Youtube daily can Oct 4 2018

I wanna say guys, If you want to be a 200K start acting like one now.

Part of that is going in and deciding you're going to own your town.

One of the best ways to do that is, call your local Mexican restaurant.

They probably have a free patio.

Say can I use it Friday night at 7 o'clock?

Through it on a flyer and just do it.

Some reason's why I'm super passionate about locals,

It shows you're real.

I learned to embrace the ordinary, because who knows guys,

ordinary people can do extraordinary things with this company.

People want to be where you are.

You need to show them you can build this business at home in your pj's.

You can do it.

Your team does not see what you do everyday in your pj's.

But they do see when I'm standing in a room and I am sharing my heart.

Something clicks guys when they can see you up there and they say,

"if so and so can do that, then why can't I do that?"

I know that's what I needed to see.

Can we survive dying? - Could we trick death and live forever? - Duration: 11:39.

Can we live forever and are we not dead when we are dead?

How does it feel to die?

What is the exact point of death and what comes next?

Welcome to Clixoom Science & Fiction!

For many, American chauffeur Joe Tiralosi is considered a medical miracle!

In 2009 he collapsed, his heart stopped and his brain stopped working.

Tiralosi was dead.

But in one of North America's best hospitals, medical teams gave it their all: they shocked

his heart with 360 joules, gave him a chest compressing massage over and over again ... Ten

minutes later, Tiralosi still showed no signs of life.

But the doctors went on - here was a limit at which some other teams would have safely

stopped the treatment.

Tiralosi was injected with adrenaline, but even after 30 minutes, he showed no reaction.

Should all have been in vain?

The chauffeur had already been dead for 40 minutes.

Most medical teams would probably have stopped now at the latest, because of the risk that

large parts of the brain have died.

The question is, is it really possible to get enough oxygen into the brain with artificial

respiration?

Even if the heart would start beating again.

After 47 minutes and 20 seconds there is a loud beep, the zero line on the monitor turns

into a strong upward deflection!

And yes, the case actually has a happy ending - and what's more: Tiralosi was able to leave

the hospital after three weeks - on foot.

And, strictly speaking, it is not a medical miracle, but a spectacular success of modern

resuscitation medicine.

Up to 30 percent of normal oxygen can be delivered to the brain through a well-performed resuscitation.

The problem: It's really exhausting; Even professionals can not hold this level for

more than a few minutes.

But from my circle of acquaintances, I know a case where an elderly woman was repeatedly

kept alive only by chest compressions and by artificial respiration for 30 minutes,

the body could be oxygenated enough, that the person could then be resuscitated.

And this respiration and chest compressions was done by a petite woman.

Heart-lung machines, chest straps and hydraulic pumps can do that much better!

Also enormously important: cold, which cools down the deceased's body.

In any case, Tralosis's life was saved by the endurance of the emergency physicians

and the cold.

What the case of Tiralosi clearly shows, has not been known for too long: Death is a process

and NOT a moment.

It enters slowly and spreads in the body.

Even hours later, it can still be interrupted.

Only 60 years ago, people thought completely different: Thump - Thump - Thump - and end!

As long as the heart beats, we live.

When it stops, we are dead - and that is irreversible.

At that time, the Austrian-American physician Peter Safar wrote the book "ABC of Resuscitation",

in which he described for the first time how to revive a person after a cardiac arrest:

by breathing, keeping the respiratory tract free and compressing the chest.

But what exactly makes us die after 80, 90, 100, in the meantime, sometimes even at the

age of 120, in a natural way?

There are trillions of cells in our body and they age - until we die from it.

Our "internal clock" is ticking because at some point an important biological process

in our body will stop: the everyday cell division, which ensures that old cells are replaced

and replaced.

The old cells die or live only in a kind of "stand-by mode".

The physical decline in old age is also based on other mechanisms.

In the end, several organs and biological processes fail.

The lungs, the brain, or the cardiovascular system are sometimes referred to as "ports

of entry of death."

From a medical point of view, there is no THE death.

First, there is the so-called "clinical death" when the cardiovascular system stops and organs

are no longer supplied.

Sometimes this can still be counteracted with respirators or chest compressions.

The "irreversible brain death" looks quite different.

According to the definition in Germany, this means the loss of the cerebrum and cerebellum

and the brain stem - the consciousness is thus lost and that is irreversible.

Incidentally, even in this condition, even in very deep layers of some brain regions,

brain cells can be active.

Machines can keep some functions of a brain-dead body going: it can regulate its own body temperature,

and some brain-dead women even have their baby delivered to birth.

In surgery, some brain-dead patients respond to stimuli: blood pressure increases and muscles

move.

From a medical point of view, reflexes of the spinal cord are responsible and not the

sensation of pain.

To diagnose brain death, there are clear guidelines that two doctors have to go through independently!

You've probably heard of near-death experiences.

The near-death experiences network estimates that about four million people in Germany

have had such a mysterious experience - for example, after an accident.

The reports say something like, "It just feels like a perfect sleep - but without dreams."

Others report that they felt it was more like a life after death, such as a "light vision

at the end of the tunnel" or a kind of "life film".

Sometimes they are nice feelings, but fear and panic also often play a role.

From a medical point of view, such near-death experiences occur between clinical death and

resuscitation.

