other words, if I

have a home with dated carpet and versus

a home with new carpet, and they were

virtually the same, they will both sell.

But one will sell faster. And maybe

there's a little bit of a difference in

the price. That's what I want to hold on

here in a moment, is I want to talk about,

"alright, so are there things

that I even can do then Kris to

increase the value of the home?" and the

question is yes. But there's also going

to need to be an analysis that we do to

get there.

First of all, let me just share a couple

of things that you can do. When you

perform one of these market analysis,

most MLS's, the systems that do these

across the you know countries and

counties statewide all across America,

they're going to assign a value to

things in the house. One of the things

that's kind of funny is they'll assign a

thousand dollars to a bedroom. What that

means is that, if you're going to go from

a six bedroom home to a seven-bedroom

home, there were just the overall price

by one thousand dollars. Now this seems

kind of crazy only a thousand dollars

for a home. Well, the reality is you don't

get a massive price jump in the value of

your home until you go from a two to a

three bedroom or even less but still

some at a three to a four. Going from a

four to five a five to six doesn't

matter. Going from a 1 to a 2 is massive.

Going from a 2 to a 3 is really big.

Going from a 3 to a 4 is meaningful.

Those things can have a twenty or thirty

thousand dollar price jump even without

changing the square footage. Just by

cutting up the interior. So adding a

bedroom when you have one two or three

bedrooms is definitely a way that you

can increase value. And then the second

thing is just understanding any cosmetic

upgrades that you put in, all it's going

to do is increase the perception and

help you fetch closer to a top dollar.

And then that brings into mind this

crazy component. It's this idea of, wait a

second. If I put in ten thousand dollars

of upgrades, will I get all ten thousand

dollars back out?

That's where we're

headed next. To bring this all together

you need to understand ARV.

Everyone say it, ARV. After Repair Value.

Ok.

This is what it looks like. The question is,

what upgrade should I do? it's going to

depend on your house, the market, but I'll

show you how to do a very simple

analysis and how to hire a person to put

it all together. First of all, after

repair value, that's what really depends

on this. So let's say that I have a house.

And this house has a value

of $200,000

if it's in good condition. But right now,

the house is in bad condition.

And then bad condition,

we are in a seller's market so ironically, it'll

actually sell for $195,000.

And you think,

well that's amazing Chris why would it

do that? Because when there's very little

inventory on the market like in many

places around the country right now

which means they're doing a lot of

building, people are, it raises prices and

people are willing to pay to do their

own upgrades.

If we compare that however

to a scenario where that same house is

worth two hundred thousand dollars and

we are going to invest

twenty thousand

dollars into the cosmetics.

Then what

will happen is,

this house is worth two

hundred thousand dollars no matter what.

If I put $20,000 in,

I can get it at its

value maybe a few thousand dollars over,

but we'll say at its value. And the

house in bad condition, I don't do

anything to the house and I get 195.

Let's look at the net difference.

Here,

I am going to lose,

$5,000

from what I could, because I'm not

willing to put in twenty thousand.

On this example, if I put in twenty thousand

dollars, I will get five thousand dollars

more.

What's the greater loss? would you

rather lose five thousand? or fifteen

thousand dollars?

Well ultimately,

In this

specific situation, it doesn't make sense

to invest in the house.

In a seller's

market, that means that all of the

advantages are to the one selling. Okay

in a buyers market, it's the flip flop

the other way around. That means, there's

a lot of sellers with a lot of inventory

that want to be selling and moving real

estate and they need their homes to be

in top-notch condition for them to get

this price. And so, how do you really do

this math? Here's the shortcut, find a

good realtor that understands investment

real estate and then have them produce a

comparable market analysis to determine

what they think the value is based on

what's sold in the area, and have them

produce two. One, if the house remains in

its current condition and another or the house

is in its prime condition, then the

second thing is, how much would I need to

invest in order to get the prime

condition?

And it'll ultimately look like this. if I

were to give you an example. And I by the

way I do this on every time I ever

disposition and sell a property.

so in

this scenario, if I have a house that is

worth

$200,000

and the idea is,

If I invest

$10,000

how much more will I get out of the house by

putting in the repairs? And if I don't,

what do I sell it for? And so what those

scenarios often look like is, "Kris, you

owe 150,000 and if you invest ten

thousand, you'll get two hundred" in this

situation I am going to net,

40 grand.

Meaning, there's a fifty thousand dollar

difference but I got to pay ten grand to

get all of it. Or, I might be in a

situation where I owe 150 thousand

dollars on the same house valued at two

hundred thousand, but if I leave the

condition and don't do any of the

upgrades, I'm only going to be able to

sell it for a max

of a hundred and

eighty thousand. These are very

real-world numbers that I see on a

regular basis. In this situation, I'm

netting forty thousand, in this situation

I don't invest the money in and I net

thirty thousand dollars.