According to studies, about 1/4 of patients who have undergone clinical death report near-death

experiences.

Often especially if the resuscitation took a long time or was particularly difficult.

Neurologically, near-death is, as it were, an expression of a dysfunction in the brain;

if the supply was not good for a long time.

The field of legal medicine knows in detail about the different phases of death.

It is clear that the organs often have to cope for a time without oxygen and nutrients.

The cells in the brain die after about five minutes; the heart lasts up to 30 minutes

and then all the cells in the liver and lungs die too.

The blood goes down because it stops circulating - death spots develop.

And you know that from thrillers: they reveal a great deal, for example about the cause

of death and the time.

Similar to the rigor mortis, which sets in after about two hours.

Specifically, the muscles stiffen and die.

After a few days, the rigidity dissolves again.

One to two days after the onset of death, the gastrointestinal tract then gives up;

Bacteria begin with the decomposition of the body!

Sperm persist for longer - up to three days!

The entire decomposition process of the human body lasts 30 years - after that, nothing

of us will be left really.

How exactly do the moments of dying feel - that in turn is still largely unexplored.

How should that work? after all, none of the dead I know have risen again.

But there are animal experiments.

Thus, brain activity does not gradually decay during the dying process, but increases significantly

for a short time For example, a research team from the University of Michigan reported in

2013.

So far, however, it was assumed that this process does not exist in humans.

But there are the latest findings and maybe humans themselves are responsible for the

near-death experiences described.

In any case, through this error, the phenomenon in humans is still completely unexplored.

What will dying look like in the future?

After all, research teams around the world are tinkering with eternal life, and yes,

the visions of science are gigantic.

The Methuselah Foundation in Virginia wants to make it possible in the future for humans

to remain at the biological age of 25 forever.

90-year-olds should stay as healthy as those 40 years younger.

Biotechnology is making more and more progress towards eternal life, supported by a lot of

money from the pharmaceutical industry.

Time magazine asked in 2013 "Can Google solve Death?".

Can Google stop death?

Previously, the digital company Google had founded its daughter "Calico" with 1.5 billion

dollars to find an answer to exactly this question.

Half of the funding was driven by a pharmaceutical company.

Also, the Silicon Valley billionaire Larry Ellison is a death opponent and hopes that

lots of money will lead to numerous scientific discoveries, which then in combination with

better healing methods can extend our lives.

But until that becomes reality, everyone can take care of improving the quality of their

own lives.

In the best case, this also increases the service life.

Research teams around the world point out that meditation can reduce stress, for example.

And too much stress accelerates the biological aging, as many studies say.

And if that's not enough, research teams around the world are also optimistic: In 20 years'

time, it is estimated that we will be able to resuscitate people who are already dead

for up to 24 hours.

A case like Tiralosi would no longer be the exception, but the rule!

But what happens after death - is there a life after that?

Are we born again?

What happens to the human soul - is it immortal?

You all know what the different religions mean.

Sometimes the near-death experiences are used as proof: the body has detached itself from

the soul and stood on the threshold of the afterlife.

There is absolutely no consensus about this scientifically.

There are scientists who believe in such scenarios.

However, most experts in this area explain near-death experiences neurologically.

And so these experiences provide no evidence of a life after death.

Often, quantum physics is brought into play in this discussion.

Can it create the connection between the physical body and the immaterial soul or does it even

smash it?

Ultimately, however, quantum physics is just another theory about the behavior of physical

particles.

In my opinion, it is doubtful, that we can make serious statements about an immaterial

soul.

Sounds like a lot of nonsense.

And so it remains a question of faith, whether there is an immortal soul or not.

At any rate, science can not answer it.

However technology advances more and more, so a question we might soon ask is, do we

still need a human body for our consciousness?

How Instagram Followers Can Grow New Business FAST (Daniel DiPiazza on Leveling Up - Part 2) - Duration: 5:46.

- Okay everyone, again, we're here with

Daniel Dipiazza from Rich20Something.

- I'm so impressed that you pronounced

that name correctly without me having

to tell you, can I say that?

- You know what, it's uh, you know who played

Dodgers Baseball, Mike Piazza.

- Exactly, but that's why I know

you're a senior millennial 'cause you know that.

But young people wouldn't know Mike Piazza.

- Most people don't, yeah.

- Most people don't, but he did

play Dodgers baseball, so congratulations to you,

thank you for being able to phonetically

understand a very simple name.

- But Rich20Something, so you have built

your Instagram brand to 250,000, quarter of a million plus.

- [Daniel] 233,000, but we're not counting.

- Close enough, right?

Just call it 250, give or take.

- [Daniel] 250, give or take.

- [Eric] 250k, and what has that done for you?

'Cause what I've seen with a bunch of people

out there with large Instagram followings

is they're starting to go live a lot

and that almost becomes their way

of generating leads and then generate sales for example,

so what are you doing exactly

with that following, first and foremost?

- It's really cool, you know the thing about it,

I was watching a video earlier today

by this author, Alex Wolf and she was saying

that the interesting thing about social media now

is that it used to be that brands had,

the reason that brands were so attractive

is because they had a unique brand perspective

and customers and consumers would go to those brands

to consume the content that they wanted

from their preferred brand perspective.

So like MTV has this certain perspective

on the world and they create content

around that perspective.

Well now, content creators, I.E. influencers

are the channels and we are the ones

with the branded perspectives.

So people come to my Instagram channel

because there's a certain way

that I view the world that they vibe with,

and I didn't really know that that was going to be

the result of starting a social media channel,

because you have to understand, starting Instagram

2014, I had a reference of social media

that was like 2010, 11, 12, and at that time

social media, at least for me, at least I wasn't

an influencer was like posting to your friends and family,

I didn't really know how it would affect my life,

but now I see that it has become something

that allows me to create something out of nothing,

because as a content creator, as an, I don't even know,

can we, I want to stop using the word influencer,

but that's the word we have for now is an influencer

as someone who's in the public space,

now because of that platform, going live,

all these different products Instagram is coming out with,

IGTV, Stories, posts, I can put an idea out there,

I can instantly validate it, I can

find customers immediately, and this is something

that wasn't really available to individuals

that weren't heavily entrenched brands even five years ago.

- Right, you see a lot of influencers out there

that got like millions of followers,

like two million, ten million, whatever,

and it seems like all they know how to do

is sell the sponsorships, but I know for you

for a fact like you've actually looked

into what you can do beyond that.

So how are you leveraging that following

right now to help with your business?

- That's a good question, so you know I made kind of

a pivot recently and Rich20Something

is still a website, and it's still a brand,

still like exists as a corporation, you know,

it's actually the parent company of my other stuff,

but we've started a new company called Alpha Mentorship.

And Alpha Mentorship-

- I like that.

- Yeah, it's a platform to both train and invest

in the new generation of entrepreneurs.

So what we're doing is we're creating a company

that does hands on training with entrepreneurs

and then redistributes part of our revenue

as Angel and VC funding to the same

community that we're building.

So I'm using my personal brand

to direct public attention to the new company

we're building, even though I'm not the face of the company.

And I think that's the really smart influencers

will see that the biggest opportunity

isn't in them pushing other people's brands,

it's in building something and creating something new.

- Right.

- But that's harder, it's harder, so I can see why.

- 100%, and so just to give everyone an example,

I mean the other people I'm seeing

I was talking about earlier, they'll do a live,

and that's almost like doing a live training

and you've got like 10,000 people coming in

and you can just direct them to hey, go to this

link, swipe up, and then you can

go check out whatever we're offering.

Is that kind of what you're doing?

- Yeah, I mean, that's part of the strategy, you know,

I think, one of the things that I think is interesting

is that it's not just one channel,

this is IG that we're talking about,

but really, the real way to connect with your audience now,

it has to be a multichannel approach.

You know, because everyone is so distracted,

and they're everywhere, too, so usually what happens

is you start with one channel that gets really big

and then you have to expand by taking the audience

and growing other auxiliary channels

with that one main channel.

So I might do a live where I direct them to a link,

or like for instance, I'm doing,

I'm just pimping all my own stuff now,

I'll put your mug out like this.

And I'll pimp out my own stuff.

- Check it out, SingleGrain.com.

- So I'm doing a creative live presentation

in September which I'm really excited about,

and so I did a live on that, I was like hey guys,

special announcement, I'm doing creative live,

here are the dates and here are the details,

and people will then DM me and it creates

real conversation, but it doesn't mean

that you don't also use the email list,

you know, you'll use Facebook, you'll use YouTube,

we're on YouTube right now, and it creates

an ecosystem where if you're doing it correctly,

people feel like you're in every place that they are.

- I love that, and we're gonna talk

about that actually in the next video,

so we're gonna talk about that

and we're gonna talk about how Daniel

got his following to quarter million followers.

- I'm not gonna reveal that.

- He's gonna reveal it, in the next video, see you there.

Alright, Daniel, thanks so much for doing this,

and for those of you watching don't forget

to watch next video in the playlist over there.

- Watch it over there, it's somewhere over here.

- And then-

- Subscribe.

- Subscribe over there.

- Oh, oh, I gotta tell you guys, too,

Daniel DiPiazza TV, type it up in YouTube

right now after you subscribe to his channel.

I need you on mine, I need to get to 10k, please.

- You gotta go there, see you tomorrow.

Magnus On China: You Can't Use Your Spreadsheets Anymore | Expert View | Real Vision™ - Duration: 2:41.

Well, China's been through three remarkable transformations during the last 30 or 40 years.

The first, really, was from being a very willing customer in the global economy to becoming

a very feisty competitor-- initially in low value goods, but now in much higher value

tech goods and intermediate goods.

To now, becoming an adversary of the United States and, indeed, of the Western world in

matters of trade, investment, foreign policy, and so on-- technology.

This is kind of defining our new relationship with China.

The second transformation was from being a very backward economy under Mao Zedong, which

grew quite quickly but actually was still very backward and very reliant on heavy industry

to a new era, really, that started with Deng Xiaoping and the reform and opening up motif,

really, that he coined and which became the guiding principle of Chinese economic policy

for an awfully long time.

So from Deng Xiaoping onwards and under subsequent economic leaders, China's economic eruption

happened.

Lots of things they did, which you can only do once-- education, putting all your kids

into secondary school, labor transfer from the countryside to the towns and so on, so

forth, joining the World Trade Organization.

But I think that China has now reached a point that I call the end of extrapolation.