So question,

is it worth you coming up with an extra ten

grand in 90 days to make an extra 10

grand?

What kind of return would you call that?

That is a 100 percent return.

I put ten grand in and I got 10 more grand out.

So in this scenario, would it make sense

to put more money into the property? Yes.

And it's probably going to be cosmetic

stuff. Maybe it's that bath, that bedroom

trick that I told you about, our bathroom

similar trick like that. But this is,

there are some houses that I put no

money in and I liquidate because by

writing a check and fixing it up, I won't

get more out of the property. Right now,

we're in a seller's market in the area

where I own a lot of my real estate so

guess what?

nine out of ten times, putting a little

bit in will give me a, I put a buck in and I get

two bucks out.

I've also been in the

other side of the market where you put

in a buck and you're lucky if you get a

buck out. So it depends. Get a realtor, run

the numbers and make a choice and that's

how you do it.

You should have a better

idea now of what will actually

create and increase the value of your

home. So, I invite you to go put it into

WHAT TO DO IN MEXICO CITY | Eileen Aldis - Duration: 4:45.

Hi guys!

This video is about my Mexico City favourites and I need a little disclaimer because

I don't really like the idea of must-dos, especially in terms of travel because I think

we all like and enjoy different things and you should just see and do whatever sounds most interesting to you.

That said, there were some places and activities in Mexico City that I particularly enjoyed

and I wanted to share them with you.

I had a lot of favourites as you'll see in other videos I've made of Mexico City

but these are a few more.

First up is the Palacio Nacional.

This is a colonial palace that now has the offices of the President of Mexico.

There's been a palace on this site for a very long time

beginning with one built for an Aztec emperor but it was destroyed by Cortés in 1521

and he rebuilt it into a fortress and it's said that a lot of those building materials

were actually reused from the original Aztec palace.

What you'll also find at the Palacio Nacional is an extensive series of murals

that were painted by famous Mexican artist Diego Rivera between 1929 and 1951.

The murals on the building's second floor depict life in Mexico from the time of the Aztecs

until after the revolution.

And make sure you look extra closely at the mural called 'The History of Mexico'

for Frida Kahlo amongst the faces.

You'll see many works of Diego Rivera throughout Mexico but these murals were my absolute favourite.

If you need a pitstop after mural-gazing, it's just a short walk over to the Sears Tower

where you can sit at the café at the top.

You can enjoy the incredible view of the Palacio de Bellas Artes all for the price of a coffee

and it's a fantastic place to grab a great photo.

I went there multiple times and just sitting there relaxing with a cup of coffee

watching people below with that incredible view in the background,

it's one of my favourite memories from Mexico City.

My favourite neighbourhood in all of Mexico City is Roma Norte

and I recommend taking an Uber there if you're down by the Sears Tower.

I took Uber quite a bit and it's a really affordable and easy way to get directly from point A to B within the city.

I think Roma Norte is a great place to just set some time aside to wander and explore.

There are fantastic restaurants and boutiques, big shady trees and beautiful parks to sit in

so just walk around and explore.

If you want an authentic Mexican snack while you're in Roma Norte, then head to El Moro.

They've been serving up hot chocolate and churros since 1935

and you know a place is good when there's pretty much a lineup outside all the time.

The air smells like chocolate and sweet cinnamon and it's a beautiful aesthetic inside the shop.

I made an Instagram Story there so if you haven't seen it, here it is.

Another of my favourite stops within Roma Norte is a coffee shop called Café Toscana.

It's located at the corner of a park called Plaza Luis Cabrera,

which is a fabulous place to just sit and relax.

I guess you can tell I like to sit and relax in coffee shops cuz I seem to do it quite a bit.

And Café Toscana has delicious coffee and a beautiful aesthetic

to sit inside or outside to people-watch.

Another area of the city that I really enjoyed and would highly recommend spending some time in

is Coyoacán.

It comes from the Aztec language and means 'place of the coyotes'

and that's why you'll see a lot of images of coyotes around there.

You might also recognize it as the home turf of Frida Kahlo

and it felt a bit to me like a small village within Mexico City

and I did notice that the pace of life there

was just a little bit slower, which is nice.

There's a beautiful cathedral there, which you're welcome to go inside and look around in,

Plaza Hidalgo is always brimming with life.

There's of course restaurants and cafés.

There's a lovely fountain with coyotes where you can stand and make a wish,

which I made sure that I did, and a gorgeous park where you can just sit and watch the world go by.

There's a lot of competition for favourites in Mexico City because it really is a place

that I just fell in love with but I hope that you enjoyed hearing about some of my top picks.