And people don't have to take my word for it because even before he stepped down from

office, premier Wen Jiabao famously said in 2007 and in 2011 that China had become unbalanced,

uncoordinated, unsustainable.

That the economy needed a makeover, a rebalance, as they call it.

And as recently as last year, the Communist Party Congress which almost deified presidents

Xi Jinping-- He himself embraced a change in the so-called central contradiction of

the party which describes the economy as being unbalanced and inadequate to meet the people's

needs for a better quality of life.

So we all agree that China's economy needs a makeover.

You can't use your spreadsheets anymore to predict what's going

to happen.

discover your passion. I'm gonna tell you the one question that was recommended to

me that helped me decide what I wanted to do. So, to answer this question you

have to open your mind you have to take off the limits that you've been putting

on yourself now telling yourself you can only do certain things because your

family members have done it or you don't know anyone who has done something so

that means you can't do it make the decision right now there's no limit just

make a decision so now I can tell you the question I asked myself to help me

find my passion if you knew 100% that you could not feel what would you do

that answers that just popped into your head is your passion that's what you're

passionate about it's that simple but here's the thing there's two things that

you need to remember now that you found out where your passion is your passion

is allowed to change and grow over time if your passion is photography in

controlling through videography it can grow into just business in general allow

it to grow don't get stuck and say this is what my passion is this is what I

have to do remember there's no limit and the second thing it's okay not to love

every single aspect of your job now I would say that I'm passionate about

designing and passionate about organized and passionate about business but let me

tell you I hate billing people I don't like to send the

emails want to go into my ledger I don't want

to sign contract but I know these things are important for me to get what I want

to do done these are things that it takes this is what it takes if I want to

design logos and I want to design websites if I want to strategize and

help businesses then I just have to do that I really like really do not want to

do that but it's what I have to do to get to my passion it's what I have to do

to get where I'm going it's that simple now that you know your passion Google

that job boss job website go to nba.com and see what does it say what do the

requirements for that job and if there's something is starting your own business

then looking to people who've done that and check it to their background expose

yourself to it see if you can shout out somebody if you can work with somebody

if you can learn the things they know you'll be able to know if that's

something you care about you luck I wish that when I saw that I cared about

design I wish that I saw when I cared about art that's someone pointed out to

me like that's what you love do that you can make money doing that is money and

fame that you up if there's a need for it there is money ok guys so now that

you know what you're going to be what happened your niche comment below I want

to know and go ahead and like it subscribe this video for more videos

"Song On A Sandbar" & "Can't Stay Here"| From B | Brian Lowdermilk - Duration: 5:15.

(Guitar strumming)

(Singing while strumming) How do you wander into a guy on the

beach playing a guitar in Thailand

and just say nothing? That woman just said nothing.

She could have said "why are you playing a guitar here?"

or - "gosh, that pink t-shirt makes you look queer"

No, she said nothing

and I have the utmost respect for her.

(Speaking) Alright, this is a song I wrote for Anna about when we left D.C.

(Singing a new song while playing guitar) Our walls are paper thin

Say it in a whisper

Oh love, my love, we made our home here

Carved out of ruins, How did we manage?

Eyes on the door, they'll be coming to pillage.

We can't stay here.

Don't look back, keep your eyes on the road

don't risk it yet or your heart will explode

into ash, into dust, sing an epic for us

and we'll make it to Philly tonight

Okay? Alright.

Na na na na na

(Holding note) Na

(Holding note) Na

You held the door for me

Graceful in our exit

Oh love, my love, the car is waiting

circling Dupont, trust the logistics

marks on the plaster our old hieroglyphics

We can't stay here.

Don't look back your eyes on the road

don't risk it yet or your heart will explode

into ash, to dust, sing an epic for us

and we'll make it to Philly tonight

Okay? Alright

And here we are

standing on this sandbar

and if we had not left D.C.,

do you think you'd be standing on this sandbar with me?

Sometimes you gotta pack it all and go even though, even though, even though, even though

you don't know where you're going at all.

Sometimes it leads you straight to a sandbar.

Don't look back, keep your eyes on the road

Don't risk it yet, or your heart will explode

into ash into dust, sing an epic for us

and we'll make it to Philly tonight

Okay? Alright.

Alright

Give my love, my love to Philly

Here I am just being me and me and pretty silly

right here where we are

here, on a beautiful goddamn sandbar.

Capitalism 2.0: How natural laws can create a more equal economy | John Fullerton - Duration: 8:23.

So living systems – one of my teachers is Sally Goerner.

She was our science advisor until she retired and we still draw on her work extensively.

She taught us that living systems have what are called healthy hierarchies.

So it's not that hierarchy is bad; it's that hierarchy where the top extracts from

below is definitely bad and unsustainable.

So take the lion in the forest or in the jungle, the lion is at the top of the food chain,

but the lion sits around sleeping most the day rather than eating and killing all day.

And the lion therefore serves a very healthy purpose, hierarchical purpose in the food

chain keeping the balance between smaller animals and large animals.

But when the king of the jungle decides to extract as much as possible for its own benefit

you have a very unhealthy system, and unfortunately that pretty much describes how the modern

capitalist system works where there's benefits of scale.

They bigger get bigger, they get more powerful, they get more political influence, but their

intention is to maximize shareholder value because that's what we do.

So the cycle of growing inequality is sort of locked into the system design.

Now how we deal with that in a human economy is not trivial: the oak tree "knows" in

a forest that it serves to support a lot of life.

I suspect the only answer in the short-term we have in a human economy is an enlightened

regulatory regime that understands these principles and has incentives and disincentives that

cause the market players to move toward a more healthy hierarchy.

So for example, in the banking sector—and this actually exists post financial crisis,

it's just not extreme enough—there are disincentives to becoming big and complex,

they're just not strong enough.

They should be, in my opinion, be strong enough that it would force the J.P. Morgan's and

the Goldman Sachs' of the world to, on their own the volition, become smaller and less

complex and become more in alignment in service of the economy.

So things they do that are extractive should get penalized and the things they do that

are in service of the real economy, which they do do, should he get incentivized.

So you don't need to "break up the banks", you need to create an incentive system that

causes them to behave in such a way that they would be aligned with the principles of living

systems, which by the way are fractal.

Every living system, again going back to your body, your cardiovascular system is fractal.

You have a few large veins, a lot of medium sized veins and tons and tons of the capillaries.

That fractal system exists in oak trees and in humans and in river systems and in lightning

bolts.

So it's a strong argument in favor of not allowing the banking system or any sector

of the economy to be so concentrated with a few massive firms that then end up undermining

the health of the small ones, which is essentially what's happened across our entire economy.

So, my work around this idea of regenerative economics started through this journey of

discovery trying to wrestle with what's actually at the root cause of our modern economic

system.

And that's a bit of a long story, but I can't really jump to the conclusion without

giving a little bit of context.

So the first level is that I think we're in a much bigger shift than most of us yet

realize.

We're in a shift in an understanding of how our economies actually have to work.

And we've been in what is called the modern age since the scientific revolution, and the

secret to the modern age or the magic of the modern age was the scientific method and reducing

what's complicated into buckets that could be understood.

And that reductionist method has been the driver of great progress in many, many areas.

An iPhone or a bicycle or a car are all products of a reductionist mindset, and since we've

been in that mode for 400 years it's literally baked into our DNA at this point.

The only problem with a reductionist method is that it's not the way the universe actually

works.

You as an individual are not the sum of the parts of your body and you know that you're

only healthy if those parts are all working symbiotically together as a whole.

The reductionist method, what people refer to as the mechanistic age, doesn't allow

us to keep track of the whole.

And many of the problems that are manifesting in our economy I believe have a root cause

in the limitation of the reductionist method.

So for example, we discover oil, we burn oil, we have all this great growth and all this

great progress, but we didn't know burning oil would create releasing gases to the point

that we would heat the climate, so it's an unintended consequence that only a holistic

understanding of how gases in the atmosphere effect the weather systems that is linked

to our energy use could one have seen that problem.

So now we're trapped in a system that is burning fossil fuels at greater and greater

rates, and yet we have already the consequences of climate change with predictions that are

literally dire for humanity and other living species on the planet.

So, to get to a regenerative economy you first have to say, "Well that system is fundamentally

unsustainable, it cannot go on forever.

And we will either burn up the planet or on the social side we will increase inequality

to the point that we have civil strife and civil wars."

And so my search was really for how could one design an economic system that didn't

have those outcomes?

And I know I'm not smart enough to figure those out so the idea is really very simple:

living systems that sustain themselves in the natural world work in accordance with

certain patterns and principles.

Your body does, an entire rainforest does.

And so the work we're doing at Capital Institute, which is building on the shoulders of many,

many people that have been thinking this way for literally centuries, this holistic approach

to understanding systems is really the root or the source of what this idea is we call

regenerative economies.

So, think of a regenerative economy as the design principles that work in sustainable

living systems, it's the process that allows a system to be sustainable.

As opposed to sustainability, which is kind of a goal, which is—boy if we could just

reduce these problems we can get to sustainability.

We believe you only have a sustainable system—whether it's a human person or an entire ecosystem

or a business or an entire economy—if it follows the same patterns and principles that

living systems work in accordance with.

And what's magical about it is that it turns out those principles and patterns are very

aligned with the wisdom traditions, eastern in particular, but eastern, western and indigenous

that have been around for many, many thousands of years.

So at the end of the day my argument is either make the case that the human economy is the

ONLY example of a system that doesn't need to obey the same patterns and principles that

all other living systems (that sustain themselves) follow, or we better figure out how to get

the human economy in alignment with those principles.

And regenerative economics is the beginning of an inquiry into what that looks like and

how one might actually manifest that in the world.

CAN I AFFORD A PROPERTY MANAGER - REAL ESTATE INVESTING - Duration: 4:36.

Hey, so we're doing it

We're gonna do a video series

of me going through my first income property situation

from start to finish

so this is the start

and we had a comment to come in

of whether or not I'm a successful real estate person

and I mean time will tell

this is really my first one and I'm really excited to share the journey

there's quite a bit of work to be put into this property.

So let's figure it out.

In this video

we're gonna go over property managers

the calculations that you need to make in order to

decide whether or not to have a property manager.

I mean it can be a costly experience having a property manager

so knowing your numbers is really important and

then the questions that you should ask once you come to the conclusion

that you may need a property manager and what

kind of interview questions that you may need to ask him in order to ensure yourself that you're getting the right one

That's gonna be in this video.

Thank you for watching.

So if you can do grade four math, you can do this

All right. So all it is the numbers. It's a simple cash flow statement

So all that means is an excel sheet with all of your income

So you just put the tenants name and the income that they pay each month

across the board and you do that for all of your units and then below that

you subtracted by expenses.

So my expenses for example are things like water and sewer, property taxes, mortgage

Wi-Fi, heating, which is twofold -

it's electricity and forced air for me

The electricity for the lights

which isn't a different one than the heating electricity.

I just need to put that out there that

baseboard heating is part of my electricity

and anytime that there snow removal or any kind of

mowing or something like that and then maintenance on top of that.

So there's quite a few expenses that you have to put into this sheet

But it makes it super simple for you to come out

with it a net monthly number to realize across your year

how much you're going to be paying on a monthly basis

in order to decide whether or not

You can even afford a property manager, right?

So if you hire on a property manager

but you're only making one hundred dollars of the year

or every month, sorry,

it does not make sense

for you to hire on a property manager

because you're making a loss on the income property

And so the reason why we call it an income property

is because you're building income through this property

not losing

So you should never lose out on an income property

so for anyone

interested in what a cash flow statement looks like

I can send you guys my cash flow statement

that I received from a previous owner of this income property.

if you're Interested in that just comment down below

saying "me"

I'm gonna have to blank out obviously a few things just for security and privacy reasons

But it'll give you a really good starting point as to how to make some decisions

Also in the purchase of properties and I'm gonna mention this in other videos

But in the purchasing of the properties how you can decide on whether or not it's a good income property

really really fast is getting an income and expense sheet from the

from the landlord or the realtor for the property we can go into that into a different video, but

They are available and obviously landlords are doing this every single time every month

through a property manager sometimes so that's a

really easy way to to vet properties

Well, that's it. That's video #1.

This is the first not the last

I'll get better as time goes on as things happen

And I'll also be able to show you

Firsthand what the property looks like

the reno's through that whole process.

It's gonna be around two month process of reno's so

Lots of video footage to share out there.

if anyone has any suggestions, please

Comment down below or send me a message

I have a huge list right here of videos that need to be published

So I'm really looking forward to putting out some more content here shortly

I think my next video is going to be on how I chose this property versus the others that I had been looking for

Again reason why did this video first in regards to property managers

because just yesterday I chose my property manager for this property and

So I thought it was really relevant to share with you on how that came to be

cool

done

Please comment down below, like this, share this if you think it's valuable for someone within your network

And I look forward to seeing you on the next video

11 Famous People Who Sadly Can't Have Kids! - Duration: 10:04.

Famous People Who Sadly Can't Have Kids

11.

Gabrielle Union- She is one of the more recent celebrities to go public about her struggles

to have children.

In her new book, she tells us about how she has already experienced at least eight miscarriages

while trying to make a baby with her husband, pro basketball player Dwyane Wade.

Gabrielle has talked about going through fertility treatments in the past, the surprising truth

was the first time she had talked about her not so perfect reality.

Union has looked deep into her infertility issues, saying, "For three years, my body

has been a prisoner of trying to get pregnant, I've either been about to go into an IVF

cycle, in the middle of an IVF cycle, or coming out of an IVF cycle."

She has also said that she never really pictured herself being a mom until her stepchildren

changed the way she viewed parenting.

Despite being let down over and over again, and suffering from the side effects of the

treatments, Gabrielle has continued to stay positive.

She insists that nothing will stop her from trying to have a baby.

She said her and her hubby "remain bursting with love and ready to do anything to meet

the child we've both dreamed of."

10.

Elizabeth Banks- In the eyes of the world, it seemed like Elizabeth Banks was rising

to the top in the acting world, but what the world didn't know was that her and her husband

were having a really tough time trying to start a family of their own.

After failing time and time again to succeed at getting pregnant the old-fashioned way,

Elizabeth reached out to multiple fertility doctors to find out what was going on and

causing her so much stress in her effort to become a biological mom.

After some IVF treatments that didn't work, she and her doctor came to the conclusion

that she would most likely not be able to get pregnant on her own.

According to Elizabeth, the root of the problem came from an issue with her womb issue and

said that the embryos wouldn't stick.

In a last attempt to have a baby that was biologically both hers and her husbands, the

couple went on a search to find someone to be a surrogate to carry the baby for them.

She has been very open about how taking a chance with surrogacy has changed her life

in a positive way.

In 2011 Banks was finally was able to meet her son, and she named him Felix.

Elizabeth is so happy that her road towards becoming a mom was the best choice for her

and her family, and she was blessed with her second son, Mangus, with a surrogate as well,

one year later.

9.

Jillian Michaels- Hearing the truth about how you can't physically carry a child is

never an easy easy thing to hear.

Jillian Michaels had an especially tough time accepting the reality of not being able to

conceive.

At first, she told the media that she would most likely never become pregnant for the

simple fact that she "can't handle doing that to my body."

Of course, your body changing is a concern for most women, their fears are pushed aside

when they realize that they would be bringing a child into the world and it would all be

worth the effort in the long run, and with some help after giving birth, you can get

your body back.

After finding out some more info, it was clear that Jillian's excuse about her great figure

was just a way to mask the real fear.

She was diagnosed with a condition called endometriosis, and it would be tough for her

to conceive a child.

She has admitted to feeling ashamed for her issue, mostly since she is best known for

being in tip-top shape.

She has made a career and life for herself out of being healthy and fit and showing others

how to improve themselves with it.

And even though having a medical condition is nothing to feel ashamed about, she decided

to skip pregnancy altogether and chose to adopt instead, so she could still be a mother,

even if it weren't biologically her own.

The fitness pro became a mother in 2012 when she adopted her daughter from Haiti, and it

didn't take long after that before she became a mom once again when her partner gave birth

to their son.

Although she might not have been able to conceive on her own naturally, she is so excited with

the way things turned out and is now a proud mom of two!

8.

Hugh Jackman- Most people might assume that infertility issues are only things that women

deal with, but that couldn't be more wrong.

When a couple is really trying to get pregnant, both the man and the women are equally responsible

in the whole process.

In Hugh Jackman's case, he and his wife had a hard time when it came to reproducing,

and he was very open about their experience and how he was still supportive through their

low times.

The actor and his wife tried for many years to get pregnant and had dealt with miscarriages

which made them realize that maybe becoming biological parents just wasn't in the plan

for them.

Even though pregnancy wasn't something that would happen for them, they had always seen

themselves adopting one day.

In an interview about their road to becoming parents, Hugh Jackman said, "We thought

we'd have a kid or two biologically and then adopt.

But when we decided we'd had enough of IVF, we went ahead with adoption."

Even with all of their struggles that they faced to get to where they are today, Him

and his wife believe that adopting their daughter Ava and their son Oscar was what was meant

to happen for them and they wouldn't change it.

7.

Kate Walsh- She's mainly known for her roles in popular shows like 13 reasons why and Grey's

Anatomy.

She has also talked about why she doesn't have any children at forty-eight years old.

And it's because Kate found out that she was going through early menopause, only because

her sister told her that it was something she's dealt with and could run in the family.

When Kate went to the doctor to get evaluated, she faced the reality of only having one egg.

Kate said she feels like she is failing at life being divorced and as a non parent when

her dream was to be married with kids of her own.

However she now has more time to focus on her work of being an actress and putting her

time and energy into the projects she's working on, but it doesn't seem like she'll

be adopting anytime soon.

6.

Nicole Kidman- Nicole Kidman has been one of the top actresses of our time with hit

movies to her name and pulling in more than four billion dollars in box office sales!

And during her first marriage to Tom Cruise, they had been trying to have kids for years

but it didn't end up happening.

They ended up adopting two children instead, but the couple broke up in 2001.

Since Nicole loved being a mom, she decided that one wasn't enough!

So she wanted to have even more children and some of her own, so she kept trying for good

amount of time.

But after marrying Keith Urban, they ended up having a child through a surrogate.

Today, Nicole Kidman has four kids all together, two of them were adopted and the others are

biological.

Overall she has always been open about her personal struggles and seems to have an open

mind about the idea of adding child number five into the mix.

5.

Emma Thompson- Emma Thompson has been a part of some of Hollywood's biggest movies with

plenty of classics on her resume.

But for a long time the actress has struggled with a disorder that not many people know

about, called polycystic ovary syndrome that stopped her from having children.

She has tried many times to have kids during both of her marriages but when that didn't

work she had to resort to trying out an IVF, which surprisingly worked and allowed her

to get pregnant at forty years old finally.

A couple of years later she tried having a second child through IVF, but it didn't

work out so well this time.

Emma eventually gave up on trying to have another baby and went in a different direction

by adopting instead.

She has talked a lot about her struggles with infertility in the past and how she was able

to get through it after years of dealing with it.

She has also talked to young women who are in the same situation and who are struggling

to have children.

4.

Celine Dion- Not very many people are willing to talk about their struggles with infertility

to the world especially celebrities who try to avoid the topic at all times.

Many people will always avoid rumors or refuse to acknowledge the topic, but Celine isn't

one of them, because she has gone on to talk about the issues in interviews.

After dealing with some setbacks in trying to have a baby biologically, Dion gave birth

to three children, nine years apart and there's been some struggle with each of them.

In the past few years, she has talked about the methods that worked for her and how she

ended up finally being able to have kids.

She said it was a struggle during her marriage, but they never stopped being positive.

She had a huge interest in being a mother, so she stayed positive and hopeful at all

times!

3.

Giuliana Rancic- Although some famous people choose not to talk about their tough journey

of parenthood, others have been open books.

One celebrity that has been open about it is Giuliana Rancic, who has faced obstacles

that got in the way of her desire to be a mom!

The TV host didn't realize that by the time she decided she wanted a family at the age

of thirty-five, that the quality of eggs drastically change.

Along with her age, her low weight was a big reason why she couldn't stay pregnant.

Giuliana went through two rounds of IVF that didn't work, and the third try at pregnancy

was bombarded when she was diagnosed with breast cancer.

To make things worse, the medication that she had to take for the cancer made it even

more unlikely to be able to carry a child and wouldn't be healthy if she was pregnant.

In the end Giuliana and her husband Bill decided a surrogate would be the answer and welcomed

their son Duke into the world in 2012.

Their journey wasn't easy, but she's very thankful to be able to have a baby of her

own finally!

Trouble came again when she tried to have a second baby because their surrogate ended

up having multiple miscarriages.

But overall she said she's open to adoption in order to grow her family, but for now,

her and her husband are both grateful for what they have.

2.

Jordana Brewster- At one point Jordana Brewster felt like she might never be able to have

kids after so many failed tries.

But luckily for her, she found a gestational surrogate who made her feel comfortable enough

to go for it and make it happen.

She had some doubts of course about the whole thing at the beginning as anyone would, and

it took a lot to get her to trust someone with her children's lives, but Jordana is

happier than ever to have gone through with the process and now has two healthy children.

Even though she feels like she missed out on carrying the babies and giving birth to

them, she forgets about it when she realizes that she still was able to have children after

all and that getting them through a surrogate was better than never having any biological

children at all.

The actress has given advice of encouragement to other women going through similar situations

and saying her experience was a positive one that helped her in more ways than one.

1.

Hoda Kotb- There are not many women who decide they want to become a parent in their fifties,

but Hoda Kotb is an exception.

The Today Show host had been through an emotional roller coaster when it came to wanting to

start a family of her own, but she refused to give up her dream of one day having a baby.

She has talked a lot about her problems with conceiving a child on her own because of her

diagnosis of breast cancer.

The treatment and medication were so intense that the disease left Hoda unable to have

children.

About a year later her marriage fell apart, and they divorced.

While most people might fall into depression or feel like life is beating them up, Hoda

decided to stay positive by making the goal of becoming a mom a reality.

Even though she had made herself as a leading woman on morning television, she was struggling

on the inside with her desire to have a baby.

She told People Magazine saying, "One of the things in my life I've always wanted

was to be a mom."

But nobody really knew how serious it was until she actually made it happen.

Earlier this year she announced she had taken initiative by adopting her daughter, Haley

Joy.

She was so excited and happy that her dreams were finally happening in real life, even

though she could not have children biologically she never gave

up hope and still made her dream become a reality!

Can Women's Anger Save America? - Duration: 2:18.

Women's anger is often regarded as marginalizing, funny, silly, hysterical, chaotic, out-of-control, and deeply ugly.

But the thing that we are rarely encouraged to look at is how it has also been nation-shaping.

Rosa Parks didn't simply refuse to give up her seat because she was tired and exhausted and stoic, which is always the story we've been sold.

Rosa parks was a furious, anti-racism and anti-sexism activist for her entire life.

Not only was her action that day planned, it was born of a deep anger at the inequities in the United States.

Angry women, from the suffragists, the abolitionists, the women who in many ways catalyzed the American labor movement,

temperance activists, civil rights activists, black power activists, gay rights activists,

so many of these original explosive figures have been women who were angry at injustice

and expressed it in ways that were powerful and persuasive to others, that catalyzed movements,

but we're never encouraged to look at those angry women and value their anger as the fuel that it was.

The anger of the women who planned the Women's March and also the women who had gotten into activism in other ways

in the wake of Trump's election and of course the women who had been angry and activated before the election of Donald Trump.

All those women suddenly working together, communicating with each other, about what is unjust in the United States, has created a population of activists,

has created two years of remarkable engagement and education

that is potentially one of the paths to get this democracy out of this mess.

Now that Justin Bieber and Hailey Baldwin are reportedly married, it's hit his ex Selena Gomez pretty hard

We've got details on how it's a really tough adjustment to know he's someone else's husband

So many Justin Bieber fans thought that one day he and on-again, off-again love Selena Gomez, 26, would end up getting married

But now that he's reportedly tied the knot with 21-year-old model Hailey Baldwin, the "Wolves" singer has realized that she has lost him forever and is taking it pretty hard

"Selena has known all along Justin got married and she can't believe it. It really has been a tough adjustment for her and it is still hard to wrap her head around

It's really throwing her for a loop and she can't believe that it is a real thing

It was just so unexpected," a source tells HollywoodLife.com EXCLUSIVELY.    It's crazy that 2018 started with Selena and Justin back together again and in love after finally reuniting in Oct

of 2017. But by spring things came to an end and come June, the Biebs had decided to give a romance with Hailey another try

They dated briefly at the start of 2016, but Justin refused to commit. This time around, he made the ultimate commitment by proposing marriage to her on July 7 after less than a month of dating

The singer proved he's all in at being a wedded man by reportedly tying the knot on Sept

13 with Hailey during a spur of the moment courthouse ceremony when they applied for a marriage license

Ten days after Justin and Hailey reportedly wed, Selena decided to leave social media for a while

On Sept. 23 she posted a pic of her smiling into a mirror and wrote: "Update: taking a social media break

Again. As much as I am grateful for the voice that social media gives each of us, I am equally grateful to be able to step back and live my life present to the moment I have been given

and Mrs. Bieber. The "Sorry" singer took his bride to his Canadian hometown museum's exhibit dedicated to his rise to stardom and apparently introduced her as his wife

The Stratford Perth Museum wrote in an Oct. 1 Instagram post "We were so pleased to have such a warm and special guest visit the museum yesterday (along with her very special husband)" while referring to Hailey and Justin

Yes, HUSBAND! It also showed a chalkboard for fans to write on where the model wrote, "I ❤️you forever – Hailey B
